Newly listed! The sound of the waves will greet you even before you can lay eyes on the ocean. It will call you to the front porch where the view just might take your breath away. Sprucerock Cabin faces west-southwest with a broad view of the mouth of the Sheepscot River Bay. Surrounded by pine trees with it's own rocky shore front, this is a perfect place to unwind. Explore the rocks and crevices filled with the sea's treasures or just relax on the covered porch and take in the view.

The space
Inside you will find the rustic comfort of a Maine cabin with some flare including a vaulted ceiling and flat screen television. There are spectacular water views from the living room and master bedroom. A gas fireplace adds to the ambiance and makes for cozy nights. Bringing you back in time, enjoy a sink in every bedroom. The kitchen is well equipped and welcoming. Escape to a tranquil getaway at this classic Maine cabin with all one floor living.

When you can tear yourself away, it's a 6 minute walk over to the Newagen Seaside Inn for a lovely dinner out or enjoy music in the pub. The town landing is a great place to fish or go for a swim. Walk the 1/2 mile to the Southport Memorial Library where you can feel the charm of this island community. Join in the children's story hour or take in one the speaking engagements. Learn about Rachael Carson or Margaret Hamilton both famous summer residents. A short walk away you will also find Cape Newagen Alpaca Farm and Gift Shop where you can learn all about these beautiful animals and maybe even get a kiss from an Alpaca! With so much to do, it will be hard to venture off the island but when you do, downtown Boothbay Harbor is only a 7 mile drive away.
Please note this cabin books 7 nights from the end of June through Labor Day.

Sea Maine Vacation Short Term Rentals Agreement
This Short Term Rental Agreement ("Agreement"), is made by and between Sea Maine Vacation Rentals, LLC ("Property Manager"), and said person making the reservation on Homeaway, Airbnb, Trip Advisor or similar site ("Guest") as of the date of confirmation sent from Homeaway, Airbnb, Trip Advisor or similar site. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as
follows:
Leased Premises: The Property Manager does hereby lease, remise and let the following described property on a short term basis: 42 Spruce Drive, Southport, Maine ("Premises")
Term of Agreement: The lease begins ("Check-in Date") and ends ("Check-out Date") according to the confirmed reservation sent by email to the Guest from Homeaway, Airbnb, Trip Advisor or/and the Property Manager. Check-in is at 4 p.m. on the date of arrival confirmed and Check-out is required by 10 a.m. on the date of departure.
Rental Charges: The Guest agrees to pay the rent, security deposit and additional taxes and fees as outlined in the confirmation from the rental booking site Homeaway, Airbnb, or Trip Advisor as applicable.
Security Deposit: A security deposit in the amount quoted by the rental booking site will be collected. The security deposit will be refunded within terms of the booking site subject to inspection of the property after rental. Guest is responsible for the cost of all damage to the Premises in excess of the security deposit amount.
Charges may be made for the following:
 damage to the Premises (other than normal wear and tear)
 extensive cleaning (above average)
 unpaid charges
 unreturned linens
 excessive occupancy
 postage for returning items left behind
 unbagged garbage
 extra cleaning due to smoking within the house or if a pet is allowed
 any other costs incurred by homeowner due to Guest's stay
If the property appears damaged upon Check-in, Guest shall inform Property Manager immediately to ensure deductions are not made against Guest's deposit.
Cancellation Policy: If Guest wishes to cancel his/her reservation any amounts paid by Guest will be refunded (less any credit card fees incurred) as follows:
100% if cancelled prior to or on date six (6) months prior to Check-in Date
50% if cancelled after six (6) months and before or on three (3) months prior to Check-in Date
0% if cancelled after three (3) months prior to Check-in Date
Should ownership of the property change hands, and the new owner does not continue to rent the house, all monies paid will be returned in full.
Maximum Occupancy: The maximum number of Guests allowed in Premises is 6. If this number is exceeded without prior approval from the Property Manager, Guest will forfeit the security deposit and the PropertyManager may cancel the agreement without further notice. No subletting is allowed to others.
Linens: Sheets, towels, pillows, and blankets are provided with this rental.
Smoking: Strictly prohibited inside or on the grounds of this property.
Pets: No pets are allowed without prior approval from the Property Manager.
Noise: The Guest shall not cause, nor allow to be caused, excessive noise in or around the property nor interfere with the rights and quiet and peaceful enjoyment of persons owning or occupying properties in the surrounding area. No parties are allowed on the Premises. No loud noises are permitted outdoors between 10:00 PM and 7:00 AM.
House Rules: Guest agrees to abide by any and all house rules, whether promulgated before or after the execution of this Agreement, including but not limited to, rules with respect to noise, smoking, odors, disposal of refuse, parking, putting nails in walls, hanging blinds, racks, or shelving, removal of or moving furniture.
Access: Guest shall allow Property Manager access to the property for purposes of repair and inspection. Property Manager shall exercise this right of access in a reasonable manner.
Utilities: Utilities are included with the rental (electricity, heat, cable, internet). Utility charges above average will be the responsibility of the Guest.
Ordinances & Statutes: The Guest shall comply with all the statutes, ordinances, and requirements of all municipal, state, and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the Premises.
Reasonable Efforts of Property Manager: Property Manager shall not be liable for any failure or delay in performing duties imposed upon them in this Agreement as long as reasonable efforts are made under the prevailing circumstances to perform these duties.
Successors & Assigns: This Agreement shall be binding upon and insure to the benefit of the respective heirs, successors, and assigns of the Property Manager and the Guest.
Indemnification: The Guest agrees to indemnify and hold harmless the owner and the Property Manager and its representatives from any and all liability for any loss or damage whatsoever including but not limited to any claim, action, cause of action or other demand for personal injury or damage or loss of property which is made,
incurred or sustained by the Guest or any invitee of Guest arising out of, related to or in connection with the rental of the Premises unless the loss or damage is solely the proximate result of gross negligence of the owneror Property Manager.
Condition of Premises: The Premises shall be delivered to the Guest at the commencement of the Term in clean condition with all systems and appliances in good working order. Guest shall return the Premises to the Property Manager at the end of the Term, and the Premises shall be in the same condition, reasonable wear and
tear, damage by fire and other casualties only excepted.
Supplies: An initial supply of toilet paper, paper towels, trash bags and cleaning items will be supplied.
Trash: If Guest's needs exceed a weekly trash pickup, please contact Property Manager.
Arrival and Departure: Check-in time is 4:00 pm or later. Check-out time is 10:00 am. Property Manager will meet you upon arrival and give Guest a house tour and keys. Keys are to be locked inside the house upon check-out. There is a fee for late check-out unless prior arrangements have been made.
