This 1st floor loft features an open concept kitchen & living room with stove, refrigerator & microwave. A queen sleeper sofa & 46" smart TV are in the living room. The bedroom has a king bed, dresser & recliner. Washer & dryer can be found in the bathroom along with a soaker jacuzzi tub. A/C mini splits help cool down the space. This is a mix use property with periment tenants as well as other guest. Noise is typically low

The space
This loft has a fully stocked kitchen with everything you'll need to prepare and serve a meal. The kitchen's open floor plan allows for plenty of room to cook and flows into the living area. Both of have dark hardwood floors, 10ft ceilings & exposed brick that really compliment the space and helps give that lofty vibe. The sleeper sofa sits in front of a 46" flat screen with roko to connect to you favorite streaming services. The bathroom is off this space which has a nice jacuzzi tub for soaking and relaxation, large vanity/mirror & also stacked washer/dryer if you wish to wash during your stay (complementary detergent is provided) Off the kitchen is the separate bedroom with hardwood floors, 10ft ceilings and exposed brick as well you'll find a large king size bed, dresser, walk-in closet & stand up mirror. Both bedroom and living room have air conditioning units that can be set independently from each other.

Neighborhood highlights

The neighborhood we are located in is unique, as the surrounding area is residential but also mix use retail, entertainment and light industrial. We are 1 block away from Larkin Square where any given day of the week can be rented out for weddings, private parties or public events. In the summer every Tuesday is food truck Tuesday starting around 4pm. Dozens of Buffalo's food trucks line the square with free live entertainment and activities for all ages

Other events consist of bicycle racing, seasonal festivals and live music concerts many of which are free with the occasional paid entrance fee. Although it sounds like a lot, these neighborhood activities are not everyday and rarely impede with local residents and many of the events are wrapped up by 9pm in most cases. There are 3 breweries and 4 restaurants in walking distance several of which are just across the street. Swan St. Diner is a great place for breakfast or lunch & Hydraulic Hearth for dinner and cocktails

If you choose to explore Downtown Buffalo which is less then a 5 minute drive, you'll see tons of beautiful architecture & a number of historical landmarks. You can visit City Halls observation deck free of charge, catch a show at Shea's Theater, walk the newly renovated waterfront at Canal Side and enjoy the annual activities such as paddle boats and kayaks or ice skating in the winter months. You can also visit one of the many restaurants & bars in the downtown area such as Dinosaur BBQ, Buffalo Chop House or The Western Door located in the Buffalo Creak Casino
