Located off the I-95 and I-64 interchange in the heart of Historic Jackson Ward (overlaps Downtown / Art District), this house is close to everything. Perfect for long stays, traveling business and medical professionals.

The space
The Historic 406 is a modest two-story 3-bedroom 2.5-bathroom home with some modern amenities & lots of old school charm.

What’s Inside:
The KITCHEN includes full-size fridge, glass top range with convection oven, dishwasher, microwave, toaster, programmable coffeemaker, Crockpot, cookware, dishware, glassware, and silverware. There is an exterior door to access the lower rear porch or bring in fresh air if you become overzealous while cooking.

The LAUNDRY room with full-size front-loading washing machine and dryer is accessible from the kitchen.

The DINING ROOM includes dining table (expands to comfortably seat 6), working desk with light, window bench, and exterior access to enjoy the lower rear porch.

The LIVING ROOM includes sofa, chair, ottoman, and decorative fireplace for quiet lounging and relaxation after a long day working or exploring the local area.

The HALF-BATH, coat closet, programmable thermostat, and centrally-monitored security alarm system rounds off all the offerings on the first floor.

Upstairs you'll find two carpeted BEDROOMS and two FULL BATHROOMS available for guest use. Each bedroom has a bed, nightstand, bedside lamp, ceiling light & fan, a chest of drawers, and closet to store your belongings. The master bedroom at the front of the house has a queen bed and comes with an en suite full bathroom with antique clawfoot bathtub to add to its charm. The rear bedroom has a queen bed and offers access to the upper rear porch. Chairs suitable for outdoors are provided for your use. There is a second full bathroom in the hallway. The middle bedroom is NOT to be used by guests at any point during their stay.

In addition to bed linens, blankets, and pillows provided for use during your stay, this home also provides a good amount of natural lighting as well as a few cleaning supplies to get you started off on a good note.

What’s outside:
REAR PORCHES - There is a rear porch on each of the floors. The lower rear porch is accessible from the dining room and kitchen. The upper rear porch is accessible from the rear bedroom. The porches are great places to do a quick check of the weather before starting your day or sit and relax when you want to get a little fresh air and unwind.

COURTYARD - There is a shared courtyard accessible by exiting one of the rear doors on the first floor and walking along the walkway behind the house. Five properties have access. The courtyard includes a seating area and two BBQ pits for your use.

PARKING - There's free on-street parking in addition to paid or restricted parking a block away. Most residents & guests park on the street with little problem. However, effective September 2020, a parking permit will be required on select streets within the neighborhood of Jackson Ward. Visit the City of Richmond site (rva.gov /public-works/jackson-ward) for up-to-date details. For long stays, a visitor's parking pass may be obtained for a fee. Ask host for details.

1st FRIDAYS PARKING: The Historic 406 is surrounded by activities related to the RVA “First Fridays Art Walk” (1st Friday of every month). This is an excellent opportunity to experience the city's art scene & restaurants; however, it does mean parking gets much more difficult after about 17:00 on this particular evening (if you will arrive after this time expect to park up to 6 blocks away).

Guest access
Entire house excluding the owner's storage closet on the second floor inside the property. You will also have access to the shared courtyard. Guests are not allowed to use the property address as their mailing address or residence.

Other things to note
COLD weather tips: The 120+ year old hardwood floors throughout the home can feel chilly. Bring some thick socks or house slippers and a sweater/sweatshirt with you. These items can make a big difference. The thermostat is typically set between 68 and 71 during the day time and could go even lower at night.

WARM weather tips: Use ceiling fans (living room and bedrooms). Heat rises so the first floor is cooler than the second floor. Master suite is the warmest area in the house due to eastern exposure. The thermostat is typically around 80 during the day given most guests are not at home. If you need the thermostat at a different temperature, please send a message via the Airbnb app.

The property shares a common brick wall with one house. The neighbors have two dogs that are quiet most of the day and rarely heard in the evenings.

The property has zero TVs.

There is no private parking, driveway, and the city does not allow street parking immediately in front of the property. Do not park illegally or on private property.

Depending on the total number of guests (adults & children), an additional nightly per person fee may be charged.

Guests are not allowed to use the property address as their mailing address.

A rental agreement will be used for stays 7 or more days. For stays less than a week, an agreement is at the discretion of the property owner.

The middle bedroom is NOT to be entered or used by guests at any point during their stay.

Jackson Ward is a wonderful mix of historical residential homes and architectural gems such as churches and museums. The art centric VCU campus located within half a mile brings liveliness and color to the neighborhood. There are a plethora of coffee shops, art galleries, pubs and boutique shops sprinkled all about the Downtown and Art District, which overlaps Jackson Ward. Walk to dozens of the city's best restaurants (La Grotta, Pasture, Julep's, Mama J's, Rappahannock, etc.), TheatreLAB, the start of the Richmond Marathon, the 2nd Street Festival, First Fridays Art Walk, the Christmas Parade, Richmond Coliseum, City Hall, John Marshall Courts Building, The National, The Library of Virginia, Dominion Arts Center and more! I truly love this area and am happy to offer recommendations based on your interests and palate.

Convenient to I-95/I-64 interchange, Broad St, Belvidere, Leigh Street, and W. Marshall. It’s about a 5-12-minute drive to the James River park system, Maymont Park, VCU, MCV, the Fan, Scott’s Addition, Shockoe Bottom/Slip, Churchill, Carytown and Museum District.
