We would love for you to try our outdoor shower, a Vineyard tradition. After 9.30 p.m., guests are asked to shower outdoors (it is hot/cold water and there is a light!) as indoor showers later in the evening may disturb other folks. Please feel free to wait until the morning if you prefer!

The Cottage is a charming Cape Cod-style home on Martha's Vineyard and has two B&B rooms available for single or double occupancy for minimum 2-night stay. Located between Edgartown and Vineyard Haven it is right on the main bus route and bike path connecting you to the ferry or the two town centers. The quiet neighborhood and completely private beautiful cottage garden offer a chance to relax in the hammock after a day of sight-seeing and the large deck is perfect for a glass of wine before going off to dinner or just hanging out, whether for breakfast or during the day and evening. It is minutes away from Sengekontacket Pond where you can launch your kayaks! It is a 15 minute bike ride to State Beach and Oak Bluffs, Edgartown, Vineyard Haven and the State Forest are easily reachable along the beautiful bike path between my house and the towns, The main bus line runs right past my street! By late June, the gardens are up and blooming -- in 2012, a new butterfly bed has been added! The garden is designed as a haven for a variety of birds (including hummingbirds!) which you can enjoy watching from the deck or hammock. Each year, new additions are made to enhance its tranquillity and beauty. Fresh herbs are grown and used in breakfast dishes. Breakfast with guests is always a treat as interesting conversation spontaneously arises!
Wifi throughout the Cottage is available. Parking is readily available at my home.
Accommodations include TWO SUNNY ROOMS, a ground floor bed/bath with a queen-size bed ($110.00/night). The downstairs bed/bath have been refurbished and updated for guests! Maximum number of guests downstairs is two. The UPSTAIRS TWIN ROOM will accommodate a third person at an additional fee. The spacious upstairs room/twin beds/shared bath ($95.00/night) has a sunny bathroom which is lightly shared with me. THE COTTAGE IS PERFECTLY MAINTAINED with daily cleaning and beds prepared at each change-over with freshly ironed sheets. A FULL BREAKFAST is included each morning which includes a variety of fruit, juice, homemade breads, specially prepared eggs if desired, and tea/coffee. WIRELESS INTERNET AND AMPLE PARKING ARE INCLUDED. And, don't forget to try the fully-enclosed hot/cold water outdoor shower, a Vineyard tradition! It features hot and cold water and is fully stocked for your convenience with body washes and shampoo.

Please note that you must be 22 years or older to book. Beginning in 2013, I'm unable to host children under 14 years of age. I'm sorry but I am unable to host guests' dogs. I have two already in my home. Two night stay is requested. There is an additional $45.00/night for a 3rd person. Please advise of arrangements ahead of time.
Guests are welcomed to use the deck, garden and sitting room during their visit.
Interaction with Guests
Breakfast is usually a time for guests to visit together while I serve! Guests are welcomed to visit but I do try to leave you to as much privacy as possible.
Public transportation is an excellent way to get all over the island. From the end of my street, you can grab Line #1 to Edgartown or to Vineyard Haven and from either place, transfer to buses to other destinations. There are numerous bike shops where you can rent by the day or longer and of course, you can also do a car rental or bring your car if you prefer. I am about 15 minutes from the airport via taxi; public transportation is available with a transfer in Edgartown to Line #1.
Guests must be 22 or older. No excessive drinking is allowed and no smoking.
Please note the following:
We do try to practice environmentally positive habits. We hope it will not inconvenience you if we ask you to limit your showers to 10 minutes. We understand that it might be necessary to take even two showers a day after beach and outdoor activities and want you to be as comfortable as possible. Thanks for helping us in this endeavor! And please! try the outdoor shower -- fully enclosed with hot/cold water.
No food or drinks (except of course, water!) are allowed in the bedrooms. Please feel free to snack outside on the deck or at the kitchen table.
We ask that you put personal things away when you are out and to please hang wet towels and clothing in the bathrooms or downstairs in the dehumidified basement -- great for quick drying of wet clothes and towels! -- to reduce mold and mildew during the summer season.
Strict cancellation policy
While I hear tell Nancy does a nice breakfast, we left each morning by 8am, as we love breakfast in Edgartown. Returned each day around 7pm for a shower and an early night. House and Nancy were perfect for our needs. Very good location and very good rate. Very happy with our choice to stay with Nancy.
Nancy's house was quaint and suited our needs just fine. We had read several reviews and the house manual ahead of time so we were aware of many of the rules that she has, understandable requests such as taking your shoes off before going in, hanging towels in the basement where there's a dehumidifier, and highly encouraging using the outdoor shower so that the house doesn't get musty. We came as a mother-daughter trip and rented both of her rooms with another mother-daughter pair. We enjoyed the outdoor space to relax after a day of exploring the island and the outdoor shower was refreshing. Breakfast were served early (8:30) but it forced us to get up early and make the most of our days, so I didn't mind! Nancy's house is not a B&B, it's a home-stay which she actively uses and occupies. We ended up spending most of our 3 days out and about exploring the vineyard since we did not want to feel like we were in her way in her home. It was also easier and more affordable to just stay out since we wanted to minimize having to take multiple taxis or buses back and forth to the house. I would highly recommend bringing a car or bikes/renting bikes in order to fully take advantage of the location which is about 2.5 miles outside of downtown Edgartown. In my opinion, I would recommend staying here if you are a younger couple on a budget or a group of friends who are flexible and comfortable staying in someone's home while they are also there. I think for the daughters on this trip we had minimal issues with this type of set up, but our mother's were less used to this style of traveling and had a harder time adjusting to certain things like not having full access to the kitchen and no AC for instance. Overall, it was an excellent bargain and beautiful space to enjoy the last weekend of summer for us.

