This small cabin is very cozy, with natural wood walls and floors, providing you with a peaceful and homey feeling.
Bedroom has a bunk bed with a double bed for 2 on the bottom and a twin size bed on top.
Cable TV Programming, DVD and Wireless High Speed Internet connection is available. We even have a selection of few DVD movies for you to watch!
Cute little Electric Wood Stove adds a cozy, romantic atmosphere.
Kitchen / dining area includes a stove, refrigerator, basic accessories & coffee maker.
Outside the cabin guests are welcome to use our little grill and relax on the bench, garden swing, or chairs by the table.
This lovely Catskills vacation cabin is located in a small Historic Town of Prattsville, NY, (about 650 residents), Greene County, about 2 ½ - 3 hours from New York City.
We are on a small dead-end side street. There are houses and neighbors near the bungalow as you would see in any other town. We are NOT "in the woods". We are in walking distance from Main Street.
Our town is conveniently located near Windham Mountain (10 miles) and Hunter Mountain (15 miles).
Enjoy the beauty of Catskill Mountains surroundings! Ski during winter season and have fun at the local festivals during spring, summer and fall.
Take a walk from the Bungalow to the nearby Schoharie Creek or Pratt Rock Park for a picnic with beautiful views. On your way you will find the Prattsville Museum (Zadock Pratt Museum), Great American grocery store, couple of diners and a local tavern.
2 miles from us you will find Red Falls. We are about 5 miles from Gilboa Reservoir.

Bus from NYC to Oneonta runs twice a day in both directions, so you can use it to get to the cabin as well as to Windham or Hunter during your stay.

Cabin is ideal for a couple or a couple with a child. It is small.
CHECK IN / CHECK OUT:
CHECK-IN TIME is AFTER 3:30 PM Eastern Time AND CHECK-OUT is on or before 12 Noon.
NO Early Check-in or late checkout without prior approval.
We try to be flexible with check in or check out times whenever possible, however unless otherwise agreed upon you will be charged for not checking out on time, ($10 per each 15 minutes, deducted from security deposit). This is because we can not delay preparing the cabin for the following guests.
You must inform us in advance as to the time you would like to check in. This is so we can meet you at the property in order to show you everything inside, if it's possible for us to do so.
All arrivals should happen before 10:00PM. We may deduct a $25 late arrival fee from security deposit for any check in after 10:00PM. No check in will be allowed after 11:30PM. Please keep that in mind when making reservations or planning your trip. This is because we do not want to disturb our neighbors with such late arrivals.
In the event when we are not able to meet you for check in, we will instruct you on how to enter and leave general instructions regarding appliances, care and use of the cabin. Check out instructions are left for guests on the refrigerator.
This is a NON SMOKING unit. Smoking is prohibited inside the cabin. Guests are free to smoke outside.
Sorry, NO PETS are permitted on the premises.
FLOORS, RUGS & GENERAL CABIN CARE:
We want to keep our cabin clean and well maintained for all of our guests. We ask that you remove your shoes inside the cabin, and clean any accidental spills from the floor.
In case of any malfunctions, damage or other problems, we will attend to the matter as soon as it is practical (usually within 24 hours), and reserve the right to make temporary repairs if needed in order to maintain an appropriate level of comfort for guests. You agree to notify us immediately in case any repairs are needed or any damage has occurred.
BASIC CLEANING FEE:
Basic Cleaning Fee is to prepare the cabin for next guests after you leave and upkeep for longer stays. It does NOT include excessive cleaning, which can be taken out of your security deposit at $20/hour. We ask that you follow our check-out list in order to avoid extra cleaning fees.
Damage/security deposit is required.
Deposit is fully refundable provided the following provisions are met:
- Check out instructions are followed before departure (lowering heaters, etc). Instructions are left on the fridge.
- No damage is done to unit or its contents and no contents are missing.
- There is no evidence of smoking on the premises. $100 fine will be charged
- There is no evidence of pets on the premises. $100 fine will be charged
- $20/hour will be charged for any extra cleaning. Please make sure the following is completed before departure:
a) All debris, rubbish and discards are placed in dumpster.
b) There is no sign of dirt, mud or spills on the rugs or floors. $100 fine will be charged for any rug cleaning
c) Dishes are cleaned and put away.
d) Any spills, sticky spots and/or crumbs are removed from the table, countertops, sink, stove and fridge.
- Keys are not lost. $30 fine will be charged if you lose your keys.
