It's located in the old town of Venice, on the quarter of Dorsoduro, just few step from Fondamenta delle Arzere. Is a typical Venetian quarter, not really frequented by the one day turist, but with things to see as the oldest church of Venice, San Niccolo dei Mendicoli, the Basilica of Santa Maria della Salute, one of the most nice square Campo San Barnaba (inside the church you can see some paints of Veronese), the nicest walk of Zattere in front of the Giudecca Island, and many other !
If you want to go to San Marco Square, consider a nice walk of 20-30 minute where you can play at to be lost inside the Venice's calle and see things that otherwise you'll never see.

Our apartment is only at 12 minutes walking from railway station or 10 minutes from Piazzale Roma, to arrive there you need make only 4 bridges.

We had a pleasant stay at Giovanni and Patrizia's place in Venice. The place is just as it looks in the photos and is nearby the San Basilio vaporetto (water bus) stop, so it serves as a nice hub to explore Venice. It was a little difficult to find at first due to us arriving at night time (be sure to look at the directions and map in advance). It's located near the church (chiesa) San Nicolo dei Mendicoli. There is a Billa grocery store and various restaurants close by. Thanks for having us!
Great apartment to spend some time in Venice. It was very clean and you have a lot of space and light which you don't always get in Venice. It's in a quiet residential area so you get away from all the tourists but it is still easy to get everywhere. Easy to get to the vaporetto either at S. Basilio/Zattere or ca Rezzonico. The kitchen is spacious and there are plenty of pots and pans if you want to cook - there is an excellent fruit and veg shop on Fond S Basilio on the way to Zattere and the Billa supermarket . Would recommend Pane Vino restaurant close by in Campo dell'Angelo Raffaele. The apartment is not hard to find (I can only guess others didn't have a map!) - it's exactly where Giovanni Carlo says it is on the corner of calle Stretta and calle Nuove. A fantastic, clean and spacious apartment with everything you could need for an enjoyable weeks stay in Venice. The location was perfect - close to the station, but not too close and in a quiet residential area away from the tourists. It's 5-10mins walk from a Billa supermarket and even closer to a lovely local restaurant in a quiet little square. The apartment was fairly easy to find following Giovanni's instructions and despite not having air conditioning the ceiling fan kept the apartment fairly bearable in the heat/high
humidity! I would definitely recommend staying here.
The apartment is close to everything, is clean and spacious you get what you pay for, Giovanni was very responsive and willing to help. I just have to warn you about the map you will get (or at least the one I got) we got lost because the map wasn't detailed enough we asked several local people and they couldn't figure out where was the apartment, it took is more than 2 hours to find the place I already shared this with Giovanni and Im sure he will work on it. Other than my experience was great. Dont expect A/C and wireless.
The apartment is spacious, well kept very easy to reach with either the vaporetto or from Piazzale Roma. The neighbourhood is quiet and with surprisingly few tourists, which is rare for Venice. Patrizia and Giovanni were easy to reach when necessary and the house keeper Virginia is very sweet and efficient. We enjoyed our stay very much!
The location is very good and the apartment is spacious and clean. Unfortunately there is no air conditioning and a ceiling fan in only one of the bedrooms. Also disappointing were the quality of the kitchen utensils which made food and cooking difficult. There were also no basic supplies such as dishwasher powder and garbage bags that one would expect to be provided. The hosts provided some advice on getting to the apartment from the train station, which would have been fine if we had minimal luggage and no baby. For our situation with two suitcases and a stroller, it is not feasible to walk to the apartment due to the number if bridges to cross, and we would strongly recommend taking the Vaporetto to San Basilio and from there it is a short walk with only one bridge.
We also were disappointed to receive no reply from the hosts when we asked for advice on a local doctor for our sick child, or for the process for checking out. The hosts were non-existent other than providing a restaurant recommendation on our first night.
We found this to be an excellent apartment, in a nice quite location far enough from the touristy spots to feel somewhat authentic (as much as possible in tourist-drenched Venice), near the University with a nice young vibe. We had our 16 month old with us and once we got a few odds and ends out of her reach, found it to be very child friendly. We never met Giovanni, but his friend let us in and showed us the apartment. A little better direction on the location of the apartment would have been helpful, but we were able to find it. As for price, lets face it - Venice is a fantastically expensive city and I can't imagine finding anything better for less money. Great apartment, good location. Recommended.
The apartment is (especially for Venice) spacious and comfortable. The area is perfect, rather close to super markets and the Campo Santa Margerita with bars and restaurants, but still in a calm local neighborhood.
The kitchen has all necessary amenities and is very well equipped. The bathroom features a bidet (as usual in Italy) and a good shower with always plenty of warm water.
Only small thing was that I had to wait for an hour outside before being able to enter the apartment, as I arrived a bit earlier than expected, and the housekeeper with the keys was not around.
But again, overall, I had a great stay, and can recommend this apartment fully.
We had a lovely stay in the apartment . It was very spacious and had everything we needed. We loved that it was not in the touristy area and had fun exploring the Dorsoduro streets and canals.Really got a feel for local life !!
