Welcome to South Kona, Big Island of Hawaii! I offer a private, quiet, ocean-view studio apartment on the garden level of a single-family home in a beachy, rural subdivision comprised of interesting custom homes. The studio is separate and lockable from the main house and has a private entrance via side staircase. Sleeps two guests max.
Two minutes drive to our own secluded black-pebble beach with easy access to outstanding snorkeling, kayaking and swimming. Unlike beaches in town, it's very uncrowded here most days and you will probably have the whole beach to yourself. :)
Spacious, cozy, clean, comfortable studio outfitted with all you need, including utensils, dishes, pots, pans, coffee grinder, even blender and a pancake griddle!. Also, pleasant patio outside: a picnic table, gas BBQ for grilling up that great island fish or island-grown beef. Three big patio chairs outside with cushions.
I have no minimum required stay (except at Christmas week). Come for one night or come for 30!
Our subdivision is stair-stepped onto the dramatic, steep slopes of Mauna Loa, (the world's largest active volcano) creating commanding, 180-degree panoramic ocean views. This affords us vistas all the way to Kailua town 25 miles to the north. Clear horizon lines run 35 miles straight out to sea. Sunsets are extraordinary experiences on this part of the island, especially at our location and elevation. You feel like you are on top of the world --yet still close to the beach. Our leeward (Kona means "lee" or calm) side of the island is characterized by mostly dry, sunny weather year round, with a light increase in rain in the summer months. Average year-round temp is 80 degrees. Perfect. Yes you heard right. :)
Please note: This is a setting quite off the beaten track, so if you are looking to walk to nightlife, markets or Starbux, this location is NOT the place. If you want to see canopies of stars, hear birds and whales and the crashing surf, that's more like us. Most guests love the rural location for just these reasons. It's QUIET, safe, peaceful, dark, breezy and simply gorgeous out here.
In winter, we hear the raucous humpback whales from up here (November through April). Cool elevation of about 750 feet mean that ocean breezes keep us naturally comfortable all day, every day.
The beach right below us is a pebbley cove with protected bay. Snorkeling along the finger reefs here (in calm conditions) is EXCELLENT. Our beach is a TRUE best-kept secret. Shore divers love this area, also known for its abundant sealife, startling pinnacles and breathtaking coral gardens. (The Kona Aggressor dive charter parks just to the north of our bay.) Kayaking is premier and it's easy to launch (in calm conditions) from our paved beach parking lot. The beach is about two minutes away from me via a crazy steep road. You can walk it-- but driving is recommended.
Hiking along the ancient King's Trail and to "Secret's" mini black sand beach is also accessible from the beach.
We are coqui-frog free, which means you will NOT hear the night calls of these shrieking pests that have invaded much of the island, especially in rural locations. Trust me, this is a plus. :)
Free use of my high-quality U.S. Divers snorkeling equipment, umbrella, beach coolers & chairs, reef shoes, surfwear, noodles, beach towels and beachmats.
Free, reliable and fast Wi-Fi. Furniture includes comfy queen size bed (firm Simmons mattress), end tables, dining table and chairs, sitting chairs and lamps, two dropleaf tables, two armoires for storage. Folding card table stashed in case you need extra. Foldout soft futon. New 19-inch flat screen/DVD player with a few good movies and a few B movies. :)
Enjoy often spectacular sunsets in the evenings, amidst the sounds of hundreds of roosting mynah birds, (depending on the time of year.) It's tranquil and dark out here... a great location to experience the real vibe of Authentic Kona Hawaii.
Your hosts in the main house are friendly, longtime Hawaii Island residents with a Maltese dog and grumpy-faced cat.
We are approx. 23 miles south of Kailua-Kona, about an hour south of the airport.
LOCAL DRIVING DISTANCES (North): We are 15 minutes from Pu'uhonua o Honaunau National Historical Park (the best preserved cultural refuge and ancient temple complex in the state) and "Two-Step," featuring outstanding snorkeling, said to be among the top three in the state. About 8 minutes to Ho'okena Beach, plentiful with dolphins and offers kayak/stand up paddle concessions. Twenty minutes from world- famous Kealakekua Bay--a pristine bay and protected marine reserve/underwater park great for swimming, dolphin sightings and whale-watching. Five minutes to the famed coffee belt of the Honaunau Valley.
