Stainless steel appliances. Central Air/Heat, Ceiling fans. Across from Penn Presbyterian Hospital & Saunders Park. Walking distance to Drexel, Penn and 30th Street Train Terminal. Easy access to public transportation and ample free street parking. Close to restaurants and shops, and 2.5 miles from Center City!

The space
Brand New Listing! Completely key-less! A keypad lock is used both at the front door and the bedroom door for convenience, privacy, safety and seamless autonomous check-in.

The Room:

This large & vibrant colorful room occupies the whole third floor of the building. (Currently the closet in this unit is unavailable as it is being used for storage 9-27-2019, but that will soon change). It features hardwood floors, a platform queen-sized bed with 10" cooling gel, hypoallergenic memory foam mattress, luxurious bedding & 4 fluffy pillows, red darkening window curtains, a smaller window with mini-blinds, a wall mounted Smart TV with a Roku, electrical outlet with USB charging ports, Wi-Fi, ceiling fan, central air conditioning & heating, a large table & 2 stools, a bench, a modern leather chair, a hair dryer and a couple of nightstands with lamps. The unit also has a full-size veranda style window with glass sliding door that opens to a private 3rd floor front facing porch/patio.

The Bathroom:

The bathroom is inside of the room, and it is private (not shared). It has a rear facing window. It features a shower/bathtub combination, and a shower head and spray hand shower combo. Additionally, if you forget your essential toiletries, the bathroom is well appointed with complimentary conveniences that include q tips, toothbrushes, toothpaste, flossers, mouthwash, lotion, female hygiene products, make up wipes, body wash, shampoo, and conditioner. We also provide one towel and one washcloth per guest.

The bathroom and the room are professionally cleaned after each guest checks out.

The Neighborhood:

The home is located in close proximity to 30th Street Station, Megabus, Bolt Bus, Amtrak and NJ Transit lines, as well as Drexel University, the University of Pennsylvania, Penn Presbyterian Medical Center, Children’s Hospital of Pennsylvania and the USMLE testing center. A 24-hour grocery store and movie theater are less than a ten-minute walk. It is easily accessible via trolley, subway (Market-Frankford Blue line), public transportation taxi, Lyft and Uber. There are several gyms within walking distance, as well as Indego bike share available for those who want to pedal around the city. The area is safe and pedestrian friendly, with Drexel University's blue light alert on several corners near the property and 24-hour security patrol in the neighborhood. In our Airbnb you will get a peaceful and refreshing night’s sleep while in the busy city. A Lyft or Uber to center city is $5-$10, although cost may vary during peak hours.

Television:

Smart Roku TV. Access to 15+ streaming apps. We do not provide a log in for Netflix or Hulu, you may log into your own. Local network channels are available. No extended cable.

Parking:

There is free, unassigned, parallel street parking on our street that is first come, first serve. One side of the block has no restrictions 24/7, the other side of the block and neighboring streets have a 2-hour restriction Monday thru Friday during daytime business hours. Also, there is additional free street parking, metered parking, as well as several private (paid) parking lots in our vicinity. Please check for posted signs and also bear in mind that the time of day, as well as special events in the city may affect parking availability. If you find an unrestricted parking spot, we’d recommend not moving your vehicle and using services like Uber or Lyft to get to nearby locations.

Other Useful Information:

If you’d like to use a search engine to find out the distance between the Airbnb and any given location, you may use Penn Presbyterian Medical Center @ 51 N 39th Street, Philadelphia PA 19104 as a starting point or Saunders Park. We’re less than a 2 or 3-minute walk from both.

Guest access
You will have access to your unit and its full private bathroom that only you will use. Also, the main floor common living area & kitchen, and the shared patio and rooftop. In the kitchen, you may use the refrigerator, the Keurig coffee machine, tea kettle, the filtered water dispenser, the microwave, and the stove top. Dishes, glasses, and utensils are all available in the kitchen cabinets for your convenience.

Other things to note
This is a new (fall 2019) Airbnb building with some areas that are communal. Thus, for everyone's safety and comfort some house rules are essential. We wholeheartedly love hosting, and the thousands of reviews left by our incredible guests in our other properties are testimony of it. From our reviews you can see that many guests return on an ongoing basis because we’ve built up rapport and earned their trust.

We want to make sure that your stay meets your expectations and that we are fairly reviewed when you check out, so for that reason we encourage you to... PLEASE READ ENTIRE LISTING, PRIOR GUEST'S REVIEWS AND RULES BEFORE BOOKING.

■ Local guests, please do not instant book. Send a message first.

■ Please verify your reservation has the correct number of guests listed. No more than 2 occupants per reservation. If you are traveling with an infant (under 2), you must disclose it and list them as an infant occupant (but the toddler will not count as a third guest). If you are traveling with a child that is 2 years old or older, you must list them as a child occupant.

■ Same night reservations must be booked before 11:59 PM and if you must, you may check-in after midnight; but any late-night reservation made after 12:00 AM (after the date has changed to the following day) is for check-in the following afternoon. If you mistakenly book the wrong night, the cancelation policy will still apply.

■ Check in is at 4:00 PM or any time after.

■ Checkout is at 12:00 PM (noon) or any time before.

■ No Smoking of ANY substance (legal, illegal or medical) will be tolerated indoors. That includes cigarettes, pipes, vaporizers, electronic cigarettes and other smoking methods. If you smoke indoors you will have your reservation cancelled without a refund. And you will likely incur in additional cleaning and deodorizing charges. If you set off the sprinkler system by smoking, you will be financially responsible.

■ No candles, incense, butane cans or burners, etc. No devices with an open flame or heating elements are permitted.

■ No Drugs.

■ No Parties or Gatherings.

■ No Weapons / No Firearms

■ No Pets

■ No underage drinking or if of legal age, no heavy drinking.

■ There are surveillance cameras in the main entrance level floor of the building, and the rooftop.

■ No tampering with the smoke detectors, carbon monoxide sensors, nor the surveillance system. If you do, your reservation will be canceled without refund. We cannot jeopardize anyone's safety.

■ A claim will be processed for any items broken, damaged or rendered unusable, including towels and bed linens that are left stained.

■ Quiet hours between 10 PM and 9 AM. You may enter/exit the building before or after those times, and you may check-in/checkout before or after those times, but please be mindful of noise. Any raucous may also incur in additional charges of up to $50. The use of communal areas is restricted during quiet hours to minimize noise.

■ Our housekeeping is scheduled, and we employ professionals. Please be respectful of the check-in and checkout times. Unauthorized late check outs may be charged extra. We may be able to accommodate some requests so ask us, but please don’t presume that we can. Unapproved late check outs negatively impact our timetable, and potentially also the next guest arriving. [You risk a penalty fee of $20 for an unapproved check out between 12 PM and 1 PM, and $40 for a check out between 1 PM and 2 PM. If you check out after 2 PM, you may be charged up to the complete next day booking fee.]

Lastly, upon making your reservation you will receive an e-mail from Airbnb with the confirmation and itinerary that includes access to the House Manual. The House Manual will be under “Guest Resources” and it includes all your check-in instructions, door code, parking advice, etc. You must read it before you arrive to check in.
