The space

Private, gated, spacious, modern, twe story open planned house overlooking 120 meters of the Chirripo River with breaohtaking views of Mountain Peaks, Virgin Rainforest and the San Isidro Valley.

Guest access

Guests will have access to the entire property, which includes covered parking, bbq area, garden, orchard, vegetable gardens, fish pond and 120 meters of river front. The property is protected by a two meter high concrete wall with large wooden gates that can be locked to ensure privacy and security during your stay.

Interaction with guests

We live in another house on the property, about 50 meters from the main house, but it is private and has it's own entrance from the street.
We will require occasional access from the main gate to the vegetable garden and for river access. We will not approach or enter the house without prior approval.
The gardener comes for a few hours each day, but will not disturb you or come close to the house before 9.00am.

The neighborhood

Our neighbourhood is a mixed Tico/Gringo community that gets on very well together. The locals are extremely friendly and will always say hello.
There is a small grocery store that sells limited fruits and vegetables and dried goods just a 10 minute walk up the road.
On the way to the store, you will pass the cheese farm, where you can buy fresh swiss style cheese, fresh milk and yoghurt and local organic coffee. You will also pass the Xamaritan chocolate factory, where you can buy coffee, cakes and hand made chocolates, as well as partake in a chocolate workshop.
You can also make a call for a freerange farm eggs and chicken delivery or take a longer stroll or short drive up to the trout farm, where you can fish for your own trout and have them cooked their for you or bring them home for the grill!

Getting around

There are public busses that run from outside the store between San Gerardo and San Isidro throughout the day.
If you wish to arrange a driver for a ride or for a few hours, then this can be arranged locally for a small fee.

Other things to note

We have pets that live in our house on the property (3 dogs and 1 cat). Please do not feed any of the animals and remember to send Smooki (the cat) home by latest 9.00pm. :) Thanks

1. Smoking is allowed outside only.
2. No outdoor shoes are to be worn inside the house.
3. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. Pets are not permitted on the property.
8. Housekeeping: There is no daily housekeeping service. Linens and bath towels are included in the house and laundry service is available. We suggest you bring beach towels. We do not permit towels or linens to be taken from the premises.
9. Fireplace: The fireplace is permitted to be used under supervision of an adult and extinguished prior to retiring to bed. The wood stove on the balcony is solely ornamental and should not be used. This may result in the forfeiting of your security deposit.
10. Toilet and Septic: The WC is on a septic system. The septic system is very effective; however, we ask you to NOT FLUSH anything, other than paper down the toilet. Please use the bin provided. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to the full security deposit.
11. Storms:
If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" in which case we will refund:
•Any unused portion of rent from a guest currently registered; or that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

Please note. The Mountain roads in Costa Rica can be curvy and steep and sometimes gravely or muddy. We highly recommend four-wheel drive and do not refund due to road conditions.

12. Trash MUST BE SEPARATED as follows:
1. Regular dry trash (grey bin by garage)
2. Recyclable trash (yellow bin by garage)
3. Organic waste (compost at end of garden)
4. Food scraps...meat, dairy etc.(in river or give to Oldemar the gardener to dispose of)
Failure to separate the trash as instructed above will result in forfeiting $50 from your security deposit.

13. You will be issued one full set of keys on arrival, which will give you access to the two main gates, front door, downstairs storeroom and the safe. If you loose these keys or fail to hand them over on check out, you will forfeit $500 from the security deposit, as all locks will need to be changed

We never actually met Angus and Tania but their caretakers Trevor and Amanda were extremely helpful and friendly as well as Angus being very prompt with his reply's even though he was away. We really appreciated all the help when traveling in a country that we had never been to before! The property itself was absolutely gorgeous.. the pictures just don't do it justice! If you're looking for some good food we highly recommend El Pelicano which is right up the road. We called Marcos about horseback riding, and although he knew no english, he took us on an absolutely beautiful ride, highly recommended. Overall you cant go wrong staying here, we had the greatest week!

This was a once in a lifetime experience for us. We have talked about taking a trip to Costa Rica for years. Ann is a 5th grade teacher and we love to go somewhere different during her spring break every year. When we saw Kubla Khan was available for the right dates, we jumped at the chance and booked it. We are so glad we did! We spent a week in paradise! The sound of the rushing water and frogs croaking lulled us to sleep every night. No need for a white noise loop. Mornings were our favorite. Opening the folding doors and letting the pure mountain air in and lying in bed while the sun peaked over the mountain tops is an experience we will not soon forget. The area is a virtual treasure trove of flora and fauna diversity. We enjoyed hiking and exploring nearby and headed to the beach one day for a change of pace. Angus and Tania were not there during our stay and we were a little disappointed we didn't get to meet them and benefit from their knowledge of the local area. All in all this was a wonderful experience and we highly recommend it!

We had an unbelievable stay at Angus's place. The surrounding area provided just enough activities to do, without being overwhelming. The river behind the house was absolutely a highlight for us, spending most of our days hanging out and swimming. Angus and his wife were so nice and hospitable.

