Comfortable victorian terraced home with 3 double bedrooms available for guests.
This bedroom has an en suite shower room and a TV with DVD. It overlooks gardens and the woods at the back of the house. Tea and coffee making facilities are available in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
You can eat your breakfast in the kitchen at the back of the house or in the dining room and take in the views across the bay.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge. This is usually served in the dining room, we will set the table for you and try to make you comfortable.
However, if you would like us to make you a full breakfast with all the trimmings we can do this for £5 pp (this breakfast fee is payable on arrival as it is not included in the booking fee). If you would like this service please let us know when you book, so that we can shop.
(For guests flying into London who may want to come here by train please be aware that your route should take you via LANCASTER to Grange-over-Sands, and not Windermere as there is no train line from Windermere to Grange).
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away. For the foodies among you Cartmel is also home to the famous l'enclume restaurant, as featured on 'The Trip'.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to make use of this service please let me know in advance, so that I can see if my friend is available.

We are a no smoking house, therefore would request no smoking inside, but you would be welcome to smoke in the garden.
If you would like to use the kitchen to cook an evening meal, prepare a 'ready meal' or a takeaway we are happy to oblige, we just ask that you let us know in advance so that we can leave you space and time.
Absolutely delightful to stay with this lovely couple. We caught up with our laundry and Tom was so knowledgeable with directions and history about the local area. We felt like having a private guide . Thanks to him we got to see some interesting Roman wall which GPS won't lead you to that way !
Staying at Hat and Tom's place couldn't have been more pleasant. The house and bedroom were very comfortable and clean, and the hosts made us feel right at home. The location was short walking distance to the Grange-Over-Sands train station as well as a local golf course, and Cartmel is just a 10 minute and 9 pound cab ride. Hat even offered to drop us off the first night.
There is a great view from the house over the tidal basin, just not from bedroom 1 where we stayed. Continental breakfast was unexpected but very good as well.
I would (and will) highly recommend this home to anyone visiting Grange-Over-Sands, Cartmel or the Lakes District.
We stayed for 3 nights at Hat's house and it was amzing. She and her husband are really nice people and they gave us some great recomandations for trips around Grange. The rooms are very nice and guarantee a nice athmospere during the whole stay. I highly recommend it.
Hat and Tom were wonderful hosts, very welcoming and the house and room were fantastic. Being unfamiliar with the lakes, we were given great advice about the town and surrounding area. Would thoroughly recommend.
We could have stayed here forever! As fellow hosts I suppose we had higher expectations than most, and I'm happy to say that they were well and truly exceeded. We took Hat's recommendation and went for a lovely stroll along the promenade, got some fish and chips for tea and made the return journey through the lovely town centre. Slept like a log in the very comfy bed in the beautiful room. In the morning we had a lovely breakfast. We could not have asked for more, and look forward to staying here with Hat and Tom again.
There aren't enough adjectives to describe how wonderful our stay with Hat & Tom was. They are so welcoming and kind, their home is lovely & cosy, the bedrooms comfortable and clean. The breakfast of "cereal and toast" is understated! Easy access and good parking. We will be back one day!
