This room with single bed and private bathroom is part of a modern apartment situated next to a park, near the entrance to the hotel zone. Public transport and taxis are right outside. We have the fastest Internet you'll find in Cancun.
Your room is actually what's known as a service quarter. It's not very big but it's great for a single traveller. There is no air conditioning in the room, but there is a fan and a mosquito net, so it should be comfortable if you're not overly sensitive to heat.
The room has a private en-suite bathroom with shower. Shower gel, shampoo, towel and toilet paper are provided free of charge.
Please note that this listings S104S, S203S, S304S and S403S are interchangeable depending on availability. The rooms are in the same building and are nearly identical.
The rooftop pool is a great place to get a tan. It's very private and a cool breeze makes sunbathing very comfortable. The view is simply amazing; you can see across the lagoon towards the beaches of the hotel zone.
The kitchen is fully equipped with an American fridge which provides unlimited filtered water and ice cubes, a microwave, an oven, a stove, pots, pans and pretty much anything else you might need. You are welcome to use anything, as long as dirty dishes and pots don't linger around for too long.
You are free to use the washing machine and dryer. It's free of charge as long as you don't do laundry more than once every three days.
The Internet connection is unlike any other you will find in Cancun. I have the fastest connection available from two separate companies to ensure maximum uptime because I need a reliable connection to do my job. I doubt you will find better Internet anywhere else in the country.
You can use the 55 inch LED smart TV on to watch YouTube videos, browse the web or watch any movie/series from my collection of over 1,000 titles.

This new and very modern apartment is centrally located, only 5 minutes from the new center of Cancun: Plaza Las Americas is a huge mall with over 200 stores, a cinema complex, a huge gym and a supermarket. Despite its central location in Avenida Tulum, one the main streets of Cancun, the area is very tranquil thanks to its proximity to a park. Right outside the building you can find several restaurants, barbers, beauty salons, convenience stores (OXXO) and all major banks, which means it's a very safe area.
It's very easy to get here thanks to it's close proximity to the ADO bus station. A bus departs from the airport every 30 minutes and costs less than $5. When you arrive at the bus station you can take a taxi to the building which should be charging you between 30 and 40 pesos.
Beach lovers will be glad to know the bus stop is only a three minute walk across the park. It takes less than a dollar and only about 10 minutes to arrive to the pristine white beaches Cancun is famous for. I usually go to Playa Marlin on Saturdays to play Ultimate Frisbee and to Playa Forum on Sundays for some volleyball and as my guests you are of course welcome to join! If you're into working out you'll be glad to hear you can work out for free in the park near the entrance of the hotel zone (a five minute walk) where they have recently installed workout equipment next to the playground.
In case you'd like to go on excursions to visit Mayan ruins or any of the vast selection of tourist attractions in the area, I have a friend who lives in this building who can help you out. He owns a travel agency and can get you a discount compared to buying directly from the tour operators.
Buses pass very close to the building and every five minutes or so there is a bus which can take you to the the hotel zone or downtown. Generally the price is between 5 and 15 pesos.
I've never had to wait for more than 5 minutes for a taxi to pass by in Av. Tulum, which is just a few steps from the apartment. Taxis cost 25 pesos for any location downtown and between 80 and 150 pesos for the hotel zone, depending on where you're going. Going to the airport might take some negotiating but usually 150 pesos should be enough.
There is plenty of space to park your car right outside the building. There are security cameras pointed there so it's quite safe to do so.
The nice thing about the apartment is its location. Everything you might need in terms of shopping, banking or eating is within 10 minutes or less walking distance.

