Balitri is a private wellness villa incl breakfast with 24h service (chef & driver), full AC WiFi for dining, kitchen, hall, meeting room, gym. It has sauna, cold plunge, steam, karaoke, bbq. It fits a group (12-30 pax) doing retreat, sports, bday, outing, family, intimate wedding & tiny event. It has 9 unique designer bedrooms with bathroom: 1 extra king BR, 8 twin BR (6 convertible to extra king), 4 sofa beds to host max 23 pax (19th onwards +190 IDR/pax/night) kitchenette, & TV+Netflix
The space
The space is private only for your group and the price you pay in Airbnb includes:

BREAKFAST
Breakfast is served as buffet by our friendly staff at any time you wake up. Breakfast has four options and you choose one option per day: Balinese yellow rice, Indonesian fried rice, southern/northern Chinese breakfast, Russian breakfast, continental breakfast with pastry, english breakfast. We have an in house fine dining cook and another three out of five staff members 🧑🏽💼👨🏽💼 are all good cook so they can be your private chefs👩🏼🍳👨🏽🍳 too. We offer lunch and dinner package including appetizer, main, drink and dessert. Lunch and dinner is 175-225k before service and tax.
DRIVER and TRANSPORT
Three out of four staff members can also be your private drivers using our FREE seven seater shuttle car for 2 hours/day (additional hour is 100k). We also offer airport pick up and drop with special rate for our guests. Ask our host after you confirm your booking.
ENTRANCE
⛩️ Please be our delighted guests to experience feeling at home with an ethnic industrial atmosphere. The whole space is compact in size. The property has an easy entry with 3 meters wide tarmac road. Large car such as Toyota innova and even a large van 🚌 like high ace up to 17 seaters can park at the property’s premise.
LAYOUT
Our property (677m2) consists of four buildings: two small ethnic houses, a two level accommodation building and the main building (see the layout in the airbnb photos):
🏘️ The first house has two twin bedrooms (22m2 incl bathroom) built in 2018.
🏠The second building is an extra king size bedroom (30m2 incl bathroom) with ethnic industrial style brick wooden house also built in 2018.
🏬 The two level building has 6 twin bedrooms (2x1m) (all convertible to 2x2m extra king beds) (24m2 incl bathroom) built in 2021
🏢 The main building consists of the main kitchen, a large dining hall, lounge, a meeting room, a large functional hall for an event/activities like cinema, yoga, seminar, meeting built in 2023.
BEDROOM SIZE AND FACILITY
Our bedrooms are all ensuite with a bathroom about three stars hotel size (with gross area 22-30m2 including the balcony). The rooms are circling the centered garden in 4 buildings arrangement in four wind directions. We hope that this arrangement offers more intimate and creates communal feeling so your group members are more interactive and bound one to another in the garden and communal space.
The feeling we create in each room wishes to inspire you a little bit about Balinese culture and to feel like time travelling into some different time periods in Bali context : medieval, renaissance, preindustrial, industrial, art deco, pop art in 1950s, groovy pop and pop art in 1990s. Filled with stories and ornaments you will learn some Balinese wisdom, history, pictures and elements that touch Balinese people’s heart in daily life (Check the amenities per room in airbnb photo tour)
All nine rooms have AC, wifi, TV for Netflix, hairdryer, slippers, shampoo, conditioner, bath gel, body lotion, comb, cotton buds, wifi, hot shower, kitchenette/desk, mini fridge, some have sink to wash, water filter from Nazava technology to drink for free, plates, glass, cups, coffee, tea, other eating utensils, and water boiler.
10 GREAT BALITRI FACILITIES
The Balitri villa has TEN incredible facilities:
(1) a heated pool 💦🥽👙 🏊🏻♀️ 🩱: fuelled by solar panel in a sustainable way and less chlorinated due to solar ionizer, swim floats, kit and cap to borrow for free, 4 sun beds. The pool size is 4x6x1.2m (depth) and it offers two swim treadmill machines from endless pools® directly imported from the US free to use 1h per day, 2 outdoor showers facing paddy fields, a toilet, and a changing room.
(2) A spacious centered garden 🌴⛱️🪴🎯🍃: to socialise with your group members we have a garden with two round wooden tables and two sun umbrellas with 8 padded chairs and 15 outdoor benches for family/group activity, socialising, outdoor dining, a bbq/hotpot service (ask our host to arrange for you).
(3) a spacious dining hall and living room ☕️🥂🥢🍽️🍹🍱: Inside we have a large table can be circled by 18 chairs. A living room with three sofas and we recently add 2 fans and 1 Hp Aircon to make sure you feel comfortable. These rooms are very spacious and next to the kitchen. It has a 40 inch TV, you connect it with a large portable Bluetooth karaoke set with two microphones by Hardwell to borrow for free for event, with LC/guide fee for karaoke (Karaoke without LC is not allowed due to potential noise with neighbours).
(4) a luxurious and spacious kitchen 👩🏼🍳🍶🥪🥗🧂 🫖(useable for guests when no staff) and kitchenette for you to cook. The two door fridge and microwave by sharp. A four burner cooker stove hood and gas oven by Modena, cooking utensils like pans, pots, an electric water boiler, a rice cooker, all spices: salt pepper white and brown sugar, flour, tea, coffee. Guests can use our kitchen when staff finished preparing breakfast. You also can ask our staff to help you and they will appreciate if you give some little tips. If you bring an external chef or if your external catering want to use kitchen please see the other note below. Our kitchen is not suitable for industrial use.
