This well maintained Victorian house in the heart of Noe Valley has been recently remodeled to accommodate guests in the separate unit off the side courtyard entrance. A spacious tiled living room with built-in book cases is light filled and holds comfortable furniture and cable television.There is a kitchenette along the far wall with plenty of work space, microwave oven, coffee maker, toaster oven, Corning Ware Electromatic heating surface, large electric wok, and other small appliances.
The bedroom holds a queen bed, dresser and contains a large storage area and closet off the bedroom. Bathroom is off the bedroom and is tiled and has a shower over tub and large vanity.
This cozy one bedroom unit is a perfect space for one person or a couple. The owners live in the main house accessed separately through the front door. It is a quick walk to 24th Street, the heart of Noe Valley; the Mission District; all the restaurants on Valencia Street, the J Church Line is ½ block away and will take you Downtown; the #24 bus is available on 24th Street and it is a quick walk to BART at Mission and 24th Street. For those driving, it is near both Hwy 101 and Interstate 280. 4 NIGHT MINIMUM. No pets. No smoking.

The owners live in the main house and are available to assist on arrival or during your stay, but the unit has a private entrance and you will be given entry codes so you may come and go as you please.
Noe Valley is in the geographic center of the city, between Diamond Heights and Twin Peaks on the west and the Mission District on the East. Noe Valley has many good restaurants and shops on Church and 24th street. Mission Street area and the Castro are both a moderate walk away and offers a variety of restaurants, bars, shops, and interesting walks.
We are probably 10 minutes from the Opera house and symphony hall and the Civic Center by car or take the J-Church streetcar.
The J-Church streetcar stop is a about a block away, and travel time to downtown is around a 1/2 hour to the end of Market (the Embarcadero). The 24th Street BART station is about a 15-20 min walk.
Bette's place has been my favorite air bnb stay so far. The place was really nice and unique with great facilities. The hosts could not have been more accommodating, I really wanted to extend my stay there but unfortunately it was already booked them dates.
I would definitely stay here again. The neighborhood is my favorite in all of SF - quiet, beautiful, and you can walk to 24th St, Church St, Dolores Park, the Mission, etc.
The place was well kept and had lots of amenities and snacks. My one issue was that there was not a welcome binder or something that told me things like internet login info, where things are etc. But I spoke w the owner and he said they usually do have that.
The internet and cell reception was good - slightly weaker at the table where you would normally use a computer but not prohibitive.
When I had questions someone was there on email to answer them quickly.
Especially for the price, this place was great. Perhaps a little small for 2 people but could work for a couple.
An excellent place to stay. My husband and I would highly recommend Bette's New Place. The accommodations were perfect for us. We also enjoyed Noe Valley for its charm, restaurants, and shopping.
La casa de Bette es fantástica. Una típica casa victoriana decorada con gusto y con muebles de la época. Intimidad, tranquilidad y todas las comodidades (incluso Wifi). Los inquilinos viven en otra parte de la casa y ni se les escucha. Muy bien situado en un barrio tranquilo a tiro de piedra del centro de San Francisco. Muy recomendable!!!!
We had a wonderul stay. Bette and Mike were perfectly gracious hosts, and for the month we were there, Bette's place really felt like home. if it weren't so far from France, we'd return in a heatbeat;
Rented the space for employees traveling to SF. They found it to be clean and accessible. Annette was communicative and prompt in responding to questions. Overall a very positive experience.
Bette was the perfect hostess...coffee, wine and a spotless place greeted us as we walked in and up the stairs. The bedrooms were good sized and the beds comfortable. The neighborhood was fabulous and the public transportation couldn't have been easier to navigate and take you anywhere you might want to go. She subscribes to the WSJ and the Sunday Chronicle and Times and all were available to us. We'd definately stay again. Thanks, Bette!
I made this reservation for some family members. A minor suggestion is to ask for a quote for ALL the fees before booking so that you have a firm quote.
Here is my family's feedback:
"This Victorian apartment is in a very nice location very close to public transportation with many choices of local restaurants all within walking distance. The apartment was nicely decorated with lots of antiques just like website describes, it's totally an adult apartment not recommended for small children. The larger of the 2 bedrooms (queen size bed) was fine for 2 people, the smaller bedroom (with the full bed is good for one adult) or 2 very small people.
The WiFi had very weak signal I had to sit on the entry way stairs to get internet connection which was fine but should be explained on information sheet. There were plenty of towels, sheets, dishes, glasses, a tiny dorm room refrigerator, a 2 burner stove, toaster oven, sink, plenty options for brewing coffee, a very small WC bathroom off of the living room came in handy when the main bathroom was occupied.
The apartment was a bit dusty the rugs could have been vacuumed before we got there, thus not recommended for folks with allergies, especially if you are allergic to dust mites.
Some nice perks a docking station for your ipod in the smaller bedroom, a television w/ dvd player in the living room, a comfortable kitchen table, a huge armoir in the larger bedroom to store your clothes for the week, the smaller bedroom had sufficient space for your clothing and the neighborhood was pretty quiet at night for sleeping.
The owners provided us with an lots of news, science, history, tourism material. One last note, the bottle of wine left on the table was a very nice and welcoming touch, thank you."
Quaint, comfortable and very well-located accommodation near transit and some excellent restaurants (esp. Chloe's, Kama) in a pretty, quiet, walkable neighborhood. Communications with manager/owner are clear and timely. All needs seem to have been anticipated - plenty of towels, arrangement for laundering of bedding as needed, lots of tourist information, sufficient dishes and glasses... A tiny WC off the drawing room adds to full bathroom to accommodate more guests. Ideal for adults who mostly dine out. Thoroughly decorated and outfitted Victorian apartment includes extensive news, science, history, tourism reading material. Owner has interesting display of arrowheads and Indian prints in downstairs hall. Ample space for two adults with a couple of drop-by guests for short visits. My three star rating would be 3.5 if there was that option, and reflects a generally positive experience, moderated by caveats in notes below.
Notes: Apartment is separate space on second floor of house, but does not have a front door separating it from other units, which is somewhat unusual and feels less secure. Bedrooms do lock, but larger bedroom has locks that are currently out of alignment and difficult to close.
"Efficiency kitchen" facilities are more awkward to use than hoped. We are avid cooks, which is why we wanted an apt rather than a hotel room. Two electric burners and small sink are in a closet in corner of dining nook, with mini-fridge on floor, toaster oven and electric kettle on small stand. Extension cords are used to power appliances.
Was required to purchase $39 insurance for $0-$3,000 deductible for small damages, even tho my homeowners would cover and credit card used for stay could have had higher deposit hold. Did not argue because of limited lead time before my stay, but this adds to death-by-1000-cuts of extensive SF city fees on tourist accommodations.
WiFi is intermittent weak signal - perhaps too far from router?
One of us found it a bit unpleasant to have a toilet right off the living room.
As noted, it's NOT a good space for children - many breakable decorative items, no indoor or outdoor open play space.
The double bedroom has very little space beyond bed and dresser - would be a bit cramped for two people or large luggage.
Rugs in every room may be problematic for people with allergies.
Fire station one block over - occasional night sirens; otherwise, nights are quiet.
