This beautiful, recently repainted and refurnished, air conditioned apartment is on the 4th floor of a non-elevator building in the heart of Rome. It is right off the Pantheon square, a very bustling and exciting area at all times. This flat, however, looks out onto an inner courtyard which makes it very quiet for sleeping. It also has large windows which bring in a lot of light. The spacious 50 sqm (550 sq. ft.) entry and main living room area has a double sofa bed and a dining table. Above this main room there is a large loft with a queen size bed. The loft has a height of 180 cm (6 ft) sufficient for an average person to stand in it. A well equipped kitchen, also with a small dining table, is in a separate room and the bathroom has a large shower stall with a massage shower. Being in the absolute heart of Rome, this unit is within easy walking distance to a great number of the major historical sights including the Vatican. Buses and the subway are readily available to other sections of Rome. Another of our unit is also in this building so that a group can divide between the two apartments and be together in the same building.
There are no particular rules. It needs to maintain the decorum of the house, to avoid at night noises, to be respectful of the quiet of the building.

Mario was a great host and promptly met us on our arrival to Rome. He was very welcoming and showed us around the apartment. He was also able to recommend some nearby restaurants that were absolutely amazing! The apartment itself was perfect for our stay in Rome. It was located right by the Pantheon and only a 15 minute walk to the Vatican. We felt that the neighborhood was very central and we never had to go very far for great restaurants or sightseeing. The apartment itself was ideal with a kitchen and refrigerator for cooking. The water pressure in the shower for hot water was low, but my husband and I didn't mind at all. Overall, a very charming apartment and I highly recommend staying here, and we hope to return soon.
Mario was a great host; friendly, easy-going and happy to check us in after midnight. The location of the flat is really incredible, and the space was ample for two people. I highly recommend staying here.
To start the apartment is located in Via del Seminario 108 and not 82...number 82 belongs to a shop of souvenir so the owner should update this important information...we were walking around to find this number until a lady approached us and asked us whether we were looking for Mario's apartment…
The apartment is on the 5th floor without lift so ensure you do not have a heavy baggage.
We entered the apartment and we were immediately welcomed by a freezing temperature around 10 degrees...the owner could have at least switched on the heating system the evening before...however we decided to switch on the heating (no instructions were available and the lady did not have a clue on how it worked). Notwithstanding this, the apartment stayed cold for our entire stay: heaters were not powerful enough, we froze and got sick because it was so unbearably cold! On top of this, from the hot shower in the bathroom only few drops were coming down...not enough pressure!! Sofa beds were not that comfortable either.
The only positive side of our stay was the location next to the Pantheon, and that's it! So I would not recommend you this place.
Mario was an excellant host! He was extremely prompt with communication, met us hours before we were meant to check in as our plane arrived early and he was extremely helpful when my partner left his passport in Rome and had to return days later to pick it up! The apartment is spacious and very authentic, the location couldnt get any better you really feel like a Rome local. Would definitely recommend. Thanks so Mario for all your help and local knowlege on where to eat!

El apartamento estaba totalmente reformado y era tal y como figuraba en las fotos.
Mario permitió amablemente que dejáramos las maletas durante todo el último día de estancia, ya que nuestro vuelo partía tarde, lo cual nos facilitó mucho las cosas.
En mi llegada tuve alguna pequeña dificultad en las comunicaciones, pero lo subsanamos enseguida.
Lo más complicado era acceder al apartamento asignado, debido a que carecía de ascensor y ello planteaba alguna dificultad para mi madre, que es algo mayor y viajaba conmigo, pero no defraudó para nada mis espectativas.
Quiero volver a Roma ya.
Mario was a very welcoming host and even helped us with the luggage. The apartment is in a fantastic location - just steps from the Pantheon and minutes from Via Corso - a major road so we were able to walk/bus everywhere. Apartment is as it looks in the pictures and is highly recommended for a visit to Rome.
Some of the basics of Mario’s two apartments in the building are evident: their great location and the famous number of steps to get up to them. And, Mario is a very responsive host. He does, however, need to give the condition of the apartments more attention. We stayed in two of his apartments, the one on the fourth floor for six nights, and the one on the third floor for one night. Several things were broken or missing. In both apartments, there were no instructions with the air conditioner; on the fourth floor, where the air conditioner is mounted high on the wall, the remote control did not work.
Also in both apartments, they were not stocked with soap for bathroom or kitchen, there was only one roll of toilet paper. We had to have the soap the night we arrived, so we had to find a store to buy these basic items. That night, we sent Mario an email, and he did supply them the next day, with apologies. I notice from another review that this has happened before.
In the apartment on the fourth floor, the outside shell of the small fan was simply shattered, and it functioned only minimally; the handle on the refrigerator door was missing, though it was possible to pry open. In the bathroom, the radiator heater came on at random times, and the wall thermostat seemed inoperable; not appreciated in 80 degree heat.
In the other apartment, on the third floor, the seat on the toilet was cracked, and, well, pinched the skin. Also, the bar for the shower curtain had several connections and screws in it, making it impossible to slide the curtain; plus, the curtain itself was about a foot too long, covering the drain and insuring a stream of water to cover the floor; and also, there was no place to put the soap and/or shampoo in the shower, it was simply a bare shower stall. This apartment had only one wastebasket for several rooms, and one of the lights in the bathroom was burned out.
My suggestion: if you want to stay in this splendid location, raise the supply and function question with Mario when you make the reservation, and again when you tell him you will arrive. Make a list of things to check, and walk with him around the apartment to check them. This is probably not what you want to do after hours of traveling; how much simpler if Mario made the list himself, and checked the condition of his apartments.
