The Space

Enjoy a tranquil stay in a magnificent garden with pool and spa, in a quiet suburb conveniently located close to the city centre.

We accept a maximum of two guests only.


Kooyong is a tiny sought-after suburb wedged between Malvern and Hawthorn, and abutting Toorak--one of Melbourne's most exclusive suburbs. We are only 7km from the city centre.

Our home backs on to Kooyong Park and there is easy access to the city only 10 minutes by train, or 25 minutes by bicycle path all the way (bikes available).


The modern Pool House is fully air conditioned and heated, and has its own private, separate entry. It is fitted with a smoke alarm and even has its own security system. There is unlimited broadband wireless Internet in the Pool House with optional direct plug-in cable connection. We also provide a wireless printer (Mac or PC) to print out plane tickets or correspondence. The bathroom has a shower (hairdryer provided) and there is a fully kitted out kitchenette with a two hob Miele gas stove, mini-bar fridge, microwave and Nespresso coffee machine. There is an LCD TV with DVD library, two wardrobes and a suspended rattan chair. The two sets of concertina doors fold right back to enjoy the lush surrounds. We have just upgraded the bed to an extremely comfortable Queen size chiropractic ensemble. Quality linen is provided and additional pool towels. The Pool House is extremely quiet as it has been built of double brick with double glazed windows. We have a small friendly Cavoodle that is kept mostly indoors. For longer stays, we are happy to offer laundry facilities. Parking is not a problem--you can park right outside our house with our visitor's parking permit.

The pool is only heated from December through to April, when there is consistently warm weather, but you are most welcome to use the pool at any time if you don't mind the cooler temperature. However, we are happy to heat the jacuzzi (spa) all year round and there is nothing more delightful than a 38C degree spa in the middle of winter!

Originating from the UK, we are used to having friends and family regularly come and stay with us and we take great pleasure in showing them our beautiful city. I speak fluent French and some Italian.

If you are looking for a unique luxury stay in a private, tranquil setting but with easy access to the city, then come and enjoy the Pool House.

NOTE: The Pool House is unsuitable for toddlers and young children due to its direct pool access within the safety fence perimeter.

Guest Access

The Pool House has it's own private, separate entry so guests can be completely independent.

Guests have access to the garden pool and spa. Most of the time they will have this area to themselves, but occasionally at the weekend or during the holidays, they may find themselves sharing with the owners who may be relaxing with the newspaper or a good book!

For stays of one week or more, we are happy to put guests' laundry through our machine as there are no laundry facilities in The Pool house itself.

Guests have access to unlimited Wi-Fi and their own dedicated wireless PC or Mac printer.

Interaction with Guests

The Pool House has it's own private, separate entry so guests can be completely independent.

Most of the time guests will have the garden and pool area to themselves, but occasionally at the weekend or during the holidays, they may find themselves sharing with the owners who may be relaxing with the newspaper or a good book!

We enjoy chatting with our guests and pointing them in the direction of interesting local spots and eateries, but we are also respectful of guests' privacy should they prefer it.

I personally meet and greet guests upon their arrival and I am always contactable during their stay.

The Neighborhood

We love living in Kooyong, a quiet, safe and exclusive suburb only minutes from the city. Kooyong Village is only a 5 minute walk to the end of our street--a strip of quaint shops and cafes providing anything you night need during your stay.

There are several cafés/bakeries, an upmarket French restaurant, a Thai restaurant/take-away, a mini supermarket with bottle shop, newsagent, post office, chemist, milk bar and hairdresser. It is only a 10 minute walk to the monthly Booroondara Farmers Market off Auburn Road.

The area boasts some of the best cafes in Melbourne and we are only a 10 minute drive to Chadstone-The Fashion Capital; the largest shopping mall in Australia.

We are a few minutes walk to The Kooyong Tennis Club, Vision Australia, Scotch College, St Kevin’s College, St Catherine’s School and The University of Melbourne Hawthorn Campus.

I have a list of favourite cafes and places to visit in the area, as well as the city, that I will share with you upon your arrival.

Getting around

We have free parking available directly in front of our house, although we recommend using public transport for easy access to the city. The train and tram are both at the end of our street and the train takes you to the city in 5 stops, or 7 minutes. The number 16 tram goes to The city via St. Kilda Beach, and the number 8 tram goes to the city via the Chapel Street shopping precinct and the Royal Botanical Gardens.

We are close to the Toorak Road exit of Citylink which is only a 25 minute drive from the airport. Likewise, it is only a few minutes by car to the city.

