This lovely, modern room and ensuite bath is detached from the main house, so you can enjoy privacy and quiet. We are a 5 min drive from Ballard and a 15 min drive from downtown. Welcome to our quiet, safe neighborhood!

The space
This separate-entry bedroom and bath is perfect for social distancing. All surfaces have been sanitized for guests' protection. An updated list of restaurants and businesses that are open will be provided for our guests. If you need masks for your outings, let me know!

The bedroom has a queen bed with a memory foam topper. Power strips on both sides of the bed allow for cell phone charging. Fast wireless internet and a smart tv are provided (no cable channels). There is a small, walk-in closet so that you can unpack and feel at home. The full bath has shampoo, conditioner, and liquid soap, as well as plush towels. The windows bring in plenty of light and fresh air and there is also an air conditioner in the summer, and the floors have radiant-floor heating for the winter months.

I have created a small area to enjoy hot beverages and quick meals. There is a mini-fridge, a microwave, a hot water kettle, and a French press for your convenience. I provide sparkling water, a variety of teas, freshly ground coffee, instant oat packets, and granola bars. With dishes and two chairs, you'll be able to have a quick breakfast before you head out for the day. The room is not intended for cooking meals.

There is a hair dryer and umbrella to use. If you need something, let me know, and I’ll do my best to accommodate you.

The backyard is available for your use (with the exception of the trampoline and grill). There are chairs to relax on as well as a table and chairs for eating. However, for those with service dogs or young children or babies, the backyard is not suitable, due to my boarding dogs using that common area. Please understand that, to access the room, guests need to walk through the backyard. I do not recommend my guest suite for anyone with a service animal or baby or young child. I cannot guarantee their safety.

Your guest suite is attached to our garage. The garage will not be in use between the hours of 9pm and 9am. However, during the day, family members will occasionally open the garage door, which can be heard from the guest room.

A reminder to leave your key at the end of your stay. Key replacement cost is $100.

Please note that there is not a full kitchen or laundry facilities in your guest suite. The room is not suitable for long stays. I have a maximum night stay of 7 nights. If you are a returning guest and would like to stay longer, send me a message.

For those with severe allergies to pet dander, please note that all linens are cleaned and stored in the main home where I board dogs. Also, service dogs are permitted in the Airbnb and may stay without my knowledge ahead of time.

Our guest suite is not kid-friendly. Babies and young children are not a good fit for this listing, due to dogs on the property that are not friendly toward children. Ages 12 and older are welcome, as long as your child is part of the 2 person max. Thanks!

Guest access
Guests have a private entrance, a private bedroom and attached bath. The backyard is available for guests' use (except for the trampoline and grill). There are no kitchen or laundry facilities available for guests. Check-in is at 4pm, and check-out is at 11am.

Other things to note
Regarding Service and Emotional Support Animals:
Service dogs are welcome, but our Airbnb is not the best fit for them. I run a dog boarding business in the main house and the dogs are often passing by the Airbnb; we have had some incidents with my boarders becoming aggressive when a service dog comes onto the property.
Emotional support animals are not permitted at our Airbnb. Thank you for your understanding.
For service dogs:
- Service dog must be housebroken and not destructive; compensation will be requested if there is any damage or potty accidents that require additional cleaning. (A black light is used to help with cleaning and will find any dog urine.)
- Service dog must not be left unattended at any time; as mentioned in Airbnb description, the front door of the Airbnb is monitored by a security camera
- For potty breaks, please take your service dog into the back alley or out into the front of the house, past the sidewalk. We keep our front, side, and backyard potty-free.
- Due to safety concerns, during your stay, we ask that you do not use the backyard, which is a shared space. We have dogs who are very aggressive with other dogs on "their" property and can be dangerous.

Neighborhood highlights

Come to Ballard for amazing restaurants, micro-breweries, and coffee shops; come to shop at the boutiques on Ballard Ave; come to check out the salmon run and the boats coming and going at the Locks; come for the year-round Sunday Farmers’ Market; come for the Golden Gardens beach with views of the Olympics; or come just to walk one of the most walkable neighborhoods in Seattle.

Let me proudly advertise an area just two blocks away from our home. Seattle Met named it “one of the city’s best food micro-hoods.” You won’t have to go far to enjoy these amazing restaurants: Rosselini's Bakery, with French macarons that rival those in Paris; the Fat Hen, a light and cheery cafe that serves great breakfasts and coffee; Delancey’s, where locals line up for amazing wood-fire pizza; Essex, serving mixed drinks and bar food especially for foodies; and Frankie and Jo's, a popular vegan ice cream spot.

I have a notebook full of suggestions of where to eat as well as where to play while you are here. If you'd like, I can email you my info so you can plan ahead.
