✪ CHECK IN ARRANGEMENTS ✪

■ Standard check-in is allowed between the hours of 2:00 pm and 06:00 pm
■ Later check ins can be arranged between the hours of 06:00 pm & 10:00 pm but we need prior warning for this. There may be an additional fee to pay for this service to cover cost of the staffing needed to ensure someone is on hand to answer any check in queries or assist with any issues in finding the property (this usually is a remote/telephone service).
■ Earlier check-ins as a general rule are unavailable because we need to allow for the property to be cleaned and dressed before guests arrive. We may be able to make special arrangements however this will be subject to approval and availability. N.B. If available, there may be an additional cost for this service.
■ Later check-ins after 10:00 pm are usually unavailable. This is due to the fact that after this time we are not available to help resolve any potential teething issues or issues finding the place. We only like to operate check ins during periods where full support can be made available. We may be able to make special arrangements however this will be subject to approval and availability.
■ As a general rule check in is arranged via "self-check-in". Guests will receive "self-check-in" instructions a few hours prior to arrival. We are unable to send these instructions any sooner for security purposes
■ Any check-in special arrangements must be submitted in writing at least 1 week before arrival

✪ CHECK OUT ARRANGEMENTS ✪

■ Standard check-out must be before 11:00 am
■ Late check-outs may be available however we cannot guarantee this. This request would be subject to approval and availability. There may be an additional associated cost for this service
■ Any late check-out requests must be submitted in writing at least 48 hours before departure
■ Check out instructions will be sent to you the day before you are due to leave

Please note that only the number of guest that have been registered on the booking are allowed into the house. Any more than the approved number reported to be in the property will result in the properties licence conditions being broken. If guests are found to be breaching this condition as well as any of the other house rules then guests will risk losing the entire deposit.

This area is a predominantly a residential neighbourhood. Whilst this location is not prime city centre, it is very close (5 - 7 minute drive) and rates are considerably lower to reflect this. It is also close to the football stadiums and a great central point to facilitate access to the rest of the city. Not only this but if you are arriving by car you can park right outside your doorstep for free and if you are using public transport there are bus stops at the end of the road within a minute walk.

A few local amenities / places that may be of interest include:

■ Supermarkets - 'Lidl' is the closest supermarket located just up the road on the corner of Kensington and Beech St
■There are many newsagents and convenience stores located along Kensington for all the essentials you need
■ Fast food / takeaway - There are a number of local fast food places to choose from including McDonalds (Same location as 'Lidl')many of these takeaways will be available via justeat. In addition deliveroo will usually deliver to this area from city centre restaurants so you have a wide range of choices
■ Parks - Newsham park is relatively close (10 minute walk) and is lovely for a relaxing stroll in the fresh air
