We are a cozy Inn housed in at 80 year old Indo-Portugese styled building offering modern day amenities at a humble price in the Latin Quarter of Panjim.
At the Royal Phoenix Inn we use our experience to make our valuable guests feel comfortable with our friendly well informed staff. Our common areas have access to WiFi (at a nominal charge of 2$ day) so guests can catch up with family and friends.
We have three Deluxe rooms that are equipped with air-conditioning units, bathrooms with 24hr hot showers, western toilets. Our 2 deluxe suites come with bathtubs, cozy sitting room, western toilets, small library, writing desk and easy chairs to relax after a long day of touring the neighborhood
We are in Goa's protected heritage area filled with bright colourful Indo-Portugese styled houses. The Spring outside the Inn 'Fonte Fenix' is what give Fontainhas it's name,
The rate includes air-conditioned room and Internet is available but at a nominal charge of 2$ a day per device.
Interaction with Guests
I do not live on the property but have a caretaker who lives. I visit every alternate day at different hours. if guests wish to meet I take the time to visit them

The house and neighborhood are beautiful - centrally located and easy walk to restaurants, bars, shops, temples, churches, etc. To its advantage, the Inn is tucked into an equally charming, but much quieter, street.
We originally booked a regular room, but switched to the deluxe room - it is worth it to pay extra for the upstairs, interior room. It is huge - big bedroom and sitting room which opens onto the balcony (great for lounging outside in the evening). Everything is kept very clean and is tastefully decorated. The basic room was also spacious, but was extremely damp and musty due to the humid Goan climate and water penetrating the outside wall of the house. Luckily we were able to upgrade since we arrived before the busy tourist season began (not sure how I would feel about this place if we had stayed in the damp room). Criticisms aside, I cannot offer enough praise for the friendly hotel manager, Vishwanath! He showed us all of the available rooms when I was initially disappointed in the first room. He was so helpful in calling taxis or making suggestions about where to go and what to see. He is very knowledgeable about Goa (and India as a whole) and will offer insights if you inquire. One last thing, if you care about wi-fi, you might be disappointed. I wasn't able to connect for the 2 days I was there - it wasn't a big deal for me since I just checked my email on my friend's phone who had cellular data. Supposedly Panjim has free, city-wide wi-fi but I wasn't able to connect there either.
First of all, airbnb created a lot of trouble for finding me the booked property. I booked property for two guest at morning 10am and i found it at evening 4pm as there was no number or address provided by airbnb.com I got confirmation mail by 7pm from airbnb. But this property is awesome. Room's are really big and luxurious. It is perfect as listed. And its 10min walk from panjim bus depot. We loved it and next time also we will book the same property, though Mr. Ernesto didn't meet us but Mr. Vishwanath helped us a lot. He is a very nice person. Plus they have provided nice collection of books and novels. And last but not least, the ambience of the property is perfect for family and couples. Thank you...
This is definitely not an airbnb experience hotel. It's just a cheap, basic not-so-old house in Panjim with extremely barebones facilities and no hospitality. Ernesto is an absentee landlord and is not a genuine 'host'. There's just one seemingly weary and overworked receptionist manager there who even argued that we should pay for wifi even though it doesn't mention that on the airbnb site. He tried to claim that the airbnb site hadn't been updated and that it was 'our problem' not his! We held our ground and he grumbled away telling us that airbnb people were really not regular or even welcome.
It's even cheaper to book through (website hidden) by a pound or two!
We are aibnb hosts in the UK and make every attempt to follow the airbnb code of conduct with all our guests. This place is just a cheap commercial 'hotel' looking to get extra business any way it can.
Airbnb is doing a major damage to its reputation (and mine as a host) through allowing such dubious places in India to offer airbnb hosting. We've had two Indian airbnb's in a row with major problems, so airbnb is off the menu now for us out here.
On the other hand, the view of the temple next door is splendid and it's a real cheap stayover before flying out the next day from Goa. Buyer beware!
Ernesto was great host. We really enjoyed our stay with him. The room was very spacious and clean, so was the bathroom. so good internet and thanku again for everything Ernesto ,Highly recommended
I wanted to stay in an old Portuguese colonial home, and this was it. It is located in the Fontainhas area of Panjim, an area of quaint houses formerly occupied by Portuguese families. The room was HUGE. It was actually 2 rooms, about 700 sq ft by my estimate. One had 2 beds, and a closet with shelves, the other had a desk, sofa, armchairs, and coffee table. I was awaken by the rooster, which was nice. and I could easily walk to most areas of Panjim. The area is quiet. There are only 5 rooms in the guesthouse. The housekeeper is friendly and helpful, but, alas, he could not quite give me a stable internet connection. He tried hard, but the problem seemed to be with the ISP. This was unfortunate. Sometimes, I had service for hours, but then it would stop, and resume hours later. For most guests who come to visit, this would probably not be much of a problem, but for those who need to be connected, it is an inconvenience. The owner is planning to switch to a new ISP, so this may no longer be a problem when you visit.
Ernesto's place was very clean and had huge rooms!
Though we didn't get to meet Ernesto since he was unwell, but he made our stay comfortable!
