Located on Frederick Street, the Bed and Breakfast is owned by David Tweedie and is situated on the second and third floors, of an original Georgian townhouse that dates from circa 1820, in the heart of Edinburgh's New Town.

We are located just a minute's walk from Princes Street, with stunning views of the New Town, Princes Street, and, from some rooms, Edinburgh Castle. This is an elegant and extremely spacious guest house, typified in the welcoming open hall with feature bow wall and staircase to upper floor.
The B&B in Edinburgh has the added bonus of offering easy access to Edinburgh Airport and major road and rail networks. As Waverley Railway Station and St. Andrew Square Bus Station are both in the city center and under ½ a miles walk away. The Edinburgh International Conference Centre is also easily reached by foot or a short taxi-ride from the Edinburgh guest house.
The guest house offers all the comforts and facilities that the discerning traveller visiting Edinburgh for business or leisure expects. The newly decorated bedrooms are each individually designed to make your stay as comfortable and relaxing as possible, having all the modern conveniences but still retaining a classic environment, including magnificent original carved Adam fire surrounds, Scots pine paneling, cornicing and en-suite shower rooms.
Rates are per room night and inclusive of full Scottish breakfast and taxes. Please let us know when making your booking if you have any special dietary requirements so that we can cater for you. Rates vary depending on season and number of nights. Please note we require a minimum 2 night reservation for bookings that include Saturday night and a 5 night minimum stay over New Year. Complimentary tea, coffee and biscuits in all bedrooms.
Bed and Breakfast Cancellation Policy -
We will always do our utmost to re-let the rooms. However if we cannot re-let, then one night will be charged for cancellation within one month of arrival then the full charge will be due if cancellation is within 7 days of arrival, (less any revenue from re-letting). Please note a 14 day cancellation period is in force during the month of August and special events such as Hogmanay, Bank Holiday weekends, Rugby Internationals, Royal Highland Show and the Edinburgh International Festivals etc. In the event of a no-show, shortened stay or cancellation within 7 days the booking will be charged in full. Should you wish to cancel a confirmed reservation we require notification in writing or alternatively by phoning the guest house and obtaining a cancellation number. We do recommend you take out travel insurance just in case you have to cancel due to unavoidable circumstances.
A £80 pounds deposit will be collected on your arrival and given back on check out.
Tessa and David are very kindly. The rooms are very comfortable and central - more central is not possible. Thank you and we will come again, if we willstay in Edinburgh.
The B&B is nice. Rooms are very comfortable, bathroom was fine and the lounge room was spacious. You cannot beat the location in Edinburgh. The hosts were extremely accommodating for our timing, checkout, and keeping our luggage all day after we checked out. We had some electrical problems with our shower, but they let one of us use another room's shower. I would recommend staying here.
The only caveat is that it is a 3rd floor walk up and no elevator. So persons with mobility issues should consider that.