In short, South Kona is home to a great variety of different beaches all within minutes.
We are about an hour and 15 minutes to the amazing Hawaii Volcanoes National Park with (currently) one live eruption site. Punalu'u Black Sand beach, with an abundance of sunbathing turtles, is about 45 minutes south as are turnoffs for the Green Sands Beach and South Point. (a 12-mile access road takes you to within hiking distance of these spots.
It's about 12 miles north to Captain Cook, with services such as gasoline, restaurants, grocery and banking. It's 45 minutes to Kailua or Keauhou if you DO want some nightlife, dining, bigbox retailers, sportfishing, golf, luaus or tennis. (NOTE: Food, coffee, drinking water and other provisions are the responsibility of the guest and are not provided.)
Hiring a car for mobility's and convenience sake is DEFINITELY recommended. You don't need a 4WD, unless you are planning some major off-roading, and most rental car companies don't let you take the cars to those places anyway (i.e., Waipio valley or Mauna Kea summit). I have a recommendation for car rental. More when you book.
We have solar assist hot water (stays heated in a regular hot water heater) and rainwater catchment here, so thus, water conservation is requested and appreciated. The site won't let me change the charge per additional guest number, but I REALLY can't take more than two. If two guests wish to sleep separately, there is a foldout futon and extra bedding provided at no charge. (Let me know and I will have them ready.)
My place is great for a single or couple who want a nicely located spot near the beach that's still in the West side tropical zone... but seek a setting well away from the retail, heat and bustle of Kailua town.
I have included a bazillion photos of the area too, so those of you who have never been here can see what is available.
Winter rates (November through April) are higher. Ironman week is higher. Christmas week (Dec. 21-28) requires a one-week minimum. There is a non-refundable, $85 cleaning fee and $150 refundable security deposit required. (The security deposit is just an shadow charge--it is not charged by Air B&B unless necessary after check out. Both fees are processed automatically through the AirBnB system.)
NOTE ABOUT TAX: I must collect Hawaii accommodation tax IN CASH of 13.45% on MY payout amount. I'll let you know this amount after your book. Can be sent via domestic paypal, check, money order. Can also be brought in person. The collection of tax is mandatory and non negotiable. :(
No smoking, inside or out, is allowed. (If you absolutely must, it is certainly OK to walk up to the street.) HOWEVER... I will sometimes make exceptions for courteous outdoor smokers ONLY if you have contacted me about it FIRST and you agree to the (easy) ground rules.
I can often take you last minute, or for a short stay so please enquire.

Because of the staircase, we are NOT handicapped accessible. Over 21 only please.

Private, lockable, ocean view studio in quiet, beachy subdivision. Snorkel and beach equipment. Private beach 2 mins by car. Fridge, cooking and BBQ available.
I greet them and leave them be if they wish, or I am available to answer questions if they need. If they want to share a glass of wine, I'm up for that too!
The view is spectacular and we have our own secluded beach with great snorkeling and swimming when calm.
There is a bus that stops up at the top of our hill but I don't recommend relying on it. I think renting a car if you are staying in South Kona is a necessity. The bus schedules are not convenient, don't circle the entire island and are geared for local commuters and college students. I wouldn't want guests to use up all their valuable Hawaii holiday time waiting for/taking the bus or possibly encountering a few unsavory roughriders. ;) Parking in front of my house is easy, safe and free.
Once you book, I will email you the specific guest info. All guest rentals and hotels in Hawaii must collect tax. A TAT of 13.45% will be added to my payout amount (your total less 3%). I must collect it in CASH via domestic paypal, check, money order. Mahalo and the state of Hawaii thanks you. :)
We're very mellow ... so if you are too, we'll get along well. This is a family home. Quiet time after 10PM. We do ask that you conserve water; we're on a self-sustaining water system.
NO SMOKING...INSIDE OR OUT!!! (If you simply must, you can always walk up to the street, just so it is not on the property.) In special cases, I may take outdoor smokers but we must have discussed it first.
No pets allowed.