Since you're renting through Airbnb, you will be considered to be our roommate while you're here. You're free to do whatever you like, as long you're respectful of the other occupants of the apartment and building. Different people might have a different idea of the ideal way for roommates to live together, but the way we do it is as such;
- We clean up after ourselves; the common areas are always left tidy and at least reasonably clean.
- We don't smoke or allow others to smoke inside. Feel free to use the balcony but get rid of your buds and ashes.
- When you use any plates, glasses, pots or pans that they're cleaned and put back in their place preferably immediately but at least the same day (or the next morning if it's late already).
- The sink: don't stack anything in there if you're not going to clean it right away because then it becomes a hassle for others to use the sink.
- Items of which we only have one (such as the blender or metal bowl) have to be cleaned immediately after use so someone else can use it when needed. Cutlery doesn't have to be cleaned; just place it in one of the plastic jars on the left of the sink.
- Please clean any stains or other food spills immediately since the floor tiles can absorb stains and they will never come out.
- Don't leave stuff lying around unless you'll be back for it shortly.
- The window in the living room; please make sure it's closed in the evening as well as the curtain since the sun can get quite intense in the morning and damages the sofas. Last person to use the living room in the evening should make sure of this.
- Lights, fans and A/C; please turn them off when you're not using a room.
- All doors (and cupboards) should be left closed to avoid the wind slamming them shut, with exception of the little room with the washer/dryer which has to be open when it's running to avoid condensation on the wood.
- Make sure to keep the front door locked at all times.
That's all I can think of right now, though as I mentioned common sense must be applied. For instance, the fact that I didn't mention juggling flaming knives in the living room doesn't mean it's not frowned upon. There's a park right next to the building, should you be so inclined :-)

I was not comfortable with this booking for two nites at all. The room was the maid's quarter closet room with a private bathroom off the kitchen with the laundry closet in between. It took 2 assistants to get me into the apartment first of all, no keys but codes to write down and remember. The room had one small window and the screen was COMPLETELY blown, and I happen to be a mosquito magnet, and remember this IS Cancun, Mexico and I woke up with bites and welts. The smell from the laundry room and the kitchen and the food cooked by the other guests(someone cooked fish the second nite and the smell filled the room, ugh!) and the garbage can full of it rotting hours later made me really ill. I told Ken who said the cleaning lady was not due for a few days, so that translates to 'suck up the stinch'. The bathroom had this tiny lil rusty disgusting sink with hair all OVER the nobs and crevices. So when this cleaning person comes I guess they don't get to the maid's quarters bathroom ever when she does come. There was a strong cross draft in the apt, and several times when the others entered or left they let the front door situated very close to the room SLAM shut so loud. This is not the fault of the owner but how did these others not realize how loud the slamming door would shut if they had been there before me and knew the situation of the cross draft?? I will never stay in a shared apt like this again. Polyester sheets. Dinky twin bed. Low water pressure and very little hot water in the shower.
My time in Cancun was great. After some problems at the beginning( I had troubles to find the apartment with my bad Spanish) Marco (the Administrator) introduced my pretty well to my room, the apartment and everything else which is good to know for the neighbourhood. Right after that I had met my roomate from Denmark which ended up in great hours of conversation and fun times. During the week I had so many nice roomates from all around the world. I stayed in the small rom which was pretty enough for me and I had my own bathroom which was quiet comfortable. On top of the building there's a pool which I definitely should have used more often. The apartment is located near the hotel zone and very central it's quite easy and cheap to go around after you figured out the public bus system. If you go to Cancun and want to stay in a nice apartment with friendly atmosphere then you should check out
Me and my boyfriend had a great stay at Ken's place! The apartment is really nice; new, clean and have everything you need! It close to everything; great tacos just a 4 min walk (Los de Pescados), and a 10 min buss tour - and you're at the beautiful beach in the Hotel Zone. The cleaning-lady was there every day, so it was like staying in a hotel:) Marco met us when we arrived, and told us everything we needed to know, and he was online on "WhatsApp" and helped us when we needed information! Only 2 min run away, there is some outdoor exercise machines and great conditions for running. But leave early!, it's hot! We would definitely recommend this place!

Moreover, the apartment is clean and modern, cleaning lady maintains it almost every day. I got good tips from Marco.
In addition, I travelled alone, but there I met great guys with whom I intend to keep in touch)looks like hosts really select people in a special way in order to make great and comfortable atmosphere there)(in apartment 4 rooms that always are rented). So, if you are traveling alone you get great room with the level of a good 3star hotel, and a company with which you can hang out and have friendly dinners)
