House Rules

CHECK-IN - Flexible agreed time on the day of arrival. It is important that you inform us, well in advance, of your estimated arrival time for us to arrange to meet you at the apartment location with the keys.
CHECKOUT – Anytime on day of departure, unless a new guess is checking in on the same day. In that case check out time is 11am. We will inform you of this circumstance on your day of arrival. You are required to leave the apartment in the same condition in which it was presented to you at check-in. All keys are to be returned to the owner as agreed.

GENERAL INFORMATIONS ABOUT THE FLAT - A “Welcome Pack” folder is provided in the property with important information about the property and local services. If missing, tenants must advise the owner immediately.
At the beginning of your stay, you are required to read the document “General instructions about the flat”, and familiarise with the important information provided.
  
DUTY OF CARE - you are obliged to keep the apartment and all furnishing, fixtures, fittings and effects, in the same state of repair and condition as they were in at the commencement of your stay and to ensure that the home is left clean and tidy. No item found within any area of the accommodation shall be removed from the premises for any purpose.
In default of such obligation, you are obliged to reimburse the owner against any costs we incur in remedying such default.

The SECURITY DEPOSIT is refunded in full within seven working days of check out if no damage to property or breakages or excessive cleaning needs. You will be responsible for any damage to the apartment, or the furniture, fixtures, fittings and effects. Anything broken or damaged should be reported to us, and paid for before departure. The owner reserves the right to raise invoices for any damage caused during your stay at a later date. 

LIABILITY – Owners cannot accept any liability or responsibility for:
- any loss or damage neither to personal property, nor for personal accident, death or injury using the apartment;
- noise, nuisance or disturbance resulting from building works, noisy neighbours etc.;
- disruption of services from utility suppliers.

NOISE – You must keep noise to a minimum, especially between 10pm and 8am.
 
PETS & ANIMALS - we regret that pets or animals are  allowed.
 
SMOKING - strictly prohibited anywhere in the apartment and in the rest of the building.
 
HEALTH AND SAFETY AND SECURITY – you must keep the property secured and lock the front door whenever the property is left unoccupied. You must use all appliances safely and report to the owner any faulty equipment or health and safety hazard immediately.

Me and my family stayed with Guido and Laura for three days whilst visiting London. Although the flat is not located directly in the city center, we found that getting there was really easy. We usually took a bus that stopped around the corner to get to the city, which took us a little longer than going by Tube, but the view from the busses is really enjoyable! The flat itself was quite clean and provided everything we needed.

The flat at Mile End was a great location! Both the DLR Bow Church Station and the Mile End Underground Station are a 10 minute walk or bus ride away. You can access London very easily from those two stations. Central London, O2...Greenwich are at your fingertips. There is a cool market on Tues, Thurs and Saturday on Roman Road which is only a few minutes away. You've got Tesco Grocery store 5 minutes away plus all of the shops on Roman Road. The apartment itself is lovely. It was perfect for our family. We saved tons of money by grocery shopping at Tesco and cooking meals. It also gave our children a sense of home versus hotels. I have no complaints at all. Hopefully the flat will be available the next time we come. Thank you Guido & Laura!

Very comfortable flat/apartment to use as a base in outer East London to do other trips which we had a number of ranging from 3, 4, and 5 days as well as a number of 1 day trips. It is only a 12 - 15 minute walk to the Underground and about 3 mins to the nearest Bus stop , we predominantly used the Underground. The kitchen had all that was needed for our 4 week stay, but as we ate out mostly for our main meals we did not need to stock the fridge with much more than breakfast food. For 3 people staying in for all meals, they would have to buy perishable food every 2-4 days, the fridge works well but is not big, it does have a freezer of equal size on the bottom. When we arrived, we picked up the keys from Laura just around the corner and she gave us a gift of a small packet of Italian fruit biscuits, they were very nice and appreciated after 26 hours of travelling to get there.

The flat is as described, and well set up. It is clean, and Guido is very easy to communicate with. He was very thoughtful about setting the flat up for our stay, and provides great local information. This was a very straightforward rental.

We stayed for 4 nights in Guid'os and Laura's and we enjoyed it. Communication was a bit chaotic from our part but they where fast and easy in solving smaller problems. The flat is right like in the images - a very good place if you choose to stay in the East of London. Thanks to both of you!