(5) Sauna spa room 💆🏽♂️🧖♀️🕯️: for you to relax we have a spa room with an amazing view (sauna steam and cold plunge) is free to use 1h per day, used for additional 50k IDR/person/use plus parking lots in a car port for 1 car for free. We also a massage table for you to borrow and if you preorder massage with us.
(6) A stunningly spacious decorated and full equipped multifunction hall 🧘🏼🎤🍾🪑👰🏽🎉🎊👨👩👦👦: with AC and fans. this hall can be open space due to large windows and doors facing back paddy fields, can be utilized for yoga and meditation up to 18 mats, hanging yoga up to 12, wedding, birthday party, meeting and seminar up to 40 people. We provide free sound system by Yamaha, a large 3 meter projector screen and its high definition projector by Epson EB972, 18 comfy futura chairs, 10 folding tables (62x120cm), 18 meditation pillows, 18 mats, 18 yoga blocks, 18 blankets.
(7) A well equipped work space and teleconference room🧑🏽💻🖌️🎥📋📈📔🖥️📞: with AC and fan. we understand your need to keep your event productive and your holiday effective to get in touch with those you love. The meeting room has 50 inch tv to connect your laptop, JETE PTZ teleconference camera and speaker, a Bluetooth Logitech keyboard and mouse and a large table with multiple electricity sockets for 8 - 10 people working at the same time, a big white glass board for free drawing and presentation.
(8) gym and work out room🏋🏻♀️ : this home gym is equipped with some free weights up to 50kg in total and basic but essential kits to keep your muscles toned during your holiday. There are also some basic pilates kits for you who like to maintain your flexibility and strength.
(9) kids and baby friendly environment👶🏽🪇🎠🧸🎮: we have two baby cots and a baby bath, kids eating utensils, to borrow for free, a kids bike, a high chair, a game room with a game console, kids table and chairs, a small rocking horse, board games, kid steps, a safe centered garden to play with parents’ visibility.
(10) Endless add-on activities🏃🏻🪘 🚴🏻🎨🎭: you can explore culture and sports with us from cooking class, dance class, carving, painting, yoga, to sports like hiking, trekking, effortless swimming class for adults or join a road cycling and if you do not bring your bike, do not worry, we have a complete set for all sizes of road bike for rent. We are one of the best cycling adventure providers in Bali.

Guest access
We note again that guests will have the 24h access to the whole property facilities which include kitchen, dining hall, living room, functional hall, gym, spa, pool, kid/adult games such as Ps3 game console, a parking lot up to 4 cars on premise; shuttle car with driver is available to use 2h/day, additional hour is 100k, the swim machines, sauna, steam and cold plunge are free to use 1h/day, more usage applies extra fee 50k/person.
Other things to note
OUTDOOR SPACE
All our rooms are exposed to nature and outdoor hence you might see or hear harmless geckos; we provide bug spray and repellant and please ask our staff to spray when you are out and close the door to avoid bugs enter the room before you sleep.
BEDROOM CLEANING
The room is cleaned everyday, the bed sheet is changed every two days, the pool is maintained and treated twice a week. The food other than breakfast is available to order 6am-6pm.
HOT AND HUMID WEATHER
Bali weather is extremely hot and humid from the end of November to March due to summer in Australia. We add extra AC split and portable in the living room and kitchen based on feedback from our guests.
PAYMENT OPTION
Payment is through bank credit card is available with additional 3% charge.
STAND BY STAFF
Housekeeping staff only stays 6am- 10pm and security staff stays 10pm-6am. Except during galungan and kuningan (Hindu celebration and holiday periods)
EXTERNAL CHEF AND EXTERNAL CATERING
We apply 1m IDR for the use of our kitchen by externals since our kitchen is not for industrial use and we aim to maintain cleanliness for consecutive guests.
WASTE HANDLING AFTER ANY EVENT
When you do any event in our space, we apply function fee, see our website, this is for us to take care all kinds of waste including decoration, gift wrapping, flowers, eating containers from our space after your stay. If you don’t use our vendor and you have your own event organiser to help you we charge from 5m IDR on top of functional fee.
EVENT PARKING SECURITY
If you have external invitations that bring their own vehicles for your event, our neighbourhood needs some information one week in advanced and our banjar authority requires 2-6 guards/pecalang to manage traffic and parking during the event. This is NOT applied if you have no external invitation rather than those stay in the villa.
NOISE and MUSIC
We are located in the safe and homie residential environment. We would like to have a harmonious relationship with our neighbour so we can only allow live music / loud music until 10pm.
Stay calm and quiet at the carport and entrance with max 55-60 decibels
all noise above 10pm is not above 55 decibels and 70 decibles during the day
ENTRANCE
Not using bus/large vehicle with more capacity that 22 seats per vehicle to enter balitri premise, a small bus can be used and parked in Jl pantai purnama or 100m away from the property
Safety and Security
Secure all the belongings in the safety box in each room. Lock all doors and windows when leaving the villa. give notification to villa staff if there is a need for extra care of property in the room. Report any damages or safety issues immediately to the management.
Smoking Policy
Smoking is allowed in designated areas only (garden). cigarette buds are not thrown away to the grass.
Pets Policy
Pets are allowed, please adhere to the following conditions:
Sleeping in its own mat (not on bed mattress or sofa)
Having its own meal drinking bowl
Litter is immediately collected by owner
Check-In/Check-Out
A late check-out may incur additional charges.
No smoking & vaping indoors; no cigarette butts in the garden
EVENT
Shared with the villa management and carry out the agreed rundown activities during the event
willing to cooperate with official authorities and the police if a violation occurs
Failure to comply with these rules may result in:
Immediate termination of stay.
Charges for damages or additional cleaning.
Forfeiture of the security deposit.