Our house backs onto Kooyong Park and you can borrow our bikes and cycle all the way into the city along the scenic Yarra River bicycle/walking path, without leaving the track once. There are great cafes to stop off along the way.

  • Me and my wife spent a wonderful vacation with Abby and her gorgeous Pool House. It's clean, comfort, cozy and quiet. Though it's just along the railway, but you can't hear any single little voice even in the very night. The Pool House is well decorated and Abby put loads of stuff in the fridge so you will never get starved.
    There are so many amazing part of the Pool House, but thanks to my poor English I can not tell you all. So why don't you come and find them yourself?

  • If your ideal holiday accommodation is a flat above a noisy pub, that's across the street from a night club, then this charming little pool house is not for you. Sorry.

    If, on the other hand, you would like a haven of tranquility in a genteel, leafy suburb then you're on the right track. Add in the very high quality of the conversion, the high standard of comfort and convenience and that Abby is a charming and gracious host and you have a certain winner.

    Melbourne centre is only five stops away on the excellent railway that runs from the end of the street. Quick, clean, convenient and inexpensive it's a model of how public transport should be. Trains run to the city every ten (weekdays) or twenty (weekends) minutes.

    Abby has prepared a list of good, local, eating places - although you can't go far wrong in Melbourne - and will offer every help and advice to make your holiday special. Just ask.

    Of course, you may just want to laze around by the pool and you'd be welcome to do just that, but, in Melbourne? Seriously? Come on, life's too short - grab it while you can..

  • We stayed in al lot of appartments and this was by far the best! The poolhouse is everything you wish for; Nice bathroom, good bed, well equipped kitchen and usage of garden and pool. Very close by public transport, good and nice neighboorhood. Abby is a lovely host and very helpfull. We love to go back!!!

  • This place was a little piece of paradise during the heat wave. I travel a lot and stay in many different places but this will be one of my all time favorites. It is like a high end hotel room with the benefits of a private home - with a pool just a few steps from your (very comfy) bed. Not only is very nicely designed, with lots of details to make your stay pleasant - blinds for privacy, aircon, nespresso machine, reliable wifi, even dvds - but Abby is the perfect host. She has everything you need to know written down but kindly took the time to explain everything in detail, including recommendations for restaurants and cafés. The fridge was stocked with breakfast goodies and everything was immaculate. The family lives in the main house and although they were away for the week, I am sure it would be just as nice to have them around. There is a train station just a few minutes walk down the road that takes you right into the city, so you don't necessarily need a car.

    From a purely selfish perspective, I would love to keep this place a secret because I'd definitely want to return and hope it won't be booked ;) Thanks Abby!

  • We had a great stay at Abby's. She is a wonderful host: helpful, attentive, and just very kind. The place is beautiful, well located and clean with all important amenities included, better than what most 5 star resorts offer. Should we ever come back to Melbourne, we would definitely try to stay at her place again. All thumbs up!

  • We spent 8 days in the pool house and loved every minute of it. Abby is a wonderful host and made us feel perfectly welcome. When we arrived we found a fresh loaf of sourdough bread and the fridge stocked with goodies including a bottle of wine! Access to the pool house is private and easy, and getting to and from the city by train was extremely convenient. Our only complaint is with Melbourne's unpredictable weather! We had visions of lounging by the pool, but had to settle for a soak in the spa (which was very nice!) with the umbrella up to keep the rain off. If we visit Melbourne again we'll try to stay with Abby again - and maybe we'll get a chance to swim in the pool!

  • I had a great stay at Abby's Pool House in Kooyong. I enjoyed the contrast between the buzz of the city and the serenity of the pool house which is only a short train ride from the city. Abby thoughtfully texted me one day to ask if I'd like the spa to be heated up, for when I returned that evening. I had a spa in the delightful garden as the rain fell gently (an umbrella had been placed over the spa...) and the sun set. All of the amenities were excellent. I will certainly recommend this place as a perfect place to stay in Melbourne.

Hi. We are privileged to live in a lovely part of Melbourne. We have two grown up kids at Uni and one child still at school, and one small friendly dog that lives mostly inside. I am self employed and work mostly from home, which is ideal for having guests come and stay. I love walking, cycling, cooking, reading, theatre, live music and travel and I try to keep up-to-date with what is happening in and around Melbourne, so I am able to recommend restaurants, activities and festivals. I am particularly fond of quirky events around town and am always dragging someone along! When we travel we forgo the homogeneous chain hotels and stay in anything from camper vans to B&Bs to boutique hotels - accommodation that reflects a bit of the culture around us. I particularly love destinations that offer an insight into a completely different way of life. I look forward to welcoming you to our part of the world and giving you some great tips on Melbourne.
