We have a shared room in a lovely home that we've painstakingly renovated and outfitted with our favorite things. The room has a soaring ceiling with fan and large windows. Location is central to Bywater, Marigny, Frenchman and the Quarter.

This is a fantastic newly renovated home in the Bywater district of New Orleans, and we'd like to welcome you home!

Our building is 150-years old - a gorgeous shared 3-bedroom apartment with a stunning wraparound balcony, and all kinds of modern amenities. This is brand-new construction, as the building was taken to the studs and rebuilt! We have one bedroom available with a magical all-natural latex queen bed (sleeps 2 + 2 on air mattress).

Bywater is a fantastically diverse and interesting neighborhood, with restaurants, galleries, shops and an atmosphere unlike anywhere else in New Orleans.

================================OUR SPACE

We offer a private bedroom, with bathroom right off the room, with a natural latex Queen bed, slate and glass shower, shower amenities and 14-foot ceilings all around!

Hardwood floors throughout; modern kitchen with dishwasher and gas stove; washer/dryer; patio furniture to chill out on; WiFi; on-street parking easily available (and can also use our driveway if there's nothing available, as we have no car); new AC unit for those sweltering summer days and plenty of heat for the winter as needed.

Or...Hang out on our gallery and watch the bustling Bywater below; enjoy the soaring ceilings and airy atmosphere; read a book on the outdoor sofa and just enjoy the amazing vibes that New Orleans produces every single day.

We're located in the Bywater, which is a fantastic up-and-coming neighborhood with many restaurants, bars and live music venues within walking distance.

Bike rentals are available nearby - best way to get around!


5 minute walk to the Marigny, 15 minute walk to Frenchmen, 20 minute walk to Bourbon, 25 minute walk to Warehouse District. All those distances are halved by bike, and driving is always an option - but parking in the Quarter is a nightmare. We have plenty of on-street parking by our house.

The #5 bus also drops off right in front of our house, and picks up one block away - so public transportation is also an option for those not interested in walking, biking or driving!

Bywater has many fantastic restaurants, and so you don't have to go far for something delicious and very New Orleans.

The house is special because it combines 150 years of Bywater history with a recently renovated space that didn't replace the very thing that made this building interesting. The space has history, soul and a positive energy that truly makes this an oasis in one of the most vibrant neighborhoods in all of New Orleans!

My partner and I work from home most days, so we'll be happy to help with directions, suggestions, tips and all kinds of local color!

We are extremely laid-back and amenable to a variety of personalities and people. However, please note the following:

1. RESPECT is our number one requirement. If you cannot be respectful to our space, us or yourself, please don't stay here.

2. DRINKING is a part of the New Orleans experience, but if you are planning on drinking until you are sick, please don't stay here.

3. DIVERSITY is a core value of ours. If you are not all-people-friendly (this includes LGBTs, blacks, Latinos, or any other demographic in the universe), please don't stay here.

4. GUESTS are not allowed. If you are looking for a place to bring that new friend home, please don't stay here.

5. AGAIN: only registered guests can be in our house. If we find a violation of this, we will kick you out without refund. Please refer to #1.

6. LOVE: We are absolutely smitten with our neighborhood, and we will do everything we can to make your visit a most memorable one! That's our LOVE Guarantee!

7. WIFI IS AVAILABLE for guest use, as we are completely addicted. At this time, we do not have a guest computer or printer, so please plan on bringing your own computer and/or using your smartphone for your boarding passes! And please, no illegal downloading! We've been warned several times already, and we don't want to restrict usage.

  • Nick and Kevin were excellent hosts, and their gorgeous apartment was in an ideal location to explore the city. They run the restaurant downstairs, which made a great spot for drinks/light food at the end of the night. The Bywater neighborhood is beautiful - lots of cute, colorful houses, friendly locals, the nearby park on the river, and plenty of restaurants. Walking to Frenchman or the Quarter was also very doable. We wanted to get away from the tourist traps of NOLA, and this was the perfect place to do so.

  • We really enjoyed our visit to NOLA and part of this excellent experience is due to our stay at Nick's Tropical Life house. The room is large, very nice, bright and both the room and the bathroom, next to the room's door, are very clean. The bed is very comfy and made it hard to wake up in the morning!
    The neighborhood is great, we can not imagine a better and more authentic place in New Orleans to stay. The house is placed in a beautiful area close to different restaurants, cafes, etc. Our walk to Marigny and French Quarter, very near, was beautiful and enjoyable everyday.
    We definitely recommend this place!

  • Spacious and clean room and bathroom. Excellent neighborhood with many places to eat in walking distance. Park is two blocks, great for jogging. Nick was good host and I would stay again when visiting NOLA.

  • Nick's place was absolutely amazing, they were lovely hosts, and were able to help with anything i needed. Their home is close to everything, (i'd recommend bikes as one of the best ways to get around the city), impeccably clean and especially well decorated. Plus the restaurant downstairs is brilliant, the food is to die for.

  • We had a great time in New Orleans and at Nick & Kevin's place. It was very clean, conveniently located. Bywater is a great location, less than a 30 minute walk from the French Quarter, with lots to see and do nearby. Nick & Kevin were great hosts - and their restaurant downstairs was delicious!

  • Located in Bywater a bohemian artist enclave that has the best of NOLA in a few square blocks. Nick's place is clean, modern, well appointed with books, magazines and guides to the NOLA that most tourists would never find.( or attempt to find). There is ample street parking if you have a car. If no car the #5 bus stops right in front and takes you to the French Market area in 10 minutes.
    In the same building is a restaurant "Booty" that is a rare find unto itself.
    Will never stay anyplace else when I come back.

  • I've stayed with Nick and Kevin twice and would do so again on future visits. Convenient yet quiet. Easy walk or bike to Frenchmen St and French Quarter, and no problem finding parking on the street. I also enjoyed lunch at their restaurant downstairs. There are other good restaurants in the neighborhood.
