The best part about the apartment was the location! Quiet, 2 min walk through a lovely park to the vaporetto station!
The apartment is only suitable for maximum 4, since the couch is filthy and small! The apartment needs a coat of paint, the bathroom & toilet sinks are too small, electricity socket hanging out of the wall, bathroom door frame broken etc. Maintenance in general is poor! We were told to make sure we washed all dishes before departure, even though a 100€ fee was included for cleaning!!!!
Toilet paper and soap (at least) should be included!!!!!
I stayed in the apartment with three friends and it was the perfect size. Some other reviews had said the place was rundown but we didn't think so at all. The kitchen facilities were basic- eg. no oven, but we managed just fine. Great location for the Biennale and/or those looking for a quieter spot in Venice. A couple of mins walk to a vaporetto stop and about 5 to a supermarket.
Communication with Marco was prompt and helpful, and he was friendly on checkin, which was on time and easy.
Overall, the perfect stay!
Our experience was very disappointing with regards to what was promised on the website: there were definitely not enough dishes and the kitchen is not supplied for cooking even a simple meal, the sofa-bed is not suitable for sleeping as the mattress has mold on it. We planned to have 4 people staying in the apartment, one of them on the sofa-bed, but we had to find another arrangement for that person, since the sofa-bed was not an option. The walls had humidity cracks on them and in the main room there were dead mosquitoes on the walls left from previous guests. The sink in the toilet was clogged and not all light bulbs were functioning. Our group had rented another (website hidden) at the time and since we could compare, this one was not nearly as nice as the other apartment we rented out.
We are sorry for the inconveniences you found in the apartment. Certainly now that we know the problems we can make a double check and solve the problems for the next guests. We will check first of all the mattress of the sofa bed and all the equipment of the kitchen as it has to be suitable for 5 people. Thank you anyway for your review.

The apartment was well equipped (dishwasher, iron, washing machine, hair dryer). The location is good - close from a garden and far from the rush of the city center. We were received by Marco in charge of the keys. Marco was a great help to arrange transport in the city and gave us some usefull advices. Marco picked us up at another bus stop to facilitate our arrival. Thank you to him. His flexibility and availability by mail were very good and we received answers in a very short term with very usefull information.
This was an OK space in Venice. It was a nice, quiet neighborhood that was close to the Grand Canal and easy to get to and from. Our host met us at the vaperetto terminal and was welcoming and accommodating.
However, the apartment was not as well kept up as it should have been. There was lots of chipping paint and generally needed some work. It was great for the money, but left something to be desired in the cleanliness.
San Marco.
Two days before the arrival they wrote an e-mail telling that the apt was not available anymore because of a serious problem with the hot and cold water. And they proposed a different apt quite far from the center and the area I usually choose for the biennale and film festival!
Panic! After several e-mails (to Airbnb customer service too) and phone calls they finally proposed me a check-in in this apt the day after the planned schedule with a reduction on the total price. I accepted the proposal.
The apt was nice and in a good position for the Lido and Biennale.
Hi Massimo. We are terribly sorry for the problem that happened. Unfortunately this problem with the water happened two days before you arrival and the only possible solution was to provide you with another apartment in a nice and comfortable location. We hope you have enjoyed your stay in Venice!
