Base price is for 2 people sharing one of the rooms. If two people want both rooms, book it for 3, so the $25/night fee for extra room will be triggered. We provide full coffee and tea service. Refrigerator/ice-maker, iron, private entrance. The two bedrooms in the guesthouse share a large bath. Cable television, hi-speed wi-fi. Use of washer/dryer available. Parking on the street only.
Interaction with Guests
We will be in our separate quarters during guests' stay in the guesthouse. We are available for questions, issues, suggestions about fun stuff to do in Austin but we will not be in your way or nosy.
The guesthouse is less than a mile from Zilker Park (WALK TO ACL) Austin's famous 12 mile hike-and-bike trail, spring-fed Deep Eddy pool, Barton Springs pool, Restaurant Row, and a SUP and boat rental dock. Bike rentals are just about a mile away. Downtown bars and restaurants are about 4 miles away.
Our driveway is steep and curving, so we ask guests to please park on the street. We have had a couple of near disasters with people who parked in our one extra spot and tried to back out of the treacherous driveway. Our street is quiet with very little traffic, so it is perfectly safe to park on the street. We are happy to discuss picking guests up from airport. Cabs, Uber, Lyft and Cars2Go are also available.
Other Things to Note
Architect-designed home completed in April, 2014. Memory foam beds, highest quality sheets and towels, fine shampoo, conditioner, lotion provided, along with hair dryer and iron.
1. Parking on the street only.
2. Smoking is allowed on outside decks only.
3. Pets are negotiable, depending on size, age, and number. We must discuss the pet BEFORE you arrive. You may not just show up with a little dog. We'll provide the bags but you also must pick up after your pet.
4. In the bathroom, you'll find lovely plush white towels for bathing. Please do not use these towels for wiping feet, going to the lakes, or wiping up coffee--grrrr. You'll also find old beach towels and rag towels for taking to the lake or pool, for dirty jobs, wiping feet when it's wet outside, or wiping off the outdoor furniture. Please pay attention to this distinction and don't ruin the nice white towels.
5. Pricing: the base price is for two people sharing one room. If you need both rooms, it's another $25/night even if it's only two people. When you make the rezo, ask for 3 people, so it'll trigger the extra fee.
4. Recycling--we recycle everything-and we'd like our guests to do the same--I frequently have to dig plastic bottles and other recyclables out of the trash after guests leave. Sigh. We provide recycling bins and we think it's important. Plastic, paper, cans--all go in the recycling bins.
We hope our guests will treat our lovely new house just as they would treat their own possessions. Some holiday and special occasion weekends have a three night minimum. Please be sure to check the calendar when booking
We arrived very late and the owner was not at home as announced in advance. We expected that the door to the guest house would be open but it was locked. However, after calling the owner by cell phone we got immediate support and finally found the keys in a locker box.
Our stay was very pleasant because the apartment is tastely furnished and nicely decorated. The location and neighborhood is excellent because we could drive to downtown Austin in less than 15 minutes and could walk to the river. A boat rental is just minutes away and we enjoyed swimming in the river.
We can highly recommend this place although we unfortunately not had the chance to meet our host in person.

It wasn't a problem for us. We would have appreciated though if at some point when she wasn't sure who is who if she came out and introduced herself.
Overall we were very happy and comfortable. The rooms are beautiful and comfortable. It was clean.
My husband and I just returned from a weekend in Austin and were so happy to have found Jodi's property. (We are already talking about how we hope we can stay there again on future visits.)
The property was beautiful, well appointed and conveniently located. It had everything we wanted or needed and the design of the space was stunning. (I even took pictures of the shower, so I could remember it for future home remodels.) The bed was comfortable and the black shades helped ensure a solid night's sleep.
Beyond the space, the one thing we kept commenting on is how prime the location is. Everywhere we wanted to go in Austin was less than 10 minutes from the house. We also loved spending Saturday paddleboarding on Lady Bird lake, which was just a few minutes from the front door.
If you're looking for your next vacation rental in Austin, the Zipp house should definitely be a top contender.
My wife and I spent 3 days on a honeymoon in Austin and chose Jodi's place as a home-base...it couldn't have been more perfect! The guest house is beautiful and wonderfully decorated, the quality craftsmanship of everything from the cabinets to the door knobs or bed frames and linens is wonderfully apparent! Even though there isn't a dedicated place to prepare food, it was still perfect for my wife and I as it allowed us to go out on the town for our meals and experience different parts of the city. The location of this place is so awesome! Everything that is great in this city is so easily accessible.

We loved how laid back and easy going everything was. House was impeccable and loved the comfortable beds and awesome shower! Location was excellent for us. Close to all the restaurants we ate at which was a bonus because it gave us more time to get ready.
The guesthouse was like living in a tree house surrounded by nature in the most beautiful area of Austin! We could walk to the trails and parks . Jodi was a gracious and charming host. I wanted to stay for another week but unfortunately it was booked. It is like staying at a Four Seasons resort.
Selfishly, I do not want to write this review as the place was fantastic and would like to keep this gem to myself. Alas, I must do the right thing. First and foremost, Jodi was great to work with and the communication was perfect. Anything and everything I inquired about, Jodi responded with in hours, if not minutes, of my request. As an example, I misread the requirements for the sleeping arrangements on both bedrooms (my fault completely) but Jodi made the corrected transaction simple, problem resolved quickly. Now for the space itself, in a word WOW. The space was modern but not uncomfortable with all the conveniences for a great stay while in Austin (bringing our Malinois next trip). Instructions for everything left in the rooms acclimated us both to the space as if it were our own pad. Loved the blues images in the master with a few vintage SRV, classic. My only negative was that we didn't have time to take full advantage of what the property had to offer (deck, creek, etc.) When in Austin, this is a must stay!

About the Host, Jodi
With all three of our children now grown, my husband, Fred, and I are enjoying the freedom of travel, reading whenever we like, going to movies, eating out at the many great restaurants in Austin, and attempting adventurous new recipes with good friends. We look forward to meeting new people from all over the world with our Guesthouse Zipp Airbnb venture. If I were to summarize my view of life, I think it would be: experiences are better than things.
I am managing the Garden Oasis Guesthouse for my good friends, Yvonne and Tom who own an advertising and marketing company. Their place is gorgeous--5 star living at a 3 star price. They are warm and welcoming so if you choose their Guesthouse you'll be guaranteed a wonderful Austin experience. It's perfect for executives who want a quiet private space for meetings or entertaining.
