A charming, quiet and cosy apartment located in the heart of the city, neighboring the ancient Aurelian Walls, the amazing Basilica of St. John in Lateran and the Holy Stair. A few minutes walk from the Colosseum and the Imperial Forums, next to all the kind of public transports (metro, tram, bus), the apartment is in an ideal environment that will allow you to easily explore Rome on foot or by public transportations.
The metro station 'Manzoni' is only 2 minutes walk, through which you can easily reach the Vatican Museums and the St. Peter's Basilic (only 15 mins) as well the Spanish Steps, the Trevi Fountain and the other main tourist attractions.
Perfectly connected with the railway station 'Termini' (only two subway stops), the main hub of connection with the roman airports, our apartment offers you the opportunity to stay in a quiet and safe area of the city center.
The apartment features vaulted ceilings over 4 meters high, wide windows and thick stone walls that keep the apartment bright and comfortable all the year, even during the hot months of roman summer. The apartment is also equipped with an heating temporized system for the winter season.
There is also a very fast internet connection 24/24h via modem wifi at your entire disposal.
In addition to the main lofted bedroom with a queen size bed, there is a comfortable new french-sized sofa bed in the living room, even perfect for two adults which can be used for two extra persons if you need it.
The kitchen is at your entire disposal and is perfectly equiped with anything needed to prepare a perfect italian style dinner or a simply breakfast to begin a new discovery day all around Rome !
Close to all the amenities (groceries, markets, bars, restaurants, italian wine shops, banks...), the evenings you can easily choose whether eat in a typical roman "trattoria" or enjoy the comfort of your apartment by preparing a nice dinner at home.

The apartment is fully at your disposal, offering the possibility to take advantage of a fully equipped kitchen, large closets and drawers for convenient storage of your luggage, as well as the possibility to use the free wifi internet without any limits. The apartment is equipped with an automatic water heating system that provides hot water at any time without restriction. In winter and in compliance with local regulations, the apartment is heated with a timed heating system.

The apartment is at your exclusive disposal but we will always be present at a distance with the maximum discretion for any need ! From the moment of the first contact until the end of your stay and if you need even later, we are always ready to help you and available 24/24 hours by telephone or with instant Airbnb's messaging.
The day of check-in we will welcome you showing every corner of the apartment and providing you with a map of Rome with lots of information and advice in order to better plan your stay !
Our apartment is located on the border between the districts of San Giovanni and the Esquilino and the Colosseum area.
Airbnb, despite our requests to modify the informations, makes a wrong description of the Esquilino, just merely describing the chaotic area around the train station "Termini". We are at 2 metro stops from Termini Station and the Esquilino area is as big as a small town !
Our area is very quiet and safe. In particular, our street is very quiet, ensuring complete relax at night. At the same time, just over the corner you will find any kind of shop for every need, from the bar to the restaurant, from the enoteca specializes in italian wines to supermarkets and groceries. Not lacking banks and pharmacies, well ... there is everything !
To report, the excellent traditional restaurants near the Colosseum, at less than 10 minutes walk. An experience that will remain in your heart ! Anyway, there are other excellent restaurants just turned the corner... in case you are very hungry !
We are very well connected with all the public transports, from the metro to the bus and tram ! We are 2 minutes walk from the metro and only two metro stops from the main train station "Termini" that serves as hub with the two roman airports and to any italian destination.
We are exactly behind the famous Holy Stair and the beautiful Basilica of St. John in Lateran, the seat of the Bishop of Rome, who is the Pope...
We are just 10 minutes walk from the Colosseum and the whole archaeological area of the Imperial Forums and, at the same time, our metro leads you in a few minutes directly to the Vatican and the main tourist sites, such as the Spanish Steps or Trevi Fountain ! However, if you like walking, every place of the center is also easily accessible on foot, walking through the beautiful streets steeped in the millenary history of Rome ! For those arriving by car, there is a private garage nearby or you can park along the road in both free or paid areas.

This is an official "holiday house" with regular business license issued by the City of Rome. As with all the tourist accommodations, such as hotels and bed and breakfasts, holiday homes are required to pay the tourist tax to the City of Rome for each guest.
Only apartments with official license, like ours, can provide additional services such as bed linens and towels, and are required to provide home security systems. Apartments unlicensed that offer bed linens and towels or foods are illegal and punishable by the law enforcements, with unpleasant consequences even for the guests. Before booking an apartment, make sure that the activity is legal.