Please haul your own trash as we have no trash service out here: Trash and mixed recycles can be taken to nearby trash station at mm 99-100. I do have containers for you to deposit your recycles plastic bottles, glass bottles and cans, should you wish, this is a suggestion only. There are also transfer stations open every day in different sections of Kona (including right by the airport.)
Sorry, I cannot offer refunds on unused nights due to booking errors or weather/flight/travel delays.
Make sure all the faucet valves are securely turned off when not in use, as even the tiniest drip will make the pump cycle on constantly.
A COUPLE OF THINGS I REALLY DON'T WANT YOU TO DO. I mention these no-brainers only because I have had guests actually do these. :(
• Please do not put charcoal briquettes in my gas barbecue and light it. If you have questions about using the BBQ, please ask. :) Please clean grill after use, and TURN OFF THE VALVE to the tank!
• No pineapple pieces, fish or meat remains, grease, coffee grounds or other questionable items down the disposal.
• Please take care with the U.S. Divers snorkeling equipment (in the black bags). They are $47.99 plus tax to replace. If you lose even one piece I will have to charge you for the full set. Boogie boards are about $20 to replace... if you sit on them, they will break right in half. I provide them for snorkeling use.
There may be cats around who would love to be let inside, but they may be destructive so please enjoy them from outside. :)
•No burning candles. I have provided flameless tealights. Please also --no mosquito coils inside or outside. (Mosquito coils do not work and are toxic and therefore not allowed on the property anywhere. No incense allowed inside.
Last but not least, please enjoy your visit and don't hesitate to ask questions!

Our 12 day stay could not have been better than at South Kona Studio. Our flight was late so we didn't arrive until close to midnight. Our host Kristina stayed up to greet us and show us a few things. The studio is a large well equipped lower floor bachelor style apartment with a private covered patio on a steep hillside (above tsunami level) with a lovely view of the ocean both from the deck and from the interior of the apartment. It is a very safe residential neighbourhood. Kristina's handout was accurate and worth printing and bringing with you as we referred to it often. If you are looking for a quiet private place where you can spend breezy sunny late afternoons on a patio with the sight and sound of the ocean and/or enjoy dinners (well equipped kitchen--fridge, stove, microwave, blender, coffee maker, toaster etc.) outside (or in) and watch the sunset then this would be a great choice. It was a real plus to have beach towels, excellent snorkelling gear, boogie boards, beach umbrella, sand chairs, cooler and ice pack provided for our use while there. Kristina is a longtime resident of Hawaii so can answer most any question about attractions/activities/dining etc. She is happy to chat but equally content to just leave you on your own. One day she left a treat on our picnic table of delicious organic tangerines and fresh ginger! Kristina lives on the main floor. We are a semi-retired couple who spent each day out sightseeing and exploring parts of this diverse island. It was our first visit to Hawaii. You definitely need a car to stay at the studio and to explore all parts of the island. The accommodation is suitable for couples or singles. The place is comfortable and homey like a home should be and you can get a real sense of island life. It is not luxurious like a five star hotel but neither is it pretentious, noisy or highly expensive. For us it was perfect!
We were very pleased with our stay. Kristina was welcoming and the apartment was as described. The apartment had a very good view of the ocean. The apartment is several miles from Captain Cook and other, larger towns, and the hill to reach the apartment is not for the faint-hearted! That said, we loved meeting Buster the (outdoors-only) cat and the apartment was a very clean and pleasant place to stay.

Kristina was very easy to coordinate with, important given that mine was a last moment request. She is also extremely respectful of privacy and unintrusive.
The unit was clean, well organized, and perfectly adequate for my needs as a base exploring South Kona and Ka'u. The view is terrific and the setting serene. The well-equipped kitchen was a bonus.
The only feedback item is that some the outside furniture is showing signs of wear, and I know Kristina is in the process of refreshing items.
This is not the place to go if you are looking for busy action or facilities - having stayed in the development before I knew exactly what I was looking for ... serenity and seclusion.
We stayed at the studio for about 10 days in October.
The studio is in a quiet location with a beautiful view and easy access to a nice and almost private pebble beach.
It has everything you need for a short stay, including snorkeling gear which is very useful, and beach towels (but only two, so after 10 days you wish you had another one!).
