Hi, I have 2 rooms available in my 3 bedroom Victorian House. This listing is for the lovely peaceful single room with plenty of space overlooking the garden and not overlooked by other buildings. Although it is a single room, it has a double bed. It is quiet a small room. It has a TV, 2 bedside cabinetschair, airining cupboard (for drying clothes) and a mirrored wardrobe. It is suitable for long and short stays. The room is newly decorated. Bed linen and towels are provided.
The room is at the back of the house and not overlooked by other buildings so it is very quiet. It looks onto our small garden and trees. My husband and I are usually out of the house early, before 8am, so guests will have full use of the bathroom in the mornings.
Guests will be sharing the house with me and my husband. There is one shared bathroom with a bath and shower. Guests are welcome to use the kitchen, and I can provide you with some space in the fridge and freezer, as well as storage for food. We also have a washing machine.

Close to all public transport with good links into Central London.
- There are two 24 hour buses. The 171 bus goes to Holborn (50 mins). The 172 bus to St Pauls (40 mins). They also go via Elephant & Castle tube station (zone 1/2).
- It is a 10 minute walk to Honor Oak train station. Trains are every 10 minutes and go into London Bridge. The train journey takes 10-15 minutes, so it is 20-25 minutes door to door.
- There is another train station a 2 minute walk away. Trains from here go into Elephant & Castle (underground) and Blackfriars (15 minutes).
There are 2 supermarkets, lots of takeaways and a handful of pubs and wine bars.

Janet was a great host and flexible. Rooms including washrooms kept very clean. Safe location within 30 minutes of London Bridge including 8 minute walk to the overground. Eating breakfast in the backyard with the little Koi pond was an unexpected plus. Host and family always pleasant, gave helpful answers to questions but didn't impose. A great stay and a chance to see lots of downtown London.
Whatever could go wrong, went wrong! I stayed with Janet for almost 2 months in the small room from late February. Cold showers became a regular occurrence late at night as the hot water had run out. The heating was lost for 4 consecutive days, the washing machine broken for 3 days but not always available as the host family used it as a dirty clothes basket and did not like their clothes removed, The water was cut off for 2 days while broken pipes were repaired. Bucket water was eventually available for the toilet but no hand sanitisers were provided for the bathroom nor was drinking water provided. For half the period the toilet did not always flush. The hot water was lost another morning. The lock on the bathroom was not secure as a repairman burst through it on one occasion. Repairs were made to all but the bathroom lock and there were no disasters during the last few weeks.
It was advertised that only Janet and her husband occupied the house but their 7 to 8 year old grandson and his mother lived in the house sleeping in the living rooms causing extra strain on facilities and a lot of noise. It was a busy household with Janet understandably stressed. The bed was squeaky but comfortable.
Noelene was with us for nearly 2 months as she states. I agree that we had several problems that occurred with a leaking pipe under our sink due to some pipes that had worn due to age. This did affect the water supply for some on 1 day and we made sure that the water was on in the morning to allow for showers. We did have someone in to fix it but unfortunately there was another leak with the some pipework the next day, which was dealt with within the day (the water was not turned off all day at anytime). Cold showers of an evening are not something that has ever happened before and only once this was the case and I had explained to Noelene the reason why this was, as for any other cold showers this is something new to me as this has never occurred before and I did ask her to make me aware if it happened again so I could find out why (but nothing was said to me after that discussion). The heating was never at anytime lost for 4 days, (it is set to the recommend temperature so if it was not colder than 21 degrees then it does not come on) it was just 1 day on the Sunday when the pump broke and I called the Gas Engineer that evening and he repaired it on Monday, unfortunately he forgot to turn the tap on in the tank in the loft so on the Wednesday the hot water was not running out. I called someone immediately (and arrived within 30 minutes) and he turned it back on. He also came back the next day to fix the flush on the toilet, the lock on the bathroom has been checked and is in good working order (the lock must not have been turned round enough to lock it securely). My grandson is staying with us at the moment as there are works going on at his house and my daughter only stays on the odd occassion but the guests needs were always considered first and there was never a strain on services. Noelene was always able to have showers in the morning and showers on her return in the evening. The washing machine was only off for a day or so as it was linked to the pipe that was leaking under the sink. Noelene used the machine on most day and on some days 2/3 times and if the machine was not able for a few days and I would not considered this an inconvenience as she used it most days. We did not use it as a dirty linen basket it was on 1 occasion when it was not put on and I explained to Noelene why and it did not happen again. I did request that she did not take any of my washing out of the machine as I prefer to take my own washing out and there is nothing wrong with this request and Noelene had use of the machine most days (we all have to share). Children do make noise but our grandchildren are not here all the time but I will alter my profile to this effect. It was unfortunate that we had some issues while Noelene was here but I made ever effort to deal with them as soon as I could and was not aware that this had upset her so much. We always consider our guests needs and we have regular visitors that return every year.
This was my first experience with Airbnb so I was a bit nervous but it turned out very well. Janet made me feel very welcome, was flexible with an early check-in time and then didn't make a fuss when I was late because I got lost. Her family was welcoming but also respected my privacy. The place was very clean and comfortable (large room by london standards). I didn't get to see Janet much since I was working late most nights, but when I did she was always friendly and helpful.
The house is settled in a very nice area, with parks, services and nice cafes. The place is just 3 minutes far from train station on foot and in 10 minutes you can even reach honor oak park overground station, so, in approx 45 min you can reach the London Bridge. The house is confortable, the bathroom and the rooms are very clean. Janet is helpful and kind, as the other hosts and guests I met in the house. Really positive experience!

I enjoyed the cafe and some of the small well priced take out restaurants a block or so from the house. The short walk to the train station makes
it easy getting in and out of downtown London. Janet graciously offered me the use of an adapter so I could get on line and the connection was very good. I would stay here again.
I enjoyed this house a lot. The room was very comfortable and the toilet was right by the room. The area is a very interesting suburb with lots of places to buy things. Janet and her husband were very welcoming and we had a few interesting conversations. It is a little far from things around soho or trafalgar square. For the price paid though it is well worth staying here.
Janet and her family were wonderful. Very friendly and helpful. The house is beautiful, a lovely quiet room with wi fi and TV. The view through the window makes you feel like you are in the countryside. All public transport os very close and to get to central London takes less than 20 minutes. I highly recommend this room, location and family.
