This charming 1852 farmhouse blends historic character with modern comforts, making it the perfect setting for family reunions, showers, memorial gatherings, or business retreats.
Conveniently located between Rochester & the Finger Lakes, you’ll have easy access to local wineries, breweries, colleges, and day-trip destinations. Explore nearby Letchworth State Park or take a scenic 90-minute drive to Niagara Falls!
The space
This home is perfect for singles, couples, friends & families to come together and enjoy the relaxed country atmosphere. Includes 3 full bathrooms! A large front porch, back patio, and garden areas extend the space in warmer weather. Approximately 1.3 miles of hiking trails right on our property!
Located in the town of Avon, we're an easy 10 minutes to Conesus Lake, No BS Brewery, Solitude Brewing Company, OSB Ciderworks, Deer Run Winery, Geneseo & more. We are 20 minutes to Letchworth Park and 30 minutes to Eagle Crest Vineyard and downtown Rochester. SUNY Geneseo, Rochester Institute of Technology (RIT), Monroe Community College, and University of Rochester (UofR) are not far as well.
No parties or gatherings without our permission. No pets allowed.
Rooms can also be rented individually on Airbnb if preferred; however, this does not give you exclusive use of the house.
Guest access
There is a small parking area off the driveway for guests. There is a shared entry door with digital pad for entry. Each room has a digital lock as well. A car, Uber, or taxi will be required to get around, as no stores or destinations are within walking distance.
Guests are welcome to use the house and enjoy the wide covered front porch. Relax, sip a beverage, enjoy the breeze, and watch the gorgeous sunsets!
The back patio, yard and gardens are also available for all guests. Multiple seating arrangements allow guests privacy if they choose. It's a perfect place to enjoy your morning beverage!
Guests are welcome to enjoy the yard. It's large enough for yard games (some located in our game shed such as frisbee, ladderball, can-jam, and others). If shade and quiet is preferred, there's a lovely setting of trees along the side yard. There's a mile or so of nature hiking trails on property.
Other things to note
Room #1 is an en suite on the first floor and has a private bathroom with shower & includes grab bars for safety. Room #2 through #6 are upstairs and they share a full bathroom upstairs with tub/shower. There is also a main floor bathroom with tub/shower off the dining room that all guests may use. All bedrooms have window AC units in summer months.
