The above-mentioned residence is to be used only by the TENANT directly and under no circumstances is to be used for any professional purposes, or as a business unit or office.
The TENANT understands and accepts that the accommodation and services are only provided in the framework of a business or pleasure trip to Barcelona and that this is the principle underlying condition to the validation of this contract.
The agreed-upon daily rental fee includes cleaning before and after the rental, linen, kitchen utensils and basic services.
The TENANT must comply with the building regulations.
The TENANT understands that the owner undertakes no responsibility for the TENANT/s’ personal belongings and in the case of loss, damage or theft to the TENANT/s’ personal property the TENANT shall not attempt to recover damages from the OWNER. The TENANT shall exercise reasonable caution to prevent the occurrence of theft and defacement to the property, including locking all doors and windows during the times that they are not in the property.
For a departure before the negotiated date the tariff remains the same as already agreed between the OWNER and the TENANT.
Upon arrival at the apartment, the TENANT agrees to leave with the OWNER or their representative a Security Deposit of 150€. The deposit given by the TENANT guarantees adherence to the terms in this contract, and payment to the OWNER for any damage caused by the TENANT to any appliances, furniture, upholstery, kitchen utensils, linen etc. As long as the rental is in accordance with all terms of this contract, the deposit will be returned in full to the TENANT on the day of their departure, i.e. once the OWNER verifies the inventory of the apartment and that no damage has occurred to the apartment. In the case that observed damages exceed the amount left as a deposit by the TENANT, the TENANT agreed to pay in full for the excess cost.
In the case of early departures (before 8am) the refund will be made via money transfer, after verification of the apartment. Otherwise, the deposit will be returned to the TENANT during check-out, which will occur during an agreed time before the departure of the TENANT.
The security deposit will not be refunded in full in the following cases:
1. Not giving back all sets of keys when leaving the property. In this case the charge is €50 per set.
2. Missing towels will be charged to the TENANT at €15 each
3. In the case of damage to furniture and/or facilities, an amount equating to the value of the damage will be deducted.
4. The apartment is cleaned prior to the arrival of each client. When leaving, the client is obliged to leave the apartment in a reasonable condition; all dishes used must be washed and all garbage must be taken out. A deduction from the Security Deposit will be made to cover additional cleaning if this term is not abided by.
Eviction will result in the following cases:
5. It is forbidden to lodge more people than mentioned in the contract. If after making the booking you would like to add more people to the contract you must let us know before the check-in date.
6. The tranquillity and rest of the neighbours must be respected. Consequently, loud noise is not allowed after 22.00pm either inside the apartment or on your return to the building. Noise should be minimised and care taken not to slam doors.
The OWNER has the right to evict, without refund of any monies, and without any prior warning, all TENANTS who do not adhere to the above stated regulations in this contract.
Sadly this apartment was mis-represented. The apartment which was in the pictures and the one i booked was not the one i was given. My apartment was more basic, with a very different decor and no balconies and floor to ceiling windows and one less double room. I believe the pictures were of the flat on the 1st floor and mine was on the 4th floor. I was told the one in the pictures was rented out, there were no other flats available for my party of 8 people so I had no option but to take it. I was extremely disappointed as i had booked this for all my friends for a special birthday weekend. I don't believe its the first time it has happened. From what i understand it seems to be a company with 70plus apartments in the city not a private host so there is no personal obligation which is what i expected booking through Airbnb. I was given a small discount but it didn't make up for the fact that it was a lesser apartment to the one i had booked and, i feel, willingly mis-represented. I was told that if you book a hotel room, you don't expect to get the one in the picture! Justifying it like that means it was no mistake. As well as that two of my party had to sleep on a sofa bed in the living room which was broken and not what i expected them to have to do. We made the most of it but I honestly feel my weekend in the city was tainted by the disappointment of this accommodation and the attitude of this company.
Appartement très agréable, super bien situé (près de la Rambla et de la plage!), la climatisation est très appréciable. Je vous le recommande!

as i started my way here as a tourist so I can say on my self that i know well how to enjoy this great city, Barcelona, from a tourist's and a local's point of view, this will be reflected on the small details of my apartments and above all on the full attention and assistance I give to the people that stay with us,
the most important to my opinion is to have a little time when our guest arrive to seat with them and explain and guide and give as much information as we can!! i think this is a strong card we hold, each guest that we receive will get the best intensive preparation as they arrive.
as you can see i have few apartments published, all those apartments are being handled by me or my team personally,
it is now more then 6 years i let apartments for tourist, it is a very demanding occupation, and some time very exhausting, but i am surely Love !! and in love in what i do, the best part of course is meeting new people from everywhere, and I must say that I get the chance to meet lots of cool people,
this is pure satisfaction. for me.
I am here in Barcelona to personally make your stay the best, and you can count on that.
as a traveller as well, with out meeting the local people, eating in the local restaurants, and going out to the local bars, it will be no real stay for me.
