I'm now a licensed innkeeper in Austin Tx. My rates include all local hotel taxes.
The Bouldin neighborhood is one of Austin's hippest areas with plenty of fun things to do and places to eat, drink and be merry. All of the pictures of the Bouldin Neighborhood on Airbnb's site, are within 4 blocks of my house. It's a great walking/biking neighborhood. I I like to say you're within 3 miles of most anything you would probably want to do here.
I’m a working artist and avid live music fan. My house has hosted weddings, house concerts, commercial film shoots, music videos, graduations, wrap parties, fundraisers, “after-the-gig” salons and the infamous “1st Sunday Potluck” every month for 10 years. If walls could talk they’d tell you to come on in pull up a chair and have a good time. This property has been most often described as the real Austin deal.
This is a 2 bedroom 1 bath house on 1/3 of an acre, 1.5 miles from downtown. My decorating style is eclectic and artsy. Or as my grandmother calls it, “Early Garage Sale”!
The room has 1 twin and 1 double bed. So 3 people can fit in the room.
Most important to SXSW attendees is the house is super close to the center of SXSW action. It takes 10 minutes to get to the convention center by bike. Coming home is uphill, so it's more like 15. I’m 2 blocks from S. Lamar- lots of venues and restaurants. 4 blocks from South 1st-lots of trendy food trailers and restaurants. And 8 blocks to South Congress. That’s right, THE world famous South Congress. A stones throw from my property is Thai Fresh and Thrice coffee house and venue. 3 blks away is Bouldin Creek Café and Polvo’s Mexican restaurant. Zilker Park- 2 mi., The Long Center-1 mi., Convention Center- 2 mi, Capitol 3 mi.
-this room now has a double bed with a single added upon request.
- I'm right on the official City of Austin bike bath. It's extensive.
- #5 Bus is right next to my house
- It's good for events but there is an extra charge
- Kitty- corner from Twin Oaks Library
- Corner store is behind my house but HEB is .75 mi and Whole Foods is 1.5 mi.
-Yo hablo Espanol!
-The house is about 10-15 minutes from the airport and is a cheap taxi ride.
My art studio is on the property as well as a 600 sq. ft apartment. Plenty of privacy between both. It's also on Airbnb. The apt sleeps 3. And then there’s “The Porch”. I’m proud to say it’s inspired songs and paintings. No really. Someone showed up one time with a painting of my porch as a hostess present. It’s a wrap-around that’s 14' wide on the North side.
Security deposit is $200 for short stays. For stays longer than 2 weeks the deposit is $500. This will be returned by Airbnb a couple of days after check out. 1 pet is allowed. A cleaning fee of $60 will be added for stays longer than 6 nights. There's a fee of $20 a night for your pet.
I do have two dogs and 1 cat that will be on the property.
I'm an Austin native and a wealth of resources and information. Knowing a local is like gold when you’re traveling so ask anything. All in all, we're pretty accommodating. I want to show you why Austin is the best place in the world to have fun and see great music.

Gretchen was a delightful and accommodating host. Her house is awesome and if you love dogs, you will definitely fall in love with her pups! In addition, the location is super convenient and close to great restaurants, bars and downtown.
I had a very enjoyable long weekend stay at Gretchen's home. She was very accommodating in many ways. I even was able to check in at 11 pm which allowed me to catch a show beforehand. Place is exactly as described and her other housemates (the dogs) knew how to be good hosts as well. I'd recommend her place easily for a couple, a couple of friends or someone on his or her own like I was. I can easily say I will check with her first when I return. Also it was an easy walk to South Congress, South First and South Lamar. This is coming from a non-walker. I even found it fine to walk downtown, but it is best to find a spot to stop in along the way. This is easy to do in Austin.
Gretchen's house is great, very cool and in a great spot. Gretchen was fun to talk with and has 2 great dogs. I would have loved to have spent more time with her.
Gretchen was a very gracious host who accommodated me very last minute and my two friends who showed up unannounced. The house was very comfortable and in a great neighborhood.
Gretchen is an awesome hostess! I had great time getting to know her, talking about art with her and learning about the way of living in Austin. Gretchen's vibrant artistic home is uplifting, just like the guest bedroom where I stayed at. I wish I had had more time to enjoy the porch - it is a haven for painting, drawing, reading and meditation. Thank you Gretchen and all the best to Betty - the star of the purple armchair!
I loved Gretchen, her house, and her warm, friendly hospitality! The house, porch, and grounds were exactly what I was looking for: Austin designer eclectic-chic! The porch and back yard are to die for. I woke up and did yoga on the porch overlooking the big backyard in the morning and sat out there late at night when I returned home. Loved Bouldin Creek and walked to nearby (2-3 blocks, maybe?) Bouldin Creek Cafe almost every morning. Amazing coffee and breakfast with locally sourced ingredients . . . don't miss it! Gretchen is awesome and hilarious and kept me in stitches with her stories; she is also a font of useful and interesting knowledge about Austin. I would definitely stay with her again and definitely recommend staying with her!
Myself and a friend have just arrived home after staying with Gretchen in Austin for six days, our first visit to the city. This place could not have been more perfect. The house is absolutely wonderful, full of amazing artwork, gorgeously decorated, spacious, with an incredible porch that you can sit and talk on for hours. It could not be any better and the location is just perfect. A very quirky neighbourhood with a short walk to amazing cafes, restaurants, vintage and vinyl record shops, food trailers ... bus stop also close by for trips further afield.
As if all of that is not enough, then there's Gretchen herself. She is wonderful. One of the best parts about visiting Austin for us was getting to sit and talk to Gretchen about anything and everything. She has had a fascinating life and tells the most funny, witty and entertaining stories. It was a pleasure to meet her and we genuinely hope to see her again sometime soon.
I will recommend her place in a second to anyone thinking about visiting Austin. Thank you so much Gretchen!
Staying with Gretchen, a true Texan and Austinite, was a great experience. She gave us a lot of good tips about the town and even about Houston ! The garden was amazing and Gretchen created a really cosy and cheerful place. We definitely recommend it !
We moved to Austin from New York and needed a place to stay while we ran around apartment hunting. We liked Gretchen's place for the friendly and eclectic vibe we saw in her photos and were happy that it more than fulfilled our expectations. Gretchen was a very warm and welcoming host, respectful of our privacy but more than willing to chat it up with us and share great stories of her time in Austin, as well as spot-on recommendations for food and entertainment nearby. She's also a cinephile who loves documentaries and television, and being filmmakers ourselves we enjoyed dishing recommendations! The room itself was cozy and more than comfortable for two people, and the house is filled with all sorts of funky art that you can lose yourself in for hours if you give it the opportunity. We especially enjoyed spending time on the spacious porch with our dog and Gretchen's dogs, Betty and Repo - they all quickly became great friends! Highly recommend this place if you're looking for a laid back, authentic Austin experience during a stay in town.
The room at Gretchen's house was perfect for our long weekend stay with our dog. The entire home was clean and accommodating, directions and parking was easy and Gretchen was helpful and kind without being intrusive. The location is great. Coffee, food, convenience store, library all within easy walking distance. Shops on S. Congress and Zilker Park and Barton Springs are brief bike or drive away. Even in the heat we loved lounging on the huge porch...our Austin friends preferred to come over to "our" place because it's a great venue. Would absolutely stay here again.
Also, Gretchen was especially sweet to my visiting mom whose exact words were "I really like that lady." :)
