Welcome to Corner Cove! This spacious four-bedroom home has over 180 feet of waterfront and is located just a short drive to the beach. The best part: a resort-worthy pool overlooking the canal.

Three Kayaks and fishing equipment provided.

New pool is currently under construction and should be ready for April rentals. Please see listing photos for pool design.

The space
Corner Cove features an expansive deck and covered porch overlooking the canals and is a perfect setting for outdoor dining and relaxation.

The interior of the home is spacious, bright, and offers views of the water from the living room, kitchen, and dining area. Our fully-equipped kitchen is yours to use and has all the necessities needed for your stay.

There are total of four bedrooms: a master bedroom with a king size bed, a futon that adjusts into a bed, and an en suite bathroom, a guest bedroom with a queen size bed and bunk bed (queen size on the bottom and single on the top), another guest bedroom with a double size bed and futon, and a fourth guest bedroom with a queen size bed.

Guests have full use of Corner Cove's three kayaks, its fishing equipment, and its crab traps. Guests are also welcome to dock their boat alongside the home (boat launch is just a short drive away).

Guests are welcome to bring their pets for an additional fee.

Other things to note
As a condition of booking, Guests are required to agree to a (i) Short Term Rental Agreement and (ii) Assumption of Risk, Release, and Indemnification Agreement prior to the beginning of their reservation. This Agreement is as follows:

ASSUMPTION OF RISK, RELEASE OF LIABILITY,
AND INDEMNIFICATION AGREEMENT

This Assumption of Risk, Release of Liability, and Waiver of Claims Agreement (“Agreement”) is between the owners (the “Property Owners”) of the rental property located at 4401 Pelican Rd., Jamaica Beach, Texas 77554 (the “Property”) and the Renter(s) who have booked the Property through VRBO, Homeaway, Airbnb, or any other rental site.

1. Assumption of Risk.

a. I understand and acknowledge that my stay at the Property, as well as the use of any provided recreational equipment (including the pool), involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to: drowning, slips, trips, falls, cuts, burns, weather conditions, acts of god, the acts or omissions of other guests or visitors on the Property during my stay, and the condition of the Property. I understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.

b. By signing this Agreement, and in consideration of being allowed to stay at the Property, I, on behalf of myself, my minor children (if applicable), and all other Renters and guests, assume all risk, and take full responsibility and waive any claims of personal injury, death or damage to personal property associated with activities and events during or related to the stay in the subject property.

2. RELEASE.

a. In consideration of being allowed to stay at the Property, I, on behalf of myself, my minor children (if applicable), and any other guests occupying the Property, hereby release and discharge the Property Owners, and their respective spouses, relatives, principals, agents, officers, employees, representatives, and contractors, as well as any third-party rental sites (including, but not limited to, Homeaway, VRBO, or AirBnB) (collectively “Releasees”), from any and all liability, claims, demands, actions, or damages of any kind that in any way arise from, relate to, or are connected with the use of the Property and any recreational equipment (including the pool), including any liability, claims, demands, or actions that are allegedly attributed (whether in whole or in part) to the negligent acts or omissions of the Releasees.

b. I understand that by signing this Agreement I am giving up my right, as well as the rights of others, to bring a court action to recover compensation or obtain any other remedy for any injury or death to myself or others, or for any injury to property belonging to myself or others, that in any way arises out of or relates to the use of the Property or any recreational equipment, even if that alleged injury or death is caused, in whole or in part, by the negligence of the Releasees.

3. Indemnification. In consideration of being allowed to stay at the Property, I agree to indemnify Property Owners and their respective spouses, relatives, principals, agents, officers, employees, representatives, property managers, and contractors (collectively, the “Indemnitees”) for any and all claims, demands, liabilities, liability, claims, demands, actions, or damages that in any way arise out of, relate to, or are connected with

1. my use of the Property or any recreational equipment (including the pool); or

2. another Renter’s use of the Property or any recreational equipment;
including any liability, claims, demands, or actions that are allegedly attributed (whether in whole or in part) to the negligent acts or omissions of the Indemnitees.

9. Successors/Assigns and Severability. This Agreement shall be binding upon me, my successors, representatives, heirs, executors, assigns, or transferees. If any portion of this agreement is held invalid, I agree that the remainder of the agreement shall remain in full legal force and effect.

10. Choice of Law, Forum Selection, and Waiver of Jury Trial. This Agreement shall be governed by the laws of the State of Texas without regard to its choice-of-law rules. The sole and exclusive forum for the resolution of any disputes arising out of or relating to this Agreement shall be in the state or federal courts Texas. The sole and exclusive venue for any such disputes shall be in the state or federal courts of Harris County, Texas.
I HEREBY WAIVE THEIR RIGHT TO TRIAL BY JURY WITH REGARD TO ANY DISPUTE ARISING OUT OF OR RELATING TO (I) THIS AGREEMENT; OR (II) TO MY OR ANY OTHER RENTERS’ STAY AT OR USE OF THE PROPERTY. I AGREE THAT ANY SUCH DISPUTE WILL BE RESOLVED BY A JUDGE SITTING WITHOUT A JURY.






SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (“Agreement”) is between the owners (the “Property Owners”) of the rental property located at 4401 Pelican Rd., Jamaica Beach, Texas 77554 (the “Property”) and the Renter(s) identified by their by signature below.

4. Payment. For reservations booked more than 30 days in advance, Renters will have the option to pay 50% of the total payment at the time of booking, with the remaining 50% payment due on or before the 30th day before the start of the reservation. For reservations that are booked on or before the 30th day before the start of the reservation, 100% of the payment is due at the time of booking.

5. Security Deposit. Renters shall pay at the time of book at $500.00 refundable deposit. Property Owners may deduct money from the security deposit to pay for any damaged or missing property. Property Owners will refund the balance of the deposit within 7 days after the end of the reservation.