The major inconvenients for us were the smell of humidity (probably because of the carpet on the floor - not a great idea in that kind of climate - and the lack of air conditioning), and the mosquitoes that prevented us from enjoying a little time outside. Because of that, we didn't spend as much time as we thought we would just relaxing at the studio. In the end, it still suited us fine since all we wanted was a quiet and private place to rest at night, after having spent the day exploring the spectacular landscapes of the Big Island!
That being said, even if we didn't find the studio to be perfect, Kristina on the other hand is absolutely great! She is a very welcoming host, has great knowledge of the Island, communicates very easily and quickly by mail, but mostly she is a nice person who cares about her guests. She helped us a lot when we got a rental car problem upon arrival (I believe she might have saved our trip with all the efforts she made to help us get a car!). We always felt welcome to knock on her door to get some advice, and she always took the time to give us all the information we needed and even more. Therefore I am really thankful for her!!! :)
A couple of things we didn't like which wasn't really mentioned by anyone else.
- Under amenities, there's actually an icon of a hair dryer. There isn't one unfortunately. Not a major deal though.
- Was really only supplied 1 roll of toilet paper (there was another but it had 8 squares left). See next point.
- "Some things are here but it’s based on what guests leave behinf...." is described in a more detailed document in email ONLY after you booked. I guess the previous couple didn't leave much behind. We only stayed for 4 nights. There's so much to read for this B&B! Some is described in AirB&B and much more is in this document you get in email. It's easy to miss something that is not included. I did read the material so i wasn't surprised that this isn't a B&B and just a Bed and a place to stay.
- $92 cleaning fee as stated on the description. I dunno what this was for really as we were asked to take the bed sheets off and place them in the basket, take out the trash and recyclables, wash all dishes, etc.
- 13.45% tax as stated in the description. Yes i knew all this but no other B&B place i've ever booked with made us go through a whole adjustment process and pay an additional amount. I think the listed price should include this so we know up front what all the costs are.
- Food. Under amenities, 'breakfast' is crossed out. However, as we arrived late and didn't want to go shopping for breakfast, at least crackers or something to munch on would make this place better.
Overall, my friend and I had a great time at Kristina's place. It is a very quiet, country-side place that offers a great view, good proximity to the ocean and located in a small and quiet residential area. There were a lot of mosquitos but that can't really be helped as we were there in September.
Kristina is very knowledgeable about the many places to visit on the island and she was very kind to give us tips on where to go. She also lent us her snorkel gear although we didn't use it as the tides were too rough at the time.
Hi Rob, I wanted to address a couple of your points. I'm sorry about the hair dryer. I do have one available. I think that was accidentally ticked off on the check list from a couple of years ago...and I do have one but usually don't get much call for one so probably forgot to put it back in the room. You could have asked and I would have brought it to you. There' extra TP in the little box above the loo but maybe you didn't see it... but again, you could have asked and I would have been happy to supply more. (The reference to what guests leave behind is meant to describe condiments, spices, etc. Not TP..) The cleaning fee is $85 (not $92, so maybe that is a Canadian conversion) and is collected to ready the apartment BEFORE your arrival, not clean it up after. It takes a good five hours to clean properly for guest arrival. The recycles are strictly your choice, and I only make the suggestion as it helps the environment. :) The Hawaii transient accommodation tax is mandatory and is required by the state of Hawaii. Not much I can do about the government's wanting their cut. :) I DO mention about the food and condiments and DO make clear that food, provisions, condiments, etc, are the responsibility of the guest. Because of our location 12 miles from the market, I have endeavored to make this information very very clear in the document I send to every guest before they arrive. It's also made clear that we're a distance from markets and Starbucks, etc. in my public description. Lastly, it is a fully outfitted studio and not a B&B. AirBnB is the name of the company you booked through and their booking process is out of my control. Also, AirB&B does not have a method for collecting tax so I have to do it separately for every guest. I apologize for that inconvenience.
Kristina's Kona Studio was great!! It was exactly what we were looking for. We wanted a little something out of the busyness of the city with more of a tropical feel. Kristina also supplied everything we needed for the beach, which was literally just a drive down to a remote cove that is perfectly for snorkeling and relaxing.