This was by far the best vacation of our lives. It was 4 of us, 2 couples, and we never felt more relaxed and at peace during a vacation. If you want to get away from the tourist area and stay off the beaten path this is the way to go! The house is incredible and the land is breathtaking. Pick fresh fruit and veggies from the garden, or go take a refreshing dip in the river right below the house! Make sure to check out the town 2 minute walk up the hill, there is a cheese, and chocolate factory, as well a nice bar and bistro! We were so surprised at how much there was to do as we expected to just relax at the house, make sure you rent a car so you can explore the local area thoroughly! Thanks so much Angus & Tania, we had a trip of a lifetime because of you guys!

We decide to take our daughter on vacation for he ninth birthday and opted for something off the beaten track, clean air, wildlife flowing rivers, great food, the list goes on and on. We found it with Angus and Tania and their magnificent vision high in the Talamanca mountains in Costa Rica. The pictures you see on Air B&B do not lie. This home is a dream. The drive from San Jose was a long four hours winding up and down through the mountains. Its very scenic, make sure you rent an SUV, preferably with 4 wheel drive. The roads are paved but narrow narrowband winding. Its a two lane highway, there is no rushing it. At one point we were driving through clouds , literally, Cerro de la Muerte. Be careful. Angus was waiting at the gate of the house, he ushered us in , introduced us to his garden filled with fruits and vegetables and then the House. Kick your shoes off and take in the view of the rainforest from the expansive verandah, with the roar of the Chirripo River just one hundred yards below your feet. It was magical. We had requested a catered meal using locally sourced foodstuffs for our first night. Angus offered to cook for us and we graciously accepted. I had not done much searching on him so I didn't know what a surprise we were in for. He proceeded to prepare and serve a gourmet 3 course meal, Indian, with everything locally sourced. We paired it with a crisp cabernet sauvignon from Argentina which we had purchased on the drive up. So to our surprise, our host was also a professional chef! He waited on us, explained each serving, its ingredients and how he had prepared it. A delightful meal to begin our stay. That night and every night when you slept, it was to the sound of the river just down the way, it was like being in a dream. The house is all wood and has some edges so be careful not to stub your toes on on some corner. The bathroom was sufficient, I would have preferred it to have brighter lighting. Remember to close up the doors once it gets dark to keep out bugs. There were absolutely no mosquitos at this house. we had plenty of mosquito repellant which we did not use. The kitchen was cool , we cooked several times. You can drink the water from the tap, that was a plus. Please follow his directions to recycle, they take it seriously. Outside is the river at the end of the garden, bloody cold, but the rocks are very warm. The village, Cannan Dd Rivas is very quaint, It has a local cheese factory, a small chocolate factory, and they have a roadside pizza night every wednesday, don't miss it. A mile up the road is Aguas Termales, (Hot Springs) consisting of several pools of hot spring water gushing straight out of the mountain....

We spent a week at Kubla Khan and it was a truly amazing experience. Totally off the tourist grid (but with good wi-fi). Living above a gorgeous river, eating oranges from the garden, swimming, hiking, and just relaxing. Angus and Tania are warm and welcoming hosts, and they went out of their way to ensure that we had a great visit.

Wow!!! Relaxing to jungle tv at Kubla Khan is an experience not to be missed! The hosts Angus and Tania are so welcoming friendly and helpful. We are so grateful to them they provided all the advice and guidance we needed and made sure we had basic provisions for our arrival. Kubla Khan was stunning, so clean and comfortable and provided the peace and tranquility we needed. If you stay (and you should) make sure you visit Cloudbridge reserve and on the way back reward yourself by grabbing a hot chocolate at xamaritan.

My wife, Tania, and I run a Tour Company called Chirriposa Retreats, that specialises in hosting Yoga, Wellness, Art, Photograyhy and Adventure Retreats for Groups, Families and Freinds within Costa Rica and in Europe. We love to spend time at the beach surfing and in the Jungle, but find that a balance between the Beach Lifestyle and Climate and that of the Mountains and Cool River is what makes us love Costa Rica so much. We spend time inbetween Yoga Groups at the house Relaxing, Working on the Property and in the Garden, Growing our own Fruits and Vegetables. The River has a Tremendous Energy and Cleansing Properties...and has even offered up the occasional Trout or two! I highly recommend Diving into the Ice Cold Swimming Hole below the property and then lying out on the Gigantic Black Hot Rocks to warm through.
I designed and built our house along with local builders and take great pride in keeping it well maintained. We enjoy a few home comforts, and may spend the odd Rainy Afternoon Watching a Movie or some Premiership Football on the Television from the Hammock.
Freshly Squeezed Orange Juice is a must in the morning from the Abundant Trees all over the property. Then Bake some Bread and head down to the river to see if I can catch some lunch. Pick some Organic Salads and Herbs from the Garden on the way up to the house. Put the kettle on...a nice cup of tea...and We are set!
