The space

This is a large fully spec'd studio flat in prime London location of Kings Cross, exceptional local amenities coupled with fantastic location for London, it is also right on top of prime a transport hub. The apartment has a brand new fit out, all mod con's, fully serviced, garden area, fully fitted kitchen, dishwasher, washing machine, oven, micro, hobbs, all crockery, cutlery, glassware etc. Towels, bedding, Wifi, HD LCD TV with 100plus cable channels, leather sofa, local phone, the list goes on and on. .

Extremely convenient very VERY central for London, fresh towels & bedding provided.

The flat is located in charming Victorian terrace, (originally built in 1845) there is everything you need right down the street, very close, there is also convenience stores, supermarket, take out food joints, bars, restaurants, clubs and fantastic transport links on your doorstep.

Guest access

I send an introductory email a few days before your arrival with full instructions for location and access, including a little map, link to maps, handy phone numbers and contact details etc.

Once you've arrived and are settled I leave you to it. I have multiple methods of contact for myself and other support personnel to make sure there's always someone if theres an emergency.

Interaction with guests

I use email primarily, and am constantly checking. I have the flat set up for smooth flow of arrival and departure with the minimum of fuss, a great system that has worked flawlessly for over 4 years now. We may meet, we may not, but Ill make sure everything is all good for you.

The neighborhood

Kings Cross, a great location with brilliant transport links, a cool vibe of an upcoming busy area and all the facilities you could wish for.

Getting around

The flat is very close to Kings Cross St Pancras station, which has many many transport options, for underground and overground trains, buses and taxis, shopping, even the Eurostar to Paris if you want. Its about a 4 minute walk from the station to the flat.

It's not really possible to squeeze more than 2 people in, the flats not set up for that, no bed etc, and it'd be a bit tight, so I kept it at 2 people only.

The apartment is in a protected Victorian building with wooden flooring throughout. The wooden floors are nice to look at and easy to clean, but they also amplify noise and can be creaky below, it's an old building ! So I ask you to please be considerate to other residents, if you could be kind enough to avoid using the washing machine late in the evening or very early in the morning, and make sure that you're not noisy late at night, that would be very much appreciated !

If you can ensure gentle movement in the flat, as sound carries through the floor. I find that bare feet is just fine, heels make some noise to the apartment below, do step gently!!

I have an agreement with the other flats that guests should maintain “quiet hours” between 10pm and 8am. I politely request that guests acknowledge their understanding of this. It’s a simle request and will keep everyone happy.

Amazing location and flat. The local tube station really is a 5 minute walk and, more importantly, is a huge tube and rail hub. Could not be more convenient. Be aware that when Mark tells you that sound carries in this building, he is not exaggerating. This would NOT be a good fit for people who plan to be active, watching television, or coming and going late in the evening. This is a refinished Victorian flat with paper thin walls/ floors. You will hear your neighbors and pedestrians outside, and they WILL hear you. We are also pretty sure some of the neighbors below smoke in the hall.

Mark's place is great! Easy to find and great location near by King's Cross. His bed was super warm and comfortable. Great to come home to after a day of sight seeing. It has all the amenities you would need and close to a Tesco in case you forgot something. Thanks for being such a great host Mark! Can't wait to visit London again!

This was a great location. Just around the block from King's Cross station, it was easy to travel anywhere in the city. There were great restaurants and pubs nearby. Mark was a great host. He communicated with us and made sure we had everything we needed.

Airbnb has sent messages to London hosts stating a 90 day limit to hosting. This limit would only apply in London and not the rest of the country, despite being under the same legal framework. I have had to cancel this reservation as it would land beyond their allowable limits. I have contacted Airbnb twice for clarification on their policy however they have as yet not been able to clarify their position on this, when the 90 days starts and whether existing bookings are counted into the 90. I was really sorry to cancel on Bruce as he had been a great guest twice before and had booked well ahead, however Airbnb's lack of clarity forced my hand. Please Airbnb administration, could you contact me and clarify your policy ?

Mark's flat is well appointed and well located. 'Luxurious' might be a bit of a stretch, but it's comfortable (especially the bed) and has everything you need for a short stay. The flat is on a main road, so unless you are a very heavy sleeper, you'll need earplugs.Mark has designed everything cleverly to be easily accessible in a studio space. His provision of information about the flat and area was amongst the best I've come across. And there's plenty to do in an area that's obviously improving (try the Camino or the Caravan)

Mark was on top of it from beginning to end! Sent a thorough email exposing the check in process and when we arrived there was an extensive binder full of directions and suggestions for local food. Would definitely stay again!

Hi there,

I've been a London resident for over 10 years and am lucky to have this superb flat to let out.
I work in hospitality, namely restaurants, and develop concepts & business for international clients.

Can't live without good food, Razor Clams, butter garlic & parsley please.
Wash it down with nice chilled Sauvignon Blanc, Rhone Red if we're on main course !
Very happy to sit on the sofa all day and channel surf, my flat is well kitted out for this.
Have travelled extensively, and still love to hop on a plane and go explore.
Not very good at books, but flick through huge amounts of magazines and periodicals.
As a host, I try to make sure you're all sorted out with the place, and leave you to it !
Remote contact via phone / email / sms , I never leave my comms behind !

I lived in the area for 4 years so know it well and have kitted out the flat & made it comfy. Now it's yours so I provided all the handy stuff, cable TV, wireless net, great sofa, super comfy bed, fully kitted kitchen with, dishwasher, washer dryer etc.

Super convenient location with all you could need on the street, all night convenience stores, bars restaurants, international transport hubs, access to the world....
