Located on Frederick Street, the Bed and Breakfast is owned by David Tweedie and is situated on the second and third floors, of an original Georgian townhouse that dates from circa 1820, in the heart of Edinburgh's New Town.
This cosy and friendly Bed and Breakfast is also managed by Tessa. Both David and Tessa grew up in Edinburgh and are always on hand to give helpful advice on the best places to visit, eat and, of course, drink in the city.

We are located just a minute's walk from Princes Street, with stunning views of the New Town, Princes Street, and, from some rooms, Edinburgh Castle. This is an elegant and extremely spacious guest house, typified in the welcoming open hall with feature bow wall and staircase to upper floor.
The B&B in Edinburgh has the added bonus of offering easy access to Edinburgh Airport and major road and rail networks. As Waverley Railway Station and St. Andrew Square Bus Station are both in the city center and under ½ a miles walk away. The Edinburgh International Conference Centre is also easily reached by foot or a short taxi-ride from the Edinburgh guest house.
The guest house offers all the comforts and facilities that the discerning traveller visiting Edinburgh for business or leisure expects. The newly decorated bedrooms are each individually designed to make your stay as comfortable and relaxing as possible, having all the modern conveniences but still retaining a classic environment, including magnificent original carved Adam fire surrounds, Scots pine paneling, cornicing and en-suite shower rooms.
Rates are per room night and inclusive of full Scottish breakfast and taxes. Please let us know when making your booking if you have any special dietary requirements so that we can cater for you. Rates vary depending on season and number of nights. Please note we require a minimum 2 night reservation for bookings that include Saturday night and a 5 night minimum stay over New Year. Complimentary tea, coffee and biscuits in all bedrooms.
Bed and Breakfast Cancellation Policy -
We will always do our utmost to re-let the rooms. However if we cannot re-let, then one night will be charged for cancellation within one month of arrival then the full charge will be due if cancellation is within 7 days of arrival, (less any revenue from re-letting). Please note a 14 day cancellation period is in force during the month of August and special events such as Hogmanay, Bank Holiday weekends, Rugby Internationals, Royal Highland Show and the Edinburgh International Festivals etc. In the event of a no-show, shortened stay or cancellation within 7 days the booking will be charged in full. Should you wish to cancel a confirmed reservation we require notification in writing or alternatively by phoning the guest house and obtaining a cancellation number. We do recommend you take out travel insurance just in case you have to cancel due to unavoidable circumstances.
We spent two nights at 53 Frederick and it was just lovely. The location is central to everything you want to do in Edinburgh. Lots of good restaurants in the neighborhood. Accomodations were recently beautifully renovated - all amenities one would expect.
We would recommend to anyone visiting the city to stay here.

Our stay in Edinburgh was wonderful. The accommodations were clean, roomy, central to all the tourist destinations, and our hosts were available any time we needed. Upon arriving we were greeted by David who was very friendly and sat us down with a map of Edinburgh and pointed out the best places to go including recommendations we had not read about on the Internet. He provided us with a card and cell number and told us to call at any time if we had questions, got lost, etc.
The common room was equipped with many books, travel pamphlets, a tv and numerous DVDs at our disposal to watch.
Our room was very large, clean, with a tv, ironing board, and hair dryer (which my girlfriend was very happy about!). There was also a binder with all the info we may need including a 4 page restaurant guide with David and Tessa's recommendations on the best restaurants in the area, categorized by type of food, price, and quality. My girlfriend and I were extremely pleased with all the restaurants which were recommended. The food was delicious!
Our breakfast, which was included, was also great and located in the restaurant just downstairs.
On the morning of our departure we needed to make a local call to our car rental company and David without hesitation handed us his cell phone to make our arrangements. Both he and Tessa were extremely friendly and helpful.
We have absolutely no complaints about this place and would 100% stay here again if we return to Edinburgh.
