The Space

Your room is actually what's known as a service quarter. It's not very big but it's great for a single traveller. There is no air conditioning in the room, but there is a fan (email hidden), so it should be comfortable if you're not overly sensitive to heat.

The room has a private en-suite bathroom with shower. Shower gel, shampoo, towel and toilet paper are provided free of charge.

Please note that this listings S104S, S203S, S304S and S403S are interchangeable depending on availability. The rooms are in the same building and are nearly identical.

Guest Access

The rooftop pool is a great place to get a tan. It's very private and a cool breeze makes sunbathing very comfortable. The view is simply amazing; you can see across the lagoon towards the beaches of the hotel zone.

The kitchen is fully equipped with an American fridge which provides unlimited filtered water and ice cubes, a microwave, an oven, a stove, pots, pans and pretty much anything else you might need. You are welcome to use anything, as long as dirty dishes and pots don't linger around for too long.

You are free to use the washing machine and dryer. It's free of charge as long as you don't do laundry more than once every three days.

The Internet connection is unlike any other you will find in Cancun. I have the fastest connection available from two separate companies to ensure maximum uptime because I need a reliable connection to do my job. I doubt you will find better Internet anywhere else in the country.

You can use the 55 inch LED smart TV on to watch YouTube videos, browse the web or watch any movie/series from my collection of over 1,000 titles.

I also live in the building so you can always come and see me. Marco is the administrator so he is the main point of contact.

The Neighborhood


This new and very modern apartment is centrally located, only 5 minutes from the new center of Cancun: Plaza Las Americas is a huge mall with over 200 stores, a cinema complex, a huge gym and a supermarket. Despite its central location in Avenida Tulum, one the main streets of Cancun, the area is very tranquil thanks to its proximity to a park. Right outside the building you can find several restaurants, barbers, beauty salons, convenience stores (OXXO) and all major banks, which means it's a very safe area.


It's very easy to get here thanks to it's close proximity to the ADO bus station. A bus departs from the airport every 30 minutes and costs less than $5. Alternatively, a taxi can be arranged for about 20 USD (instead of the normal price which is 60 USD). I provide this driver a lot of business so he will not haggle about the price and drop you off directly at the front door.


Beach lovers will be glad to know the bus stop is only a three minute walk across the park. It takes less than a dollar and only about 10 minutes to arrive to the pristine white beaches Cancun is famous for. I usually go to Playa Marlin on Saturdays to play Ultimate Frisbee and to Playa Forum on Sundays for some volleyball and as my guests you are of course welcome to join! If you're into working out you'll be glad to hear you can work out for free in the park near the entrance of the hotel zone (a five minute walk) where they have recently installed workout equipment next to the playground.

In case you'd like to go on excursions to visit Mayan ruins or any of the vast selection of tourist attractions in the area, I have a friend who lives in this building who can help you out. He owns a travel agency and can get you a discount compared to buying directly from the tour operators.

Getting around

Buses pass very close to the building and every five minutes or so there is a bus which can take you to the the hotel zone or downtown. Generally the price is between 5 and 15 pesos.

I've never had to wait for more than 5 minutes for a taxi to pass by in Av. Tulum, which is just a few steps from the apartment. Taxis cost 25 pesos for any location downtown and between 80 and 150 pesos for the hotel zone, depending on where you're going. Going to the airport might take some negotiating but usually 150 pesos should be enough.

There is plenty of space to park your car right outside the building. There are security cameras pointed there so it's quite safe to do so.

The nice thing about the apartment is its location. Everything you might need in terms of shopping, banking or eating is within 10 minutes or less walking distance.

  • Disfrute mucho de mi estadía en este departamento. La ubicación es magnifica, el ambiente muy agradable y la gente con la que convivi dentro del departamento de mucha confianza y gran personalidad. Los servicios que ofrecen son excelentes también.

    La unica queja que podría comentar es que la habitación es muy pequeña y calurosa. Aunque tenga un ventilador que refresque el aire sobre la cama, el ambiente se calienta y más si están haciendo uso del centro de lavado en el cuarto de afuera. Fuera de estos inconvenientes, si recomendaría a alguien quedarse (aunque no creo que por un periodo de tiempo muy largo por el reducido espacio y ausencia de closet).

  • I stayed two weeks in this room and everything was fine. I'd stray here again for sure though not all things were absolutely perfect. Still its a great value and a good catch for Cancun!

  • had a great stay in cancun for 4 nights. very nice appartement. the pool on the rooftop is just amazing. located in downtown if u wanna go to the beach it takes about 15 minutes and costs just 1 dollar one way.

  • This was a really great room in a shared apartment! Marco was very helpful when I arrived and provided passcode and wifi details. He also made it clear that he was available should he need anything. One of the permanent roommates was also very helpful and provided a lot of helpful information about the bus routes and getting around cancun. The room itself was small but clean (cleaning lady is kind and helfpul even though there was a angiage barrier!) and has its own private bathroom and shower. I would definitely stay here again if I return to cancun, the price and location really are a great combo.

  • Small but clean room with its own bathroom. Nice roomates and the building is well located in downtown area with a rooftop pool and a beautiful view. Very quiet and secured.
    Marco helped me at arrival (Ken wasn't there) and he was really nice.
    I recommand this place to stay out of the big resorts jungle in Zona Hostelera!

  • Five star apartment with mini swimming pool on the roof! Ken was not in Cancun at that time, so my friend and I were welcomed by his roommate Marco. Marco is warm-hearted and helpful. He gave us a lot of useful information on Cancun excursions and helped us book ADO and Coco Bongo tickets. He also invited us to their Christmas eve party. My friends and I really had a great time with Marco and his roommates. By the way, Marco has a good taste in styling and room decorating. He is an artist and you can see his artworks in the apartment~

  • The room was good. The location is great, it is just a short walk through a park to the bus to the hotel zone and also close to good restaurants and a large mall. The room is a small space but fine for somewhere just to sleep and clean up. There is no AC but a fan above the bed makes it comfortable. Everyone including the hosts and roommates were very hospitable and friendly, and will help you with any questions you may have about the area. Thanks

  • I satyed at Sosta for 6 months and all in all it was a perfect location! It is very central, you can reach a shopping mall within 10 minutes foot walk, 2 minutes to the bus bringing you to the hotel zone etc. Furthermore it is a really safe place!
    Ken is a great host and all the other people are also very freindly and helpful! I actually stayed at 104 and Marco, my roomie, was always there when I needed somethig and we also had some great times with all the guys from the house.
    Of course in six months there were some problems like no hot water, internet problems, etc, but where mostly solved fast (and hey, it#s Mexico =) ) but apart from that it was great, clean, very modern, fully equipped with everything you need and the rooftop is a wonderful place to enjoy the Cancun sun!
    All in all very recomendable and a great place to stay!

I love going to cenotes and to the beach whenever I get a chance.
