Located on Frederick Street, the Bed and Breakfast is owned by David Tweedie and is situated on the second and third floors, of an original Georgian townhouse that dates from circa 1820, in the heart of Edinburgh's New Town.
This cosy and friendly Bed and Breakfast is also managed by Tessa. Both David and Tessa grew up in Edinburgh and are always on hand to give helpful advice on the best places to visit, eat and, of course, drink in the city.
This listing if for a triple/ double or twin room with en-suite shower room. For a doubles with separated private bathroom or rooms for 3 or 4 people, please see our other listings. This room can consist of either a double bed and one single bed or two singles or three singles.
We are located just a minute's walk from Princes Street, with stunning views of the New Town, Princes Street, and, from some rooms, Edinburgh Castle. This is an elegant and extremely spacious guest house, typified in the welcoming open hall with feature bow wall and staircase to upper floor.
The B&B in Edinburgh has the added bonus of offering easy access to Edinburgh Airport and major road and rail networks. As Waverley Railway Station and St. Andrew Square Bus Station are both in the city center and under ½ a miles walk away. The Edinburgh International Conference Centre is also easily reached by foot or a short taxi-ride from the Edinburgh guest house.
The guest house offers all the comforts and facilities that the discerning traveller visiting Edinburgh for business or leisure expects. The newly decorated bedrooms are each individually designed to make your stay as comfortable and relaxing as possible, having all the modern conveniences but still retaining a classic environment, including magnificent original carved Adam fire surrounds, Scots pine paneling, cornicing and en-suite shower rooms.
Rates are per room night and inclusive of full Scottish breakfast and taxes. Please let us know when making your booking if you have any special dietary requirements so that we can cater for you. Rates vary depending on season and number of nights. Please note we require a minimum 2 night reservation for bookings that include Saturday night and a 5 night minimum stay over New Year. Complimentary tea, coffee and biscuits in all bedrooms.
Bed and Breakfast Cancellation Policy -
We will always do our utmost to re-let the rooms. However if we cannot re-let, then one night will be charged for cancellation within one month of arrival then the full charge will be due if cancellation is within 7 days of arrival, (less any revenue from re-letting). Please note a 14 day cancellation period is in force during the month of August and special events such as Hogmanay, Bank Holiday weekends, Rugby Internationals, Royal Highland Show and the Edinburgh International Festivals etc. In the event of a no-show, shortened stay or cancellation within 7 days the booking will be charged in full. Should you wish to cancel a confirmed reservation we require notification in writing or alternatively by phoning the guest house and obtaining a cancellation number. We do recommend you take out travel insurance just in case you have to cancel due to unavoidable circumstances.

We has a great stay with Tessa. The room was beautiful and quiet when we needed to sleep. Included breakfast in the restaurant downstairs was delicious. We highly recommend this property!
My friend, boyfriend, and I stayed here over the long weekend in April for 3 nights. The B&B was lovely though we did not have much contact with Tessa or her partner during our stay, just upon arrival and upon leaving.
The room was spacious, clean, and comfortable. The shower had a few issues initially -- door would not close completely, was quite hot, low pressure -- but then miraculously this resolved the next day.
The breakfast was incredible, though it was located in the restaurant below, not quite in the same building, but no matter! The eggs benedict were absolutely fantastic but there were plenty of options to select from.
I would definitely recommend this place. It was a bit of a walk to Old Town, having to go up and down a few hills, but fairly easy to do within 15-20mins, depending how far you needed to go, which was no problem for us at all!
Staying at Tessas B&B was a great start to our trip to Scotland. Due to a delayed flight we arrived nearly two hours later but this was not a problem since David stayed up until we checked in.
The B&B is located near the city center and is a good base for exploring Edinburgh.
The breakfast at Rick's is a perfect start for the day, service is super friendly.