- All charges accrued during the stay are paid prior to departure.
- No linens or towels are lost or damaged.
- No early check-in or late checkout without prior agreement.
- The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
Guest will be held responsible for any damages and cost of repairs needed. If guest damages property, guest pays for repair or replacement. If the damage causes loss of rental income while repairs are made, guest will be held financially responsible for that loss as well.
Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following reasons:
- Occupancy exceeding the sleeping capacity stated on the website and/or allowing others to occupy the cabin without prior approval.
- Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
- Allowing any pets on premises.
- Causing damage to the premises rented or to any of the neighboring properties.
- ANY DISTURBANCES AFTER 10:00 PM. Please be respectful to your neighbors.
- Any other acts that violates with neighbors' right to quiet enjoyment of their property.
ADDITIONAL DAMAGE PROTECTION INSURANCE :
Guests might be required to purchase an additional damage protection insurance. This is an additional protection for any damage over your security deposit. We might require this for certain stays (for example: longer than 2 or 3 nights bookings, renters under 25 years of age, renters with children under 11 years old, etc).
The damage protection plan is an alternative to a higher security deposit and protects from accidental damage during your stay. The cost of damage protection insurance is between $34.99 and $49.99 (depending on options you choose).
Cancellation, early departure or late arrival does not warrant any refund . No refunds will be issued for early departure or late arrival.
You may choose to purchase travel insurance separately.
The maximum number of guests is limited to 3 persons. Additional charge per night applies for 3rd person.
CHANGE IN THE NUMBER OF GUESTS:
You agree to inform us of any changes in the number of guests at least 48 hours before your arrival.
ASSIGNMENT OR SUBLEASE:
Guest shall not assign, sublease the Property, or permit the use of the Property by other persons not included within the number of and as permitted occupants under this Agreement.
ENTRY AND INSPECTION:
We reserve the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to authorized persons. If we believe that there is imminent danger to any person or property, we may enter the Property without advance notice.
UNAVAILABILITY OF PROPERTY:
In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond our control, we shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Owner shall have no further obligations or liabilities in any manner pertaining to this Agreement.
This property requires a two (2) night minimum stay. Longer stays are required during holiday periods. 1 night stay is allowed only on last minute booking terms.
Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE:
While linens and towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring additional towels, linens and/or beach towels. We do not permit towels, blankets or linens to be taken from the unit.
Rates are subject to change without notice, however changes do not affect dates that are already booked.
CONDITION AND USE OF PROPERTY:
The Property is provided in “as is” condition. We shall use our best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access as applicable. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues reported as quickly as possible. Guest acknowledges that use of amenities such as decks and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall not use the Property for any immoral, offensive or unlawful purposes, nor commit waste or nuisance on or about the Property.
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s belongings and leave the premises in good order and free of damage. No refunds of any kind shall be made.
Parking is limited to one (1) vehicle.
The unit is in a residential neighborhood. Guests agree to have consideration for others and refrain from unnecessary noise, e.g. loud radios or yelling which may cause a disturbance of the peace and quiet of nearby neighbors.
STORM POLICY/ ROAD CONDITIONS:
We do not accept liability for any loss or damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond our control. Mountain roads can be curvy and steep. Although local roads are generally well maintained, we highly recommend four wheel drive and/or chains during the snow months.
We do not issue refunds due to hostile road conditions. We highly recommend all guests purchase travel insurance.
There is a snow shovel provided on the front porch for your use during your stay. In the event of a large snowfall, be aware that although Town plow services the major roads, private road connecting to our driveway is serviced privately and is beyond our control. During winter months, it is advisable to bring with you and carry tire chains, a shovel and sand or salt in your car at all times. Please have your own equipment available for the winter conditions you might encounter in the area. Please be aware that you might have to shovel snow in order to use the driveway and access the cabin. If your car is snowed in, it is not our responsibility to dig you out.
Travel insurance is recommended in the event a cancellation is necessary and for other protection.
RISK OF LOSS AND INDEMNIFICATION:
Guest agrees that all personal property, furnishings and other items brought into the Property by Guest or their permitted guests and visitors will be at their sole risk with regard to any theft, damage, destruction or other loss. Owner shall not be responsible or liable for any reason whatsoever.
Guest hereby covenants and agrees to indemnify and hold harmless us and our agents, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold us harmless in all such cases.