There has been a conflation between B&B listings and homestays, the original concept of the company, and as in-house hosts, we often have people arrive who think they will be staying with a 'full-service' setting. I've tried to make my home as affordable as possible; as you note, it is a simple setting that I 'share' with guests. I have tried to be clear in my listing but I have had many people come through who want far more than I can or intended to offer. So, your comments are greatly appreciated. Nancy was a great host. Her home is well kept and location is very central to getting around the island. Outdoor shower was nice and breakfast was a great added touch.
Nancy was a very welcoming and attentive host. Her house was harmonious and peaceful. There are two lovely dogs that are friendly to guests. I could relax myself and have a wonderful time there. I would definitely come back for the next vacation at Martha's Vineyard. I would give 10 out of 10!
Nancy Rose is the absolute best host and she makes you feel very welcome. If we could give her a 10 star rating we would. She has a great location, a nice home, is a very interesting person, and has a great breakfast and real Italian coffee!! This is our second year at Nancy Rose's and we have become good friends. She keeps her house very clean and neat and, more importantly, is very clear about her expectations for her guests. That is how it should be since we are all guests in someone's private home. We are grateful for that experience and we will be booking soon to go back next summer. Nancy Rose is an example of the best host that keeps you going back. She's a 10!

Nancy is a wonderful host! She is very welcoming and easy going and makes your stay as relaxing as you would like. A lovely breakfast is offered, but I unfortunately was unable to partake due to meeting up with family (I was in town for a wedding). I hope someday to be able to comeback and enjoy the location a little more.
Nancy was very warm & welcoming & attentive. Bonuses were her 2 sweet dogs & charming daughter!! The home really looked exactly like the photos--lovely decor & charm & the yard is especially beautiful. The location was very convenient-- just a short 5min. walk on the unpaved road to the main road & the #1 bus. it is dark at night, which this city girl forgets, so next time i'd bring a flashlight. The house had sensor lights on the premises so was fine. The home was very clean & the breakfast fresh & healthy with Italian coffee. The bed was firm & comfy & it's a very quiet setting.

About the Host, Nancy Rose
I am an American-trained speech/language pathologist who worked for many years as a specialist for hard-to-diagnose learning disabled children in New York. Currently,I am the creator and director of Inglese Dinamico, an English teaching project located in Venice, Italy and President and co-founder of Partnerships for Learning and Teaching (non-profit), an educational project dedicated to research and development of best teaching practices with special emphasis on challenged learners and dyslexia and also cross-cultural/multi-lingual integration across multiple subjects. Begun in 2012, I am spear-heading a project, The Collaborative Learning Center Initiative, Venice, Italy, to bring private funds, social activism and educational practices together to provide a dynamic learning community for privileged and disenfranchised children and adults.
