Our two guest rooms are large rooms in a private walk-out basement with north facing windows. Each room has comfortable queen size mattresses. Full bathroom is divided for privacy. Big comfy couch for lounging in the living room. Private kitchen.
This is a simple, newly renovated, and freshly painted space. The two bedrooms and the living room are spacious. Each have a walk in closet and a view of the woods behind the house.
Pricing for this listing is based on the use of 1 bedroom. If you need to book both bedrooms, please mark your reservation as 3+ guests for correct pricing. The Red room is the default for renting one room.
The bathroom is separated into two parts. The shower room on the left and the toilet/sink/laundry room on the right with separate entrances. There is a sliding pocket door that locks between the two spaces. Flooring is laminate wood in bedrooms, tile in bathroom and kitchen, carpet in living room.
There is a television in the living room connected to DISH network and a Chromecast for casting from your Apple or Android device. The upstairs living area has internet and wi-fi and shares it with the guest space. This is a rural part of Vermont, and cell phone service is spotty.
We keep this space very clean for those that might have allergies. Therefore, no pets are permitted in the apartment.
You may park anywhere on the gravel driveway. You will access the Lodge through the garage, and then down a flight of stairs. Guest quarters are limited to the basement area. You are welcome to sit outside and enjoy the serenity. There are sheep in the pasture out front. They enjoy human interaction when there are vegetable treats offered.
Interaction with guests
In addition to our house and farm, we have a small general store nearby. We are easily available if anything is needed. We will respect your privacy. After we meet and greet, we will leave you to yourselves. If there are any maintenance needs, you may reach Bob, Joan, or Christine by phone.
Other things to note
Also within the Champlain Valley, you will find friendly local people. There is a fantastic cycling loop in this area used by many travel touring companies.
Button Bay State Park has hiking trails, a large pool, and a picnic shelter. Hiking up Mount Philo is an easy afternoon activity.
If you are interested in the history of the area, nearby you'll find Lake Champlain Maritime Museum, Crown Point, Chimney Point, Fort Ticonderoga, Rokeby Museum, Shelburne Museum, Lake Champlain Ferries, and the Morgan Horse Farm in Middlebury.

1) Quiet hours are 10pm to 6am. We will honor the same request. Please keep noise to a minimum after 10pm.
2) Children count as guests for insurance reasons. A family of four is four guests, not just the two adults.
3) No pets permitted in the apartment. No exceptions.
4) The State of Vermont requires recycling by law to reduce household waste in landfills. A recycling bin for glass, plastic, metal, and paper products is provided for you. Please rinse containers of any food before placing in the recycling bin.

I am a remote worker for a variety of clientele and use Airbnb to travel all over the US for business and pleasure. I live mostly in Central Florida surrounded by lakes and palm trees. My second home is Vermont where I was born and raised. I love to travel, and so far have been to four continents. I'm hoping to add Africa to the list in the next 2-3 years. My family is originally from the northern part of the Netherlands, and so named the place Fryslan Farm when they bought this property in 1960. Farming has changed from dairy to grass-fed Angus beef, and the sheep and goats are just for fun. Hospitality hasn't changed through the ages, and we enjoy giving the gift of good hospitality as much as we enjoy receiving it.
