ABSOLUTELY NO SMOKING inside the house. There are ash trays outside for smoking.
Approximately 3000 square feet.
This is an extremely unusual property, it's two houses put together to make one.
West Wing side has 2 bedrooms, living room, dining area full bath & full kitchen.
East Wing end of house ALSO has 2 bedrooms, living room, dining room area, full bath, plus a private bonus room with a queen bed & futon.
Between each side of house, you will have another sitting
room area with water view, large dining room table great for dinning, laptop, cards, puzzles, or whatever you would like.
House has a beautiful wrap around deck with plenty of outside sitting areas all around for you to enjoy! You can even watch the Dolphin Shows from our neighbors next to us at the World-Famous Dolphin Reach Center from our dock. This House is a very large and private piece of property.
If you bring your boat, please know the waters. We take no responsibilities of docking your boat. Water during low tide is only about 1 1/2 feet. You might have to walk your boat in if it is too big. Please bring your own ropes & bumpers.
Snorkeling is allowed but remember you need to be on a reef for good snorkeling.
Free use- Kayaks/Paddle Boards -usually available but not guarantee due to heavy use. They are not considered in rental price. If you need more there is a place in town that has rentals and will deliver them.
Pets will be considered must get approval before booking. Pet fee $250.00 per pet.
NO SMOKING INSIDE THE HOUSE If smoke is detected a $200.00 fee will be Charged.
You're welcome to move furniture as long as you put it back where it belongs. If you do not a $75.00 fee applies.
Trailer/boat/Jet skis parking free. Plenty of parking areas.
Outside fires are NOT allowed. This is a county law.
We are cleaning & Sterilizing. Plus, for your convenience sterilizing spray is under sink please do your best to keep house clean & sterilize.
NOTE
TRASH goes to the STREET on Friday along with recycling pick up on Saturday AM, they also pick up on Tuesday AM trash only no recycling.
Checking out not on pick up days all trash barrels still must be put out to the street. DO NOT LEAVE FOR THE NEXT GUEST a fee of $50.00 will apply. Trucks do not come onto property they stay on main road barrels have to be on the street.

Other things to note
Prior to checking in, please forward a list of all guests staying overnight at house. This must be on file. This is to comply with county rules & regulations.
5% Monroe County tax will be due on the base amount of rent and cleaning fees. Also, pool heat & pet fee if they apply. I will send a payment request prior to your arrival. Airbnb ONLY collects the 7.5% state tax. Payment must be received prior to check-in in. This is a standard tax all vacation rentals/hotels have to pay. Airbnb is not collecting this tax. If you have any questions please ask, I will be happy to answer them. The tax Airbnb collects is for the 7.5% state tax. The 5 % county tax also has to be paid. All vacation rentals and hotels are taxed at 12.5% tax total.
New carpet has been installed in bedrooms. Please no drinks or food in bedrooms.
Pool Heat is optional. Extra fee $175.00. Plus, tax.
Pool cleaning is every Saturday. outside temperature must be above 73 degrees to turn on.
MUST GET PET APPROVAL PRIOR TO BOOKING
Small pet under 20lbs extra fee $200.00 plus tax each pet. Must get approval. Non-refundable.
You MUST pick up after your, pet or you will be charged an extra $100.00.
Yard Maintenance Bi-weekly.
NOTE: House is license for 10 guests, that includes children under 2.
All names of people staying overnight must be forward prior to check-in.
You are responsible for taking your trash & recycling out to STREET place on the side of the road, going out of driveway to the right. Just pass the mailbox, pickup up days are posted in house binder. You must have lids on trash barrels. This is code. No plastic bags are allowed in recyclable barrel.
If trash is left behind, you will be charged $100.00 for the removal as I will have to pay someone to come take it away.
If it is not the pick-up day and you are checking out, you still must bring any or all barrels out to street. DO NOT LEAVE IT BEHIND FOR THE NEXT GUEST or by white fence.
KAYAKS/Paddle Board
(Note blow up paddleboards add air if needed. They lose air from sitting around if no one is using them.)
They are used and locked up and are free to use. If you ask to get the code, you agree to use at your own risk. We did not consider them in the price of rental. They cannot be left out on dock. A fee of $150.00 applies for any lost/missing kayak or paddle board. $20.00 for lost paddles.
Prior to your departure you are responsible for putting them back or a fee $100.00 applies to pay someone to do it for you. Everyone has been great no one ever had to be charged any fees.
Remember
They are a free bonus perk and not considered in price you paid. They are used a lot, so there is no guarantee.
No negative feedback if a handle is broke, or its used. We love to provide them free and guest love to use them as long as they don't become a problem, we will continue to offer them for free.
Bikes are also available, same rules apply. No charge no negative feedback.
When starting out go against the current so that you will be able to get back easily. We want to continue to offer them free of charge, so let's all be responsible.
Have a great time they are a lot of fun. You can also rent them in town for over $100.00 a week for 1, and they will deliver them if you need more.
Check on the internet for Marathon events for dates & location for some of the upcoming events going on during your time of stay.
There is a Dolphin View binder in the house. Please take a look, it will be very helpful to you.
Boaters & Jet skiers
One of our prior guests stated he had a 23 ft. sea fox, he raised his motor up when coming in slowly and had no problem. We do not recommend any size bigger. Please note that we take no responsibility over boats you must learn the water on your own. Anyone coming with a boat must bring their own ropes & bumpers. I hope this helps, if you have any questions, please ask. There is plenty of parking for your trailers/boats or jet skis. Reminder water is only 1 1/2 feet deep during low tide.
Grassy Key Marina is a walk away. Bait, Ice, boat ramp, Boat slips if needed, groceries, Beer, wine jet ski & party boat rentals and much more.
Ask me about fishing tips straight out from the house.

Chum & bait IS NOT ALLOWED IN REFRIGERATOR or FREEZER IF THERE IS A STRONG FISH SMELL FROM THAT YOU WILL BE CHARGED A XTRA FEE OF $100.00. The next guest should not have to smell it. There are coolers under house available to use please clean up after your use.
