Comfortable home in lovely family neighborhood. No neighbors behind, backs to the Urban Trail and Thorpe Park. Only 1 mile to downtown & 24 minutes to the base of Snowbowl for skiing. Enjoy the mountains, delicious food, quaint coffee shops & Flagstaff's unique culture. Ideal location just north of town if heading to Grand Canyon, avoid traffic with direct access to Route 180. The space
Fully equipped, cozy family home! Strong Wifi and 2 smart TVs, main TV includes Youtube TV subscription with NFL ticket. Four huge bedrooms, master and one secondary bedroom downstairs, 2 additional bedrooms upstairs. Master bedroom with ensuite bath features a king sized bed and TV, 2nd bedroom downstairs has 2 queen sized beds, plus a trundle offering 2 more twin sized. Full hallway bath also downstairs. Upstairs you will find an additional half bath and 2 more gigantic bedrooms with 2 queen beds each, for a total of 9 beds! Steps to the second level are steep, those with mobility issues can opt for downstairs bedrooms. Nicely remodeled, this home feels welcoming and warm. PLEASE SEE PET POLICY in "Other Things to Note" below, PETS ONLY ALLOWED IF GUESTS AGREE TO THE POLICY AND WHEN PET FEES AS DESCRIBED ARE PAID PRIOR TO CHECK-IN.

Other things to note
PET POLICY: We are dog lovers, but hesitated to allow them. Our cleaners do charge more therefore we must charge a pet fee: $75 for 1 dog, $50 for a 2nd dog. The pet fee to be collected prior to arrival, guests must accept the request sent via Airbnb prior to receiving check-in instructions. Any damage by pets will be additional. Pets allowed only downstairs, in living, tiled areas only. Pets not allowed in carpeted bedroom nor upstairs, and pets are DEFINITELY NOT ALLOWED ON BEDS or furniture. AND YOU MUST PICK UP AFTER YOUR DOGS IN THE YARD!! If unwilling to commit to those restrictions, please do not book our house. Our cleaning crew has rebelled and will not service my house if they have to spend that many hours removing pet hair from all the furniture, linen and blankets. Thanks for your cooperation so we can continue to allow our furry guests.

Interim Cleaning: Any stay over 4 weeks will require an interim cleaning every 2 weeks. Cost of additional cleanings to be shared by guests at 50% (we will pay the other half)

Please note that patio furniture and BBQ grill are stowed away for the winter (November-March) every year.
