Great location
100% of recent guests gave the location a 5-star rating.
Tucked away among the majestic cypress & oaks on the Withlacochee River, The Guesthouse calls you to leave the modern world behind yet still enjoy all the creature comforts of home. Wake up refreshed in a king-size bed, prepare meals in a fully equipped kitchen & just relax in your well-appointed & spotlessly clean waterfront getaway. Take a kayak trip on the river, ride the 46 mile Withlacochee State Trail, or just be lazy in a hammock with a good book and a cold drink.

The space
Comfort meets cozy in your 2 bedroom, 1 bath cottage. Dine alfresco on the deep front porch or relax in the hammock with a good book.
Step out the back door and drop a kayak in the Withlacoochee River for a fun day of fishing or just float along and check out the abundance of wildlife. We offer 2 single and 1 tandem kayaks to use while you're here.
Enjoy direct access to the Withlacochee State Trail, 46 mile paved rail trail that will soon be part of Florida's Coast to Coast Connector. If you don't have your own bike, we have two that you're welcome to use during your stay.
There is a public boat ramp about a 1/2 mile upriver from us. If you have your own boat (no airboats please), you're more than welcome to launch from there and keep it tied up behind the Guesthouse while you're here. We have room for small trailer parking. If you're planning to fish, you will need a freshwater fishing license and we ask that you do NOT clean or cook your catch inside the Guesthouse. Catch and release is encouraged:)
Our Guesthouse is an updated "vintage" mobile home and we try to anticipate all of your needs. We are committed to providing you with an exceptionally clean and comfortable stay. We are travelers ourselves and had a checklist of "must haves" when we started hosting:
*An exceptionally clean space
*A really, really comfortable king size bed
*An abundance of pillows, some flat and some fluffy
*A fan in all the rooms
*Comfortable seating, both inside and out
*Lots of tables and lamps for drinks, books, laptops, etc
*Lots of surface area in the bathroom for toiletries
*Quality cookware & utensils, large bowls for salads and serving, food storage containers, foil, sandwich bags, & a few spices.
*A "junk" drawer with paper, pens, tape, etc.
*Instructions for the TV & Remote
We do have neighbors and they are awesome (some are weekenders and others live here full-time). Please do not trespass on their property.
There is a reverse osmosis water filtration system under the sink and the drinking water is delicious! Don't forget to pack a refillable water bottle. The nearest restaurants and grocery stores are about a 15-20 min drive.
*NOTE: Wi-Fi is a constant challenge here. We do the best we can with what we have but it's sometimes down and always finicky. You can usually check email and sometimes stream a movie, but zoom meetings, gaming, or other internet activity that uses a lot of data are not allowed. The Guesthouse is equipped with a TV and a DVD player and a huge library of movies. I would also recommend downloading binge-able shows onto a thumb drive to play while here:)
*ANOTHER NOTE: While we are located in the woods, we do have neighbors and they have been really great about our hosting. We'd like to keep it that way so there is zero tolerance for noise. Quiet hours from 10pm - 7am are strictly enforced.
*AND YET ANOTHER NOTE: Please, please, please read the house rules BEFORE booking! We love hosting and want the experience to be amazing for both our guests and ourselves.

We hear that last comment ALOT. While our minimum stay is just two nights, we recommend you stay at least three to be able to really enjoy the area, especially if you're traveling more than a couple of hours to get here.

Where you’ll be

Brooksville, Florida, United States

Our neighborhood is a mix of full-time retirees and part-time weekenders. Our neighbors are great because our guests are great! Quiet hours from 10pm - 7am are strictly enforced.
We are located on a peninsula and it's likely, if you pay attention, that you will meet our resident owl "woo" comes in at night and hunts for insects and small critters. He's a big bird now but we watched him fledge right here in our front yard this spring (2021).
Outside our neighborhood are preserves, pastureland, the river, and tons of wildlife. If you get up early for a walk or a bike ride, you'll likely see deer and turkey. Later in the afternoon you can see the tortoises on the trail. All day long you'll see an abundance of birds (hawks, pileated woodpeckers, limpkins, owls, hummingbirds, etc.) as well as the occasional alligator and turtles in the water.

I love to travel and enjoy hiking, kayaking, and cycling as well as exploring cities, museums and historic sites, especially old churches. I love good food, red wine and craft beer.
