Comfortable victorian terraced home with 3 double bedrooms available for guests.
This bedroom has an en suite shower room and a TV with DVD. It overlooks gardens and the woods at the back of the house. Tea and coffee making facilities are available in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
You can eat your breakfast in the kitchen at the back of the house or in the dining room and take in the views across the bay.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge. This is usually served in the dining room, we will set the table for you and try to make you comfortable.
However, if you would like us to make you a full breakfast with all the trimmings we can do this for £5 pp (this breakfast fee is payable on arrival as it is not included in the booking fee). If you would like this service please let us know when you book, so that we can shop.
(For guests flying into London who may want to come here by train please be aware that your route should take you via LANCASTER to Grange-over-Sands, and not Windermere as there is no train line from Windermere to Grange).
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away. For the foodies among you Cartmel is also home to the famous l'enclume restaurant, as featured on 'The Trip'.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to make use of this service please let me know in advance, so that I can see if my friend is available.

We are a no smoking house, therefore would request no smoking inside, but you would be welcome to smoke in the garden.
If you would like to use the kitchen to cook an evening meal, prepare a 'ready meal' or a takeaway we are happy to oblige, we just ask that you let us know in advance so that we can leave you space and time.
Hat and Tom are brilliant hosts and we really enjoyed our stay at their beautiful home. We arrived by train and the house is just a short walk from grange-over-sands station. We were immediately made to feel very welcome, Hat and Tom are really friendly and were more than happy to give us advice about the local area and the lake district. Hat very kindly scanned a map for us so we didn't get too lost on our walk up the langdale pikes! The room was big and comfortable and had everything we could need - towels, hair dryer, tea, telly, excellent ensuite shower. We really enjoyed our breakfast in the front room with an amazing view across Morecambe bay. Perfect start to our weekend in the Lake District!
Amazing experience! Not only is the room equipped with everything you need you also get to use the gorgeous kitchen whenever you like (we made a meal every night) and we were given our very own living room, with roaring fire, sea views and TV and DVD player - and loads of books. Breakfast was delicious and we were made to feel so very welcome. The house is beautiful and filled with interesting art and things... I'm looking forward to our next visit! Location is beautifull too - the promenade walk is like something out of a story book and great for a morning run.
Hat's place is beautiful and perfect. Great start to our exploration of the Lakes District. Couldn't complain of a thing and would definitely stay here again.
My boyfriend and I stayed one night at Hat & Tom's beautiful & cozy home in early January 2015. Hat & Tom are lovely hosts. We were made to feel very welcomed in their home throughout our entire stay.
I arrived at their place very early in the morning on my own. While I was waiting for my boyfriend to arrive, I had nice chats with both Tom and Hat. They know the area very well and they shared with me loads of local information.
The house is conveniently located within short working distance (about 5mins) to the train station. The town centre, which has several banks, a supermarket, some coffee shops, a bakery and a butcher etc, is about 15 mins walk away.
The room is very clean and quiet (located at the rear of the house). The bed was very comfortable. There are two lounges in the house ( one with gas fire and one with log fire). The kitchen is well equipped. We have used it to heat up our pre-prepared lunch and dinner. Breakfast was simple (we did not pay extra for the full breakfast) but more than adequate to us. There were orange juice, coffee/tea, toasts, cereals, homemade jams and lots of fruits. If we were to stay for longer, we would definitely try the full breakfast as Tom seems like a superb cook, I am sure the full breakfast will be delicious.
If anyone is planning to visit the nearby Cartmel (where there is a Michelin star restaurant), I would recommend to stay with Hat & Tom's rather than staying at Cartmel. We wish we did, as it would have saved us lots of money.
Really lovely bed and breakfast. We stayed here for just one night on very short notice and Hat was incredibly accommodating. Beautiful house overlooking the sea, huge ensuite bedroom, the most wonderful hosts, and a gorgeous breakfast in the morning too. It was just like staying with family. We only wish we had longer to explore the town!
Superb!!! Hat and Tom are very lovely. The house is so beautiful and comfy, nice view, relaxed. If you would like to find the place to live...please choose Hat's house.
This was a great experience - a really lovely view of the ocean from the door, along with Hat and her Husband being very flexible with our needs. We were in the vicinity for the Kendal Film Festival and so arrived late the first night and Hat was gracious enough to ensure this was not an issue.
The bedrooms were all well appointed and the atmosphere great.
