Located on Frederick Street, the Bed and Breakfast is owned by David Tweedie and is situated on the second and third floors, of an original Georgian townhouse that dates from circa 1820, in the heart of Edinburgh's New Town.
This cosy and friendly Bed and Breakfast is also managed by Tessa. Both David and Tessa grew up in Edinburgh and are always on hand to give helpful advice on the best places to visit, eat and, of course, drink in the city.

We are located just a minute's walk from Princes Street, with stunning views of the New Town, Princes Street, and, from some rooms, Edinburgh Castle. This is an elegant and extremely spacious guest house, typified in the welcoming open hall with feature bow wall and staircase to upper floor.
The B&B in Edinburgh has the added bonus of offering easy access to Edinburgh Airport and major road and rail networks. As Waverley Railway Station and St. Andrew Square Bus Station are both in the city center and under ½ a miles walk away. The Edinburgh International Conference Centre is also easily reached by foot or a short taxi-ride from the Edinburgh guest house.
The guest house offers all the comforts and facilities that the discerning traveller visiting Edinburgh for business or leisure expects. The newly decorated bedrooms are each individually designed to make your stay as comfortable and relaxing as possible, having all the modern conveniences but still retaining a classic environment, including magnificent original carved Adam fire surrounds, Scots pine paneling, cornicing and en-suite shower rooms.
Rates are per room night and inclusive of full Scottish breakfast and taxes. Please let us know when making your booking if you have any special dietary requirements so that we can cater for you. Rates vary depending on season and number of nights. Please note we require a minimum 2 night reservation for bookings that include Saturday night and a 5 night minimum stay over New Year. Complimentary tea, coffee and biscuits in all bedrooms.
We spent a very good time in B&B India Street. The location is excellent. Very close to the city centre and to many restaurants. It is very quiet, very clean and very cosy. The breakfast was excellent. Many thanks to our host who was very helpful.

My husband, father-in-law and I stayed with Tessa's mum Irene at their India st place over New Years for Hogmanay and it was nothing short of lovely. Irene was so friendly, helpful and accommodating- nothing was too much to ask! The place itself is lovely- a grand old house (~200 years old), but still with a nice hot shower! It's also about 10 mins from Princes st, and close to everything. We loved our stay with Irene and really felt like this was a home away from home.
Awesome, huge room which will comfortably sleep 4, and no-fuss check-in. Great location if you want central and convenient.
Had an incredible stay here for 3 nights. The room itself was beautiful, clean, and cozy. Bathroom was clean and had warm water in the shower. Breakfast was delicious, and the hosts were incredibly welcoming with suggestions for restaurants, pubs, etc. The location was perfect, walking distance to anywhere you'd want to visit in the city. Would definitely stay here again.

We stayed in the sister B and B situated on India street, hosted by Tessa's mum Irene who was wonderful and helpful; suggesting places around Edinburgh and locally which we could visit during our stay. The B and B was perfectly situated close to the city centre.
Room was as described with our own bathroom across the hall. Clean and immaculate with plenty of space. With a wide variety of choice for breakfast including a lovely cooked eggs and bacon over the weekend (as requested).
We were able to borrow Tessa's computer on Frederick Street on our last day for online boarding and to print our boarding passes. Communication with Tessa and Irene was great and they were quick to respond to our questions online.
We had an amazing time and would recommend to friends and family. We will definitely be using this B and B next time we visit Edinburgh.

Tessa's BnB was absolutely brilliant! The room was enormous, had a great bathroom to myself, and the breakfasts in the restaurant downstairs were so tasty- lots of options, and set me up well for exploring the city.
The location was just perfect- walking distance from everything!

Excellent host! Really lovely room and breakfast. Irene was kind enough to let us leave our luggage on our last day until we were ready to leave for the airport. Location is incredibly central, 10 minutes to the Scottish National Gallery and about 20-25 minutes to Underbelly, etc. Highly recommend!