OUR TERMS & CONDITIONS:
The prices shown in Airbnb are for the whole apartment per night, including fresh bed linens, set of three towels in different sizes for each guest and internet wifi connection 24/24hrs.
Is required an extra fee of 70 euro to pay in cash directly during the check-in for the cleaning and laundry services, gas and electricity consumptions and tourist taxes.
Guests are expected to take a good care of the property, to keep it clean and to return it as possible in the same state as it was found at the check-in.
The bin should be emptied every time is full and the day of departure. There are garbage bins on the street.
Smoking is not allowed.
CHECK-IN & OUT RULES:
Check-in is possible from 02.00 pm to 08.00 pm.
Check-in outside these hours must be agreed in advance. Without previous agreement we can't guarantee a correct check-in at the time of your arrival.
Check-out is required before 10.00 am for the cleaning of the apartment and maintenance needs before the next check-in.
IMPORTANT CHECK-IN EXTRA FEE:
From both the Ciampino and Fiumicino airports there is an average time of one and half hour or even two hours to get to the apartment (City Center). Please, keep in mind it in consideration of your time of landing.
Without our formal approbation, for all the check-in made after 10.00pm will be charged with an extra fee of 30 euro in cash at the arrival.
For any check-in made over the 00.00 (midnight) will be charged, without any exception, a fee of 50 euro to pay in cash directly at the check-in.
We try to do all the best to meet the needs of our guests regarding the check-in time but in case the guest, without providing any notice, does not arrive within an hour by the agreed time we are forced to ask for an extra charge of 30 euro. No problem if we will be always updated regarding any delay.
This is a private apartment and there is not a reception service as in the hotels and our agreed appointments take in highly consideration all the time needed to reach our apartment from the different points of origin, including any mishaps.
The apartment is nice and cosy. It is fully furnished so you really do not miss anything :) Perfect location very close to the metro station makes is a very convenient spot to visit Rome. Definitely recommended!
When we arrived at the apartment, we gave Dario a call and he met us at the front door in less than five minutes. He was friendly, efficient and VERY well prepared. He walked us through the apartment showing is where everything is and how to use the electricity, then showed us his little binder filled with local places to eat, local pharmacies, bus routes, in short everything you might need to start your vacation.
The apartment is immaculately clean, well appointed with a nice sized bathroom, more than adequate sized kitchen and comfortable loft bedroom in addition to a (below loft dressing area) and nice sized sitting/eating room. The apartment much bigger in person than it looks in the photo!
Finally, the location. The apartment is on the main tourist metro line, public bus lines, the jump on jump off tour bus line and an easy 15 minute was to the Coliseum in one direction and the train station on the other.
The apartement was very clean. And all necessarices are well equipped. There were many markets and restaurant not too far. Dario was so kind and he explained his apartement and recommended a good resto.
Llegamos a Roma por la mañana y Dario fue muy amable en atendernos y recibirnos a la hora convenida.
El apartamento es tal cual se muestra en las fotos, es muy acogedor y tiene todos los detalles para sentirte como en casa.
Está en una situación fantástica, muy céntrica y cerca de la parada de metro para desplazarte por todos los puntos de interés de la ciudad.
Nos lo hemos pasado muy bien, mi familia y yo en Roma y por supuesto que el apartamento de Dario es muy recomendable. Saludos!
Rimarrà sempre nel nostro cuore il ricordo di questa splendida (website hidden) casa a 10 minuti a piedi dal Colosseo, è molto accogliente e confortevole, calda e ben attrezzata.Purtroppo non abbiamo potuto incontrare Dario ma abbiamo avuto modo di conoscerlo telefonicamente. Una persona molto simpatica gentile e disponibile che ci ha spiegato in modo molto esauriente come raggiungere l'appartamento e le cose più belle da vedere.Speriamo di poter tornare in futuro per rivedere questa meravigliosa città e per conoscere finalmente Dario.
Dario hat uns sehr freundlich und zuvorkommend empfangen! Wir haben nach einer kurzen wohnungsbesichtigung von ihm viele Tipps für Kultur und essen gehen von ihm bekommen, in der Wohnung liegen auch aktuelle Infos und Flyer für Ausstellungen und ähnliches bereit. Die Betten waren bequem und wir haben uns schnell wohl gefühlt. Schade war,dass die Heizung nur morgens bis 9 an war und über den Tag aus, erst am frühen Abend ging sie wieder an. Rom ist kurz vor Weihnachten recht kühl und es wäre schön gewesen das selbst regulieren zu können. Andererseits haben wir viel zeit draußen verbracht und Dario auch gar nicht darauf angesprochen, bestimmt könnte man das regeln. Es war alles in allem sehr schön, vorteilhaft vor allem die perfekte Bahn-Anbindung wenige Minuten entfernt.

My wife and I try to travel a lot so to not sound repetitive with reviews we try to divide them into basics:
1. The Essentials:
Good Neighborhood (feels safe even going out at night). Clean beds and a clean shower. Train 5 minutes away. Solid Wifi. Attentive Host.
The agreed fee charged (70 Euros) is fair because the apartment is a great value. We just wish it was put automatically somehow into airbnb.
2. The Extras:
The neighborhood is not very vibrant, but it is very safe and really close to train (Manzoni). The distance to the colisseum depends on how fast you walk. 10 minutes for my wife and I. 15-20 minutes for our 62 year old companions. There are a couple of great restaurants near by (Pizzeria Luzzi and Li Rioni a Santiquattro had great prices and really good stuff)
We would definitely stay here again!!
3. Tips for other travelers:
The Church around the corner (San Giovanni in Laterano) is a little Gem so make sure to check it out. The nearest station, Manzoni is perfect for going to the Vatican Museum and Termini. As of December 2014, fontana Trevi is under repair so that is a bit of a downer but you can feel better by going to Il Gelato di San Crispino two blocks away. Best, Gelato, around.

Just a clarification regarding the extra fee: we always inform all our guests before any confirmation that there is this extra fee and any reservation is not confirmed before there is an official agreement from the guest (as done even with you...). As well, all the detailed infos are explained in our web page and in particularly in the "house rules" section. This fee covers our directly costs for the services and taxes and is not included in the Airbnb's price to not rise even more the final price (why should Airbnb apply its fee even to the taxes costs ?). Anyway we also didn't charge any other extra cost for your late time check-in done in the night...
Regarding the neighborhood, I don't understand what you mean with "not vibrant". Yes, is not the chaotic Trastevere where you can't sleep in the night due the crowd and drunken people, but San Giovanni/Esquilino is an historical area of the city center with any kind of shops, restaurants, pubs (have you seen the one just at the corner?), groceries, banks etc, with metro, trams, buses to go everywhere (if you don't like walk). Just another clarification, the Basilica of St. John in Lateran (litterally behind us, less than one minute walk) is one of the most important Basilicas of Rome and is the Church of the Pope, being even the Bishop of Rome.
