This beautiful 2,800 sq. ft newly renovated house is stylish, comfortable, clean, & clutter-free. Furnishings are a mix of modern & flea-market finds create a unique modern-rustic charm. It's vast open 2-stories provide guests plenty of space to share as a group with plenty of privacy if desired. The living room is a spacious area with high vaulted ceilings & a stone fire place. It's a great room to enjoy board games, sip wine, or sit by a cozy fire. The yoga room at the other end of the house is a great place to relax alone, watch a movie with a group, or serve as a play room.
A spiral staircase separates the 3 bedrooms upstairs from the 1 bedroom downstairs. No 2 bedrooms share a wall. All beds have allergen-free pillow & mattress protectors. 2 of the 3 bathrooms have radiant heated flooring. The master bath has a luxurious modern free-standing tub. Luxury linens & towels are provided.
The large cook's kitchen comes equipped with stainless steel appliances as well as other cooking tools. We provide a kitchen inventory and supply list to assist with any planning. A large island with bar stools sits in the middle of the kitchen and off to the side a sitting bay window nook looks out to a mountain view. The dining room is separate area with seating for 8, perfect for a dinner party. The large front deck is also great for entertaining. A smaller deck in the backyard is great for star gazing and comes with an outdoor shower.
We provide an activity sheet upon booking so you can be sure to make the most of planning your trip upstate. This is an ideal getaway for family, friends, or romantic occasions.

1. CHECK-IN / CHECK-OUT TIME
Check-in time is 3PM. Check-out time is 11AM. No Early Check-in and no Late Check-out without prior written approval. There is a $250 charge for an Early Check-in and Late Check-out without prior written approval. Rates are available for an early check-in or a late check-out. If you are interested please inquire.
2. MAXIMUM OCCUPANCY - 10 GUESTS
We de not allow more than 10 guests. Violation of our maximum occupancy results in the loss of entire Security Deposit. There is an additional rate of $50/guest/night for groups over 8 guests. There is a charge of $100 per person per night for each guest over 8 guests without prior permission. Absolutely No Events, Weddings, Film or Photo Shoots. Any such events or activities will be subject to a commercial rental rate of $5,000/day charge plus damages.
3. PET POLICY
The only pets we allow are dogs. A maximum of two dogs are allowed. Pet fee is $100/dog. Pet fee increases after one week. Dogs must be pre-approved before they are allowed at the property. Bringing a dog without prior approval results in $500 charge per dog. Pets are not allowed on the furniture. Dog owners are responsible for picking up pet's refuse. There is a $50 charge for not picking up pet refuse.
Parking is limited to 5 vehicles. There is no parking allowed in the garage for any reason. The garage is for disposal of trash only. Parking on the grass is strictly prohibited. The leach field is located between designated parking and the front deck never to be driven on - a very costly repair. Any and all damage to the leach field will result in repair fees.
Waste Management picks up trash from the garage. Please make sure the trash and recycling are placed in the bins in the garage Sunday night for early Monday morning pick-up. There is a $50 dump fee for not taking trash to the garage and/or leaving more trash than bins can hold. To prevent animals from getting in the trash:
KEEP THE DOORS TO THE GARAGE SHUT AT ALL TIMES.
DO NOT LEAVE ANY TRASH BAGS OR WASTE BINS OUTSIDE.
OPEN THE FLUE BEFORE STARTING A FIRE IN THE FIREPLACE. CLOSE THE FLUE AFTER USE. Tenant is responsible for removing used logs, embers, and debris from the fireplace after use. We provide a small black ash bucket located inside the house and a large silver ash bucket located outside by the driveway for you to safely discard this debris. Never leave burning or smoldering logs or embers unsupervised inside the house. There is a $25 charge for not cleaning the fireplace after use. NEVER LEAVE A FIRE UNATTENDED.
Place all dirty dishes in the dishwasher, add dishwasher soap located under the sink, and set on the run cycle before departure. We provide liquid dish soap if hand washing is preferred. There is a $50 charge for leaving dirty dishes.
8. BBQ GAS GRILL
Brush the grill clean after use and confirm the propane valve is turned off. There is a $25 charge if the grill is left dirty.
9. LINENS & LAUNDRY
Keep dirty linens in the bedrooms and dirty towels in the bathrooms. The cleaner will collect all dirty laundry to wash.
10. HEAT & A/C: SET ACCORDING TO SEASON
1) Keep temperatures between 55-75 degrees during your stay.
2) Lower the three thermostats to 55 DEGREES before departure.
3) Using the remotes turn the two Heat wall units OFF before departure.

Leaving doors and/or windows open in conjunction with running HEAT or A/C results in a $200 charge.
11. PROPERTY CONDITION & DAMAGES
All damages result in cost of replacement and/or any repair costs. Tenant has two hours from arrival to report any damages that are present when they arrive. If there is no report of a damage, tenant assumes responsibility of damages incurred during the rental period. Furniture, electronics, and artwork are not to be moved. Premises left dirtier than what is considered normal will result in additional cleaning costs. There will be a $50/hour charge to restore the house to it's original arrangement if furniture, electronics, and/or artwork are moved.
We provide two sets of keys. Both keys must be returned to the lockbox at end of your stay. There will be a $200 charge to pay for re-keying all locks if keys are not returned the same day as check-out.
13. NO SMOKING
No Smoking is allowed inside the house. Smoking inside the house results in the loss of entire Security Deposit. Smoking is permitted outside. There are cans provided by each door for cigarette butts. There is a $50 charge for leaving cigarette butts on the property.
Outdoor noise should be kept to a minimum after 10PM.
Please respect the rights of the surrounding property owners.
Please do not create noise or disturbances likely to annoy the neighbors.
No parties. Having a party falls under a large gathering and results in a $5,000/day charge plus damages.
15. STORM / OUTAGE POLICY
No refunds will be given for storms, road conditions, or outages.
Alexis (he) grew up in Amsterdam. He enjoys art, design, traveling, cooking, and photography. Bobbi (she) grew up in New Mexico. She enjoys art, design, traveling, and being creative with color and texture through art and interior design. Alexis and Bobbi met working in the film industry. He worked in the camera department, and she worked in the art department. In between film projects the two found a passion for renovating investment properties and setting them up for travelers seeking comfortable accommodations with a sense of style. After 10 years living in Brooklyn, Bobbi and Alexis finally took the plunge to move upstate so they could raise their daughter in the country. They both love living in the hudson valley where they can continue to nurture their passions for food, art, film, and real estate.
