California Dreamin' is a solar powered 2 cabin property. A 2bed/2bath cabin and studio guest cabin on 10,000 square feet. There is a playground/game room/2 hot tubs/2 gas grills and 2 wood stoves.

California Dreamin' consists of 2 Cabins on a 10,000 sq. ft. lot. There is a playground and a 15' x 35' dog run. The nightly rate ranges from $297 (off-peak) to $486 (holidays). There is an additional charge of $35 for pets.The Cabins can be rented together or separately. Star Gazin' is the main cabin that sleeps 9 and Day Dreamin' is the studio cabin that sleeps 3. The guests will have access to a book and DVD library,board games, books, foosball, a playground,outdoor decks and a balcony, spas, gas grills, darts, flat screen TV's, land line and wifi.
The owners closets are locked.

Other things to note
1. Please obey the city noise ordinance and be respectful of our neighbors while outside after 10 PM and before 8 AM.
2. If you are building a fire in the guest cabin be sure to open the window or the sliding door to the deck slightly. This will prevent the heater and the fire alarm from from malfunctioning.
3. If the guests in Day Dreamin' (the studio cabin) have brought a dog and want to access the gate to the dog run walk to the end of the driveway to the right of the cabin, continue past the adjacent cabin (Star Gazin) and turn left. Please be sure that the gate on each end is closed securely for the safety of your pet.
If the guests in Star Gazin have brought a pet the gate on can be accessed by going to the gate at end of the deck past the hot tub and turn right.
The dog run has a dog house, a pet waste bag and a chain for would be escapees.
Please clean up after your pet(s) and discard the pet waste bags at the dump along with the rest of your trash. Direction to the dumps are posted on the refrigerators.
TRANSIENT PRIVATE HOME RENTAL AGREEMENT

This transient private home rental agreement (the “Agreement”) is made by and between Joyce and Rusty Barker “Homeowner” and _________________________________ “Guest” (*must be 21 years of age or older) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1.Property: The property is located at:

The property is furnished and includes linens, towels, bar soap, shampoo, blender, toaster, microwave, coffee maker, two spas, 2 gas grills, 2 full service kitchens, and 2 wood stoves.
2.Maximum Occupancy: The maximum number of guests (“Guest Party”) is limited to 12 persons.
3.Term of the Lease: The lease begins at 3 PM on _____________ (the ”Check-in Date”) and ends at 11 AM on _______________ (“Check-out Date”).
4.Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the Guest Party and anyone else Guest permits on the property to abide by the rules in Exhibit A at all times while at the property.
The parties agree to the terms of this Transient Private Home Rental Agreement, as evidenced by the signatures set forth below.

1.Smoking is allowed outside only. Please discard butts in sand cans located on the decks.
2.Visitors of those in the Guest Party may not stay overnight on the property. Any other person on the property is the sole responsibility of Guest.
3.The property is privately owned. The Homeowners are not responsible for any accidents, injuries, or illness that occur while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest Party. By accepting this reservation, it is agreed that all Guests, or visitors whom they invite, are expressly assuming the risk of any harm arising from their use of the premises.
4.Keep the property and all furnishings in good order.
5.Only use appliances for their intended use.
6.Pets are permitted. There is an additional guest fee of $35. There is a pooper scooper between the cabins. Please clean up after your pet.
7.PARKING: Parking is limited to 5 vehicles. Vehicles are to be parked in driveways only. 3 vehicles in the driveway in front of the garage door of the main cabin, 2 vehicles in the driveway to the right of the street level studio cabin. Parking on the road is not permitted. Any illegally parked cars are subject to towing. Applicable fines/towing fees are the sole responsibility of the vehicle owner.
8.HOUSEKEEPING: While linens and bath towels are provided, daily maid service is not included in the rental rate. We suggest you bring beach towels. WE DO NOT PERMIT TOWELS TO BE TAKEN FROM THE UNITS!
9.HOT TUBS: Children under the age of 16 must have adult supervision. Remember, there are certain health risks associated with hot tub use.
USE AT YOUR OWN RISK.
DO NOT STAND ON THE HOT TUB COVERS. (Hot tub covers are for insulation purposes. They are not designed to support people. The cover may break and you will be charged for a replacement.) Please keep the hot tub covered when not in use to conserve energy, safeguard children and pets, and insure that it will remain at your desired temperature.

10.WOOD STOVES: You are responsible for supplying your own firewood. DO NOT USE LIGHTER FLUID TO START A FIRE. DO NOT PLACE OBJECTS ON THE STOVE. KEEP CHILDREN AWAY FROM STOVE. THE CAST IRON WILL REMAIN HOT FOR SEVERAL HOURS AFTER USE.
11. WATER: The cabins are on a city water system. The mineral content of the water is high. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that anything other than toilet paper has been flushed, so as to clog the plumbing, you will be charged for damages.
12.STORMS: No refunds will be given because of storms. Mountain roads can be curvy and steep. iWe highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
13. NOISE ORDINANCE: Outdoor activities that produce loud, obnoxious, or obscene noise are particularly detrimental to the character and quality of life within our residential neighborhoods. County Ordinance dictates that noise levels be kept below 45 dBa between the hours of 10 PM and 7 AM. This specifically applies to barking dogs, amplified sound and loud voices.
14. TRESPASSING: Trespassing on neighboring properties is prohibited.
15.LITTERING: Please do not leave trash on the premises.
COMPLAINTS FOR VIOLATING ANY OF THE ABOVE, BY ANYONE IN YOUR PARTY, MAY RESULT IN EVICTION WITHOUT REFUND, AND COULD INCLUDE ADDITIONAL CITY IMPOSED FINES OR OTHER SANCTIONS.
