The apartments are located in a favourable position, close to campo Santa Fosca and Santa Fosca Church, the palace is adjacent to Strada Nuova and opposite the monument dedicated to Paolo Sarpi and the imbarcadero Cà D’oro. The Duke of Zancani had it built in 1820 as a Venetian refuge, close to the Grand Canal, in order to benefit the transports during the process that would have led to the Unity of Italy. With the recent and radical renewal, ended on January 2012, the beauties of the past could be brought to life, renewed in modern key. In this wonderful context two new adjacent individual apartments were created and they can host up to 11 persons. The apartments have air conditioning, heating system, satellite TV, Wi-fi internet connection and all modern comforts.
The apartments are called 1, 2, 3 :
65-square-meter apartment, equipped with design pieces of furniture, modern paintings, refined lighting, wide and luminous windows, all with a view to Venice and canal.
The apartment, with beams at sight, consists of a living room with roomy double davenport, a kitchen with fridge, microwave oven and dishwasher, toaster and kettle. Two bedrooms, one with double bed and the other with a bunk bed and a comfortable restroom with shower. The additional comforts are Lcd 32-inche satellite TV, free wi-fi internet connection, washing machine, ironing board, vacuum cleaner, hair dryer, in the whole apartment air conditioning, and crib for children (upon request).

It can host 6 persons.
is located in the heart of Venice 50 meters away from Campo Santa Fosca and Santa Fosca Church. Close by there is the church of Santi Apostoli, the Venice casino and the fish market. In just 5 minutes by foot you can reach the Rialto Bridge through the Strada Nova and Sestriere di Cannareggio, that represents one of the most beautiful promenades in Venice, among buildings of the XVII century, various stores, antiquities stores and tailor’s shops, museums, bars and restaurants where you can taste the typical cuisine. Walking along the Venetian calle, you can easily reach St. Mark’s Square with the marvellous St. Mark’s Basilica and for the shopping lovers, close by there is Calle XXII Marzo, better known as the street of the famous brands like Gucci, D&G, Valentino, etc.
The closest ferry stop is Cà D’oro.

"Check-in is from 3:30 pm to 8:00 pm - Check-out at 10:00 am at latest. Late Check-in is charged € 40.00 after 8:00 pm and until 11:00 pm. Whereas it is charged € 60.00 from 11:00 to 01:00 am. All arrivals after 1:00 am will be managed the next day. The check-out time must be respect or an additional charge of one night' stay will be applied
Every modification to the arrival date and time must be communicated in advance.
Each and every request for extra laundry services is on request and have a surcharge .
Crib upon request (extra €10.00), linen included. .
The use of the heating system (ignition, switching off, temperature) is regulated by condominium rules. The heating systems work from November to April. Consequently, the heating system, whose cost is included in the lease cost, should be used during the above mentioned period.
The use of the internet service (adsl/wi-fi) offered by the owner of the apartment is subject to the following conditions:
“It is forbidden to use the internet connection for illegal purposes and we are not liable for possible illegal use of the internet from the subtenant/third parties".
All request for an intervention for an intervention, request for further equipment and various communications, must be only done to the e-mail (EMAIL HIDDEN)
The structure does not guarantee the assistance requested to any other contacts such as reservation office, check in assistants or other..
Customer are required to check and verify the proper functioning of the sistyems (such as electricity, gas, heating, air conditioning etc etc..) to verify also that the equipment of the apartment (such as sheets, blankets, towels, and utensils) is the same as mentioned in the description.
The control must be done within 12 hours from customer's entrance into the apartment.
After that the administration will not be held responsible for failures or malfunctions caused by guests who will be charged and responsible for this.
Problems due to incorrect use of equipment and appliances for which will be required an intervention performed by maintenance staff (technician), will be subject to debit of 20€ (hone resolutions) and 80€/ hour (with intervention at the place) the working day for technical ends at 17.00.
