The space

A double room in a serene apartment for rent in a historic building dating from the medieval period, located on the 3rd floor, and the stairs was the ones going to the watchtower in the original building dating from the 16th century. The bathroom is shared and always kept in prestine condition.
For breakfast you will find coffee, tea, bread, pastries, yoghurt and muesli etc, and this can be enjoyed on the roofteracce if the weather permits, which is also a nice place to have a glass of wine after a day of sightseeing or shopping.
On the doorstep you will find the Picasso museum, independent boutiques, art galleries, artists workshops, and this is the Borne area known for plenty of trendy bars and restaurants.
Several metro stations and bus stops are nearby, howewer most of the sights are within walking distance; the cathedral, Santa Maria del Mar, the beaches and Las Ramblas can be reached in less than 10 minutes.

The location is excellent and the room is clean, the bed is comfortable. Xavier is very nice and responsive. But the room is much smaller than we expected. We don't feel like at home because we can not use the kitchen to cook. Even though it was my fault not reading the additiona…

Xavier’s place is gorgeous, charming, and in the heart of the most beautiful neighboorhood in Barcelona. The room was very comfortable, had A/C, and the bed was amazing. The price is very reasonable for that area and we were able to access many tourist attractions through the nea…

I can attest to Xavier's hospitality mentioned in other reviews. He was very accommodating and went out of his way to make sure my partner and I were comfortable. Small gestures and little details went a long way. The living room is spacious and has a diverse selection of books …

My review of Xavier’s place is candid and honest, nothing personal or no axe to grind. This is NOT a bed and breakfast establishment, offering the guest access to eating cereal from the kitchen cupboard does not qualify as a “bed and breakfast” and being told we are not allowed t…

Response from Xavier:
Dear Elsa, in the six years that i have been renting out rooms in my apartment i have not felt the necessity to respond publicly to reviews, however in this case I will do it. First of all, I believe that you were expecting to stay in a hotel and not renting a room in a private persons apartment. The breakfast, cereals, pastries, butter, jams, tea, coffee and juice, is more than what is usual in spanish homes, however it seem you were expecting a buffet or cooked breakfast / this might be a cultural thing. The reason I ask for people not to cook, is due to previous experience where the guests did not tidy up after themselves and as you pointed out it is advertised as a B&B, however guests are welcome to prepare sandwiches and salads to eat in the living room. As for the locks on the door, I am inviting people in to my home and I trust my guests and again I have had no issues ever, while you were here I unfortunately had to be out of town and you might have noticed that there is neither a lock on my bedroom door. For the bathroom, I can only apologise that the other guests staying in the flat did leave it slightly messy, however when you informed me, I arranged for somebody to come and clean it right away. You were asked not to mention that you were staying in an AirBNB, partly due to the politics of the current municipal government, but also to many locals being opposed to AirBNB as they feel it is destroying our city, I do want to point out to you that there is no law forbidding renting out rooms in your own home. I hope you enjoyed the rest of your travels and all best for the future.
