A true one-of-a-kind place. Retreat like setting & atmosphere. Utter quiet, save for the the wind, birds, & sometimes owls & coyotes at night. Lakes, rivers, skiing & hiking nearby, or take a lovely, quiet walk/snowshoe right from the house. Plenty of shops, grocery & restaurants & a 4 screen movie theater, 10 minutes away. Off-the-grid, solar powered, & woodstove cozy. Beautiful porch for warm weather months. Yoga studio & piano, too! Relaxation & natural beauty, unplugged.

The space

Peaceful, romantic, inspiring and comfy OFF THE GRID solar powered home, lovingly created and enjoyed by many. The solar panels are NEW and work like a charm! The house is only 6 miles to town, yet loads of privacy and peace and quiet. Overlooks mountains to the north and west - spectacular sunsets, and amazing stargazing! Beautiful meandering yard & field, no visible neighbors.
The solar array is new & makes off-the-grid living a breeze!
House has an open kitchen - dining - living room, with piano and mountain view. Several choices for eating - the island in kitchen, the dining table overlooking the view, or the porch in warmer months.
The daylight basement is finished into a yoga studio, with a view of the field and beyond, & a woodstove - open space to play, dance, stretch - whatever moves you. The house is heated by the woodstove, and is very tight & cozy. A propane fireplace is used only as occasional supplementary heat, as the woodstove is much more efficient. Please honor this.
There are 2 baths - the one upstairs has a clawfoot tub, downstairs has a shower.
Sleeping accommodations are: 2 loft bedrooms - one w/double bed & one w/twin, on main floor there's a single daybed overlooking the mountains. Please note, the layout is very open, and does not allow for complete privacy with groups, unless someone chooses to sleep in the yoga room on a mini-futon I have. There is a fire ring for having outdoor fires under the stars - take wood from my burn pile, or bring your own firewood. Please do not use wood from the shed unless you leave $5 for each armful in payment. (put in blue tea jar on fridge!) There is also 'camp wood' available for purchase several places in town.
It is easy to 'hide out' at my place, and equally easy to access entertainment and local shops. Cell phone coverage is good w/most major cell phone companies.

Quiet dirt roads and paths for walking or biking. Loads of mountain hikes close-by, lakes (even one with a beach), rivers, and magical swimming holes. (see photos of Step Falls). Sunday River Ski Resort & Mt. Abrams 20 minutes away. Mountain bike from the house, or the trails at Sunday River. Downtown is 10 minutes away, with shops, yummy (internet) Cafe DiCocoa, restaurants from basic to higher end, music on weekends, Hoot Nite (local musicians jam) at Sud's Pub on Thursdays, Farmer's Market & Taps, serves unusual food & lots of specialty beers & kombucha & often has live music, Mill Hill Tavern, with tapas menu, The Gem - our new & improved movie theater, Rite-Aid, grocery, health food store. . . A friendly and charming town, in all seasons. An hour to North Conway, 1.5 hours to Portland or Freeport. (see guidebook for more)

Interaction with guests

I am a big fan of communication! I generally trust that all is well, but may check in with you once to make sure. I am also available to call/text with any ?s. Sometimes, I am local while you are here, and other times I am not.
Super late check-in times are not ideal. Please note that you provide your own sheets & towels, or pay a laundry fee - I much prefer that you provide your own, unless you are coming from overseas & it's just not feasible!
I may be available to hire for private yoga classes during your stay. Could also arrange for massages while you are here, with a wonderful therapist!

Other things to note

Please thoroughly read all sections of the Airbnb site, to help answer your questions. The house is off-the-grid & solar powered, which requires a bit more mindfulness, while having all the creature comforts of home (sans TV & microwave!) including a wide sky for star gazing, weather watching, sunsets, and moonrises.
Although I offer a FLEXIBLE check-in time, I do ask that you make a realistic assessment of your ETA allowing for traffic, especially on Fridays coming up from the south, as it is ideal if someone (either myself or a friend) can greet you. This is a non-smoking house, and it welcomes folks who are gentle and respectful. Being off-the-grid requires a bit more mindfulness, and rewards you with the peace and beauty of a private and undeveloped setting.
Also, I consider my place suitable for children, assuming that parents will be responsible in keeping their children safe on stairs, and around the wood stove!
There are bins in the shed for recyclables, & a container for compost in the kitchen, to minimize trash.
Feel free to make use of spices, teas, condiments. If you use a generous amount of one thing or use it up, please replace or leave a note alerting me to what needs replacing!
YOU PROVIDE YOUR OWN SHEETS AND TOWELS! or let me know if you need them provided, and you pay a $25 use fee for 2 people, add $10 per person after that. (I don't have laundry on site, so it is both my time and laundromat cost!)
Please be able to make a reasonable arrival time (ie; not late at night) as I will be meeting you to walk you through the off-the-grid routine! Many thanks, Karen

We had planned to hike Old Speck and visit Bethel while staying at Karen's. Her home was so peaceful and comfortable that we found ourselves spending the whole weekend there, only venturing out for a short walk. A truly amazing place.

Karen's home is beautiful and peaceful. It is a great way to completely unplug from work and city life. The home is very comfortable and inspires creativity. We loved the views from the property, especially star gazing at night. Karen is great at answering any questions and explaining how to live off the grid. We would definitely recommend this home to anyone looking for a calming and peaceful stay!

The place is definitely off the beaten path. It is very charming. We enjoyed the fire pit and all the apples we could eat. Fresh vegetables from the garden were also a plus. It was a very quiet and relaxing place. This was our first time to Maine for the fall foliage and many of the best pictures I got were within a 5 mile radius. Other destinations such as covered bridges and lakes were within an hour's drive.

Karen's retreat home was a peaceful, healing, and "unplugged" getaway from the NYC to celebrate my wedding anniversary. We highly recommend staying at Karen's. Karen is very accessible and communication was a breeze with her. She is also attentive to your needs (She took her cat with her for the weekend, since my husband is allergic.). The retreat space is surrounded by trees, flowers, gardens, and hiking paths. Inside the house is exactly what Karen described in her description and her artistic and creative touches are very inspiring (along with her eclectic array of books!). We had several relaxing nights outside by the fire pit and enjoyed the scenic views during the day. Although, Karen's homes feels remote, the town of Bethel is lively. Bethel offers great food/restaurants, many opportunities to hike and do outdoor activities. The people are friendly and there is no traffic. Highly recommend Karen's retreat space if you're looking to get away from city life to slow down, spend time outside, and still enjoy small town life.

We loved our stay at Karen's home! It was such a restful and relaxing experience to get away from it all. We enjoyed hiking on some of the beautiful trails nearby and step falls, a beautiful waterfall with wading pools. Highly recommend the restaurant farmers market and taps in bethel for great sandwiches and breakfast. Karen has a beautiful property which is beautifully landscaped and she has a little vegetable garden which she invited us to pick lettuce and tomatoes from. She was also so kind to let us to try her home brewed kombucha. All in all our stay was rejuvenating and a perfect escape from Boston. We hope to return!