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
LIMITS OF LIABILITY / DISCLAIMER:
The cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. We do not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of gas, electricity or plumbing. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By making and accepting reservations it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing. This Agreement shall be governed by the laws of the State of New York. The words “Rental Agent”, "Owner", "Us", "We" and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waver of that or any other provision in any subsequent breach thereof.
All provisions of any relevant policies and notices are, notwithstanding the manner in which they have been grouped together or linked grammatically, severable from each other. Any provision, policies and notices, which is or becomes unenforceable in any jurisdiction, whether due to voidness, invalidity, illegality, unlawfulness or for any reason whatever, shall, in such jurisdiction only and only to the extent that it is so unenforceable, be treated as pro non scripto and the remaining provisions of any relevant policies and notices shall remain in full force and effect.
Any exceptions to the above mentioned policies must be approved in writing in advance.
On August 28th, 2011 the Town of Prattsville was severely damaged by the Tropical Storm Irene. You certify that you are aware that while our cabin is ready to welcome you, it will take time for the town to recover from this disaster.
You certify that you have reviewed all pictures of the cabin and the area, read the description of the cabin and/or asked any necessary questions to fully understand what is and what is not offered in the rental.
By making reservations you certify that you agree to all terms and conditions of this agreement and understand that any violation of this contract, in any way, may result in the forfeiture of full security deposit and immediate removal from the home.
Cozy, comfortable bungalow, close drive to various towns.
My little home for the week-end worked perfectly for me. The bungalow is tidy and rustic and cozy and tucked back in a quiet neighborhood. Unfortunately, I didn't get to see Ella in person, but she was prompt and helpful as soon as I needed an answer to any questions. She has very clear and had easy instructions and rules posted about the bungalow which made staying there very smooth! The bunk bed can accommodate more than 1 person, but the space is snug so for me, I think just me was just right!
Ella's place was so cute and amazing! Definitely a great little place for a romantic couples getaway for some hikes in the Catskills. We really enjoyed our stay and are sure you will too.
Ella was super easy to work with, helpful, and responded quickly. The bungalow was cozy and very clean. Also very close to a nice grocery store, a bar/restaurant and an outdoor/hunting store. Perfect for a single person or couple. May be a tight squeeze with more than that but if you are only using it for a "base camp" when skiing etc then it would be fine. It is situated in a small compound with a few other houses but the neighbors seemed friendly and kept to themselves. Definitely recommended.
Ella was nice. The bungalow was pleasant, my children wanted to take the mattresses home as they were so comfortable. It had everything you need for some time away - fridge, stove, sink, hot water for shower and good size TV with DVD player. Everything worked. Very clean. Quiet. There is a good diner, clothing store and grocery store within a mile so that was convenient. We had plenty of privacy as Ella texted us at checkout and check-in and left us to our own vacation. It was a good time -- probably a little small for 3 big adults but as we were two kids and an adult it was more than enough room. Maybe next time, just my wife and I will get away.
The bungalow was cozy and conveniently located near a grocery store and lots of beautiful scenery and other small towns (a trek to the Ommegang brewery near Cooperstown is well-worth it for the Belgian-style frites alone!). Ella was very good at communicating despite the holidays and the Nor'easter that pounded us those days. She was also very helpful in dealing with a couple of small hiccups we encountered during our stay. A highly recommended AirBnBer!
My stay at the catskill bungalow was very beautiful. The cottage was very cozy and Ella was a great host. The location was great. It is right next to a lake that you can fish in, a short walk from the grocery store, and close to Hunter, where there are beautiful views and hiking. The only downsides that I felt were worth mentioning to future guests is that it gets very very hot inside the cabin when cooking. It's an easy fix - you can stay in the bedroom with the AC on or go outside. The only other thing is that it is situated around other homes so you don't get that "upstate, rural" experience, however that is mentioned on the listing.
Overall, the stay was lovely and I certainly enjoyed the experience. Despite the cons, I'd highly recommend it.

My real name is Elzbieta, but I use Ella as well. I've been renting my little Catskill Bungalow since 2007. It's been a pleasure to offer it to guests that are interested in visitng the beautiful Catskill Mountains region. Since 2012 in addition to the little bungalow I started to offer a bigger cottage rental.
Our properties provide guests an opportunity to rent their own cabin at a price that compares to motel rates in the area. Yet, they're equipped with a full kitchen, high speed Internet, outside grill, garden swing and more. You will find our cabins very homey and cozy!