6. Cancellation. For reservations cancelled in writing on or before the 30th day before the start of the reservation, Renters will receive a 100% refund. For reservations that are cancelled after the 30th day but on or before the 15th day before the start of the reservation, Renters will receive a 50% refund. Unfortunately, no refunds will be given for reservations that are cancelled less than 15 days before the start of the reservation.

7. No Weather Refunds. Unfortunately, given the unpredictability of Texas coastal weather, no refunds will be given due to weather-related issues, including, but not limited to, hurricanes, tropical storms or depressions, storms, rain, or cold weather, irrespective of whether an evacuation order has been issued. Renters should obtain their own travel insurance to protect against weather-related issues.

8. Condition of Property. Property Owners have, to the best of their ability, given an accurate description of the Property and its condition. The Property will have been cleaned prior to Renters’ occupancy. All electrical, plumbing, and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, internet, wireless internet (Galveston Island is notorious for spotty internet and cable service), games, and recreational equipment are not a basis for any refund. Property Owners will make every effort to have these items repaired but does not guarantee that they will be repaired during Renters’ occupancy. When you arrive, if you find that the house has not been properly cleaned, please notify Property Owners immediately. Under no circumstances will any of the rental money be refunded or returned because of the condition of the Property or its amenities. The Renters agree to hold the Property Owner harmless from any liability for the condition of the house.

9. Damage to Property. Renters shall be responsible for any and all damage to the Property and/or Property Equipment caused by Renters, whether accidental or otherwise. Renters agree to notify Property Owners as soon as is reasonably possible of any damage, and Renters authorize Property Owners to deduct the cost of repairing and/or replacing the Property or any equipment from the Renters’ security deposit, and to charge Renters directly for any repair or replacement that exceeds the total security deposit. To the extent that the damage is covered by a policy of insurance (whether the policy is owned by Property Owners or Renters), Renters agree to cooperate for the purpose of making an insurance claim to cover any such damage.

10. Missing Items. Renters will be charged for any furniture, furnishings, recreational equipment, linens, or other items that go missing during Renters’ stay at the Property (which Property Owners may deduct from the security deposit, if sufficient funds remain). The Property’s cleaning service performs an inventory of the Property after Renters’ departure and notifies Property Owners of any missing items. Property Owners, in turn, will notify Renters of any missing items so that Renters can check for, and return, any inadvertently taken items.

11. Check-in/Check-out. Check-in time is 3:00 p.m. Check-out time is 11:00 a.m. Due to necessity of lengthy cleaning between reservations, Property Owners cannot guarantee early check-in or late check-out.

12. Check-Out Procedures. Before checking-out, Renters are responsible for completing the check-out checklist.

13. Pets. Provided that Renters provide written notice to Property Owners within 15 days of the start of the reservation, Renters may bring one dog weighing no more than 75 lbs. Renters will be charged an extra $150 cleaning fee to offset the cost of deep cleaning.

14. No Child Proofing. Renters understand that no special efforts have been made to “childproof” this house, and Renters accept the risk of harm to any children brought onto the Property. These risks include, but are not limited to, stairs, live outlets, curtain cords, open canals, pools, streets, cleaning supplies, recreational equipment, and passing vehicles.

15. Occupancy Limit. The total occupancy limit of the Property is 14 guests.

16. Use of Security Cameras. Renters understand and accept that the Property may be protected by outdoor security cameras. These cameras are used to protect the property from potential break-ins and theft during periods of non-occupancy. There are no cameras inside the Property.

17. Minimum Age. To book the Property, at least one of the Renters must be at least 25 years of age. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time of the reservation is made and are subject to Property Owners’ advanced approval. Prom parties, fraternity parties, sorority parties, and graduation parties are not allowed at any time. Adults who do not plan to stay at the Property during the reservation cannot rent property on behalf of underage guests.

18. No Smoking. The Property is strictly non-smoking. If any Renter smokes inside Property, they agree to pay $500 (which Property Owners may deduct from the security deposit, if sufficient funds remain) to cover a deep cleaning of the Property and the replacement of HVAC filters.

19. Parking. The Property has ample parking for several vehicles. Renters agree not to park in the driveways of any adjacent or nearby properties, and agree not to block any portion of the public roadway.

20. No Subletting. Renters are not authorized to let or sublet all or any part of the premises nor assign this Agreement or any interest in it without the prior written consent of the Property Owners.

21. Identity of Renters. Renters agree to furnish to Property Owners an accurate list identifying the name, age, and address of each person that will be staying at the Property during the reservation.

22. Holding Over. Renters shall surrender possession of the Property upon expiration of their reservation. Any possession after expiration creates a tenancy at sufferance and will not operate to renew or extend this agreement. Renters shall pay $500 per day during the period of any possession after expiration to compensate Property Owners for their damages, in addition to any other remedies to which Property Owners are entitled.

23. Choice of Law, Forum, and Venue. This Agreement shall be governed by the laws of the state of Texas without regard to its conflict-of-law provisions. The sole and exclusive forum for the resolution of any disputes arising out of or relating to this Agreement shall be the state or federal courts of Texas, and the sole and exclusive venue for the resolution of any such disputes shall be in the state or federal courts of Harris County, Texas.

RENTERS HEREBY WAIVE THEIR RIGHT TO TRIAL BY JURY WITH REGARD TO ANY DISPUTE ARISING OUT OF OR RELATING TO (I) THIS AGREEMENT; OR (II) TO MY OR ANY OTHER RENTERS’ STAY AT OR USE OF THE PROPERTY. RENTERS AGREE THAT ANY SUCH DISPUTE WILL BE RESOLVED BY A JUDGE SITTING WITHOUT A JURY.
