Cozy 3- bedroom, quiet cul-de-sac, safe neighborhood near downtown pedestrian mall, UVa, Monticello, and wineries. Lovely backyard with gardens & deck. Great for Virginia Film Festival, Look3 photography festival, UVA events. For the film festival in November, and winter holiday time, we only rent out the downstairs living area. Up to three can stay.

The space

This is a nice, cozy three bedroom home. On the main floor is one bedroom with a queen bed, one bedroom with a single bed, and one bathroom with shower/tub. Downstairs there's a queen bed, one bathroom with shower, TV with VCR (no cable), and a washer/dryer.

Guest access

They'll have access to the downstairs living area, as well as the upstairs kitchen, dining room, and living room. There is off- and on-street parking. There's a nice deck and backyard to hang out in.

Interaction with guests

We're gone when guests stay, except during certain short-term events.

Other things to note

We're 70 miles from Richmond, VA and 120 miles from Washington, D.C. It's a 30 mile drive to the Blue Ridge Parkway and Shenandoah National Park. It's a great location for the Virginia Film Festival, the Look3 photography festival, Virginia Wineries, and UVa events.

We really enjoyed meeting Ted and Wendy, who were lovely hosts and very welcoming. Our bed was comfortable, and we loved the shower! The neighborhood is quiet and convenient to the downtown mall area for the film festival. Another good Airbnb experience!

We had a great stay at the Arbor House. It was the perfect place to stay during a weekend away with friends. The house is lovely but we particularly enjoyed the garden with its vegetable garden and native plants. A wonderful spot for hanging out after having dinner in town.

We had a wonderful stay at Wendy & Ted's home! The location was great - able to walk to the downtown mall very easily (special shout out to Bliss Massage!!!). The accommodations were lovely. In addition to the private room and bathroom (with a seemingly endless supply of hot water!!! :-D), I was able to meditate and later eat breakfast on the back deck and enjoy the "quiet sounds" of nature. Finally, the property is steps from a great walking path along the Rivanna River (although I chose to take my walk most mornings through the neighborhood to explore). It is my understanding that Wendy & Ted normally leave when they rent their property (we were all there attending LOOK3). There are little signs all over the house to guide and direct, as well as a manual. If you are looking for a peaceful & pleasant stay in beautiful Charlottesville, this would be an ideal choice. Ted and Wendy were very gracious hosts. My parents had flown in from India for my graduation and they offered us their home for our stay. Right from the beginning they were very helpful and even picked up my parents from the airport. They had left nice little post-its everywhere in the house to tell us things like where certain supplies were. They have a beautiful home and we found it in pristine condition. I would highly recommend this listing for anyone who wants a nice home away from the campus but still close to the mall.

Wendy and Ted live simply and maintain a fruit garden, where they harvest blueberries, raspberries, blackberries, strawberries, juneberries, jujubes, and figs. They maintain a vegetable garden with garlic, beans, okra, bell peppers, greens among other things. They also have started converting the rest of their yard to native plants.
Wendy is retired from the county's Fire Rescue department, and Ted does video work.
We are both musicians and love to play and listen to music.
