Comfortable victorian terraced home with 3 double bedrooms available for guests.
This bedroom has an en suite shower room and a TV with DVD. It overlooks gardens and the woods at the back of the house. Tea and coffee making facilities are available in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
You can eat your breakfast in the kitchen at the back of the house or in the dining room and take in the views across the bay.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge. This is usually served in the dining room, we will set the table for you and try to make you comfortable.
However, if you would like us to make you a full breakfast with all the trimmings we can do this for £5 pp (this breakfast fee is payable on arrival as it is not included in the booking fee). If you would like this service please let us know when you book, so that we can shop.
(For guests who may want to come here by train, either coming from Scotland or the south, please be aware that your route should take you via LANCASTER to Grange-over-Sands, and not WINDERMERE as there is no train line from Windermere to Grange. You would have to take 2 buses from Windermere to Grange).
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away. For the foodies among you Cartmel is also home to the famous l'enclume restaurant, as featured on 'The Trip'.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to make use of this service please let me know in advance, so that I can see if my friend is available.

Please note that we prefer guests to check in before 10pm, thank you.
We are a no smoking house, therefore would request no smoking inside, but you would be welcome to smoke in the garden.
If you would like to use the kitchen to cook an evening meal, prepare a 'ready meal' or a takeaway we are happy to oblige, we just ask that you let us know in advance so that we can leave you space and time.
The Robson's were very friendly and naturally hospitable hosts. Everything we needed for a comfortable stay was provided and a bit more. They recommended a lovely walk and cafe in the area, which we really enjoyed. The breakfast was also lovely, and it was very easy to get to Windermere from their home. Bed & shower were both of a high standard. Thanks for the great stay!
Hat and Tom were very sweet, making us feel very welcomed into their lovely home. Their place is just under a 10 minute walk from the train station and about 15 minutes from the town center where there are a few cafés and restaurant. The home is charming, very clean, and the bed was extremely comfortable. While in the area, we chose the "Mountain Goat" tour company to take us around to see the Lake District. I highly recommend Mountain goat of you're not taking your car, as they have a pick up location around the corner from Pat and Tom's house. Our stay couldn't have been more pleasant and convenient for our short time in the Lake District.
Hat's place is amazing! The location is so good that you can see the bay from the front door. And just few minutes walk through the promenade which lead to the town center. The room itself is also fantastic, spacious and tidy, benefit from its en suit. Both the room and bathroom are well equipped which brings lots convenience. Hat and Tom are such kind and sociable couple who gave us their home baked cookie which is beyond tasty; and gave us so many useful suggestion on our trip. Plus, their garden is really a treat if you have time to sit in there. I would definitely stay with them again if I come back to the Lake District.
Helpful host giving us lots of tips on local attractions. Eating area allowed us extra space to read our books and plan our ongoing trip.
