This is half a house with a private entrance but without a kitchen.
We have a recently remodeled guest suite in a very desirable and safe neighborhood of Burbank, California called Magnolia Park.
Magnolia Park is a special section of Burbank (Zip code: 91506). The bike friendly neighborhood, vintage shops, tree lined streets and abundant restaurants make this a great place to stay. The new Burbank Branch Library (26,000 square feet) and large adjacent Lincoln Park are 12 houses away.
We are within a 3-mile radius of Disney Studios, NBC Studios, Warner Bros Studios, Nickelodeon Studios, and Universal Studios and Citywalk. Bob Hope/ Burbank Airport is less than 3 miles away. Providence /St. Joseph Medical Center and the Burbank Equestrian Center are less than a mile. A little over a mile away is Griffith Park, a large municipal park at the eastern end of the Santa Monica Mountains. The park covers 4,310 acres of land, making it one of the largest urban parks in North America.

Interaction with Guests
The suite is quiet and private. We are onsite daily and available if the guest has specific needs, but find that letting the guests ask for interaction is best.
The neighborhood dates to the 1930's, and has lots of trees and a family atmosphere. Warmer and drier than most of the US, but pack sweaters and wool socks in the winter. The three local parks within walking distance are worth checking out, the closest is 10 houses away, and is next to the new library.
Public transportation is available at a short walk, and the information is readily available via the internet. Street parking is always available directly in front of or near the front of our home. Observe the street cleaning signs so you don't get a ticket! Burbank/Bob Hope airport is 5 minutes away, most folks cab, but my family and I walk.
Other Things to Note
No filming at this location, please.
Please try to park in front of our house whenever available. Careful about street cleaning, observe the signs! Park your car within a foot of the curb, don't crowd or block driveways, and just take one space, please. Also, park in the direction of traffic.
I have an enormous clothes line available to any guest, and am trying to avoid having people use the suite as a clothes drying area.
Please do not use the toilet as a waste basket. If you need garbage, recycling or compost material removed from the suite, ask me, I have all three bins on site.
This is a quiet family neighborhood, please turn down your car stereo when arriving or departing, and be aware of noise, especially early in the morning and after hours at night. No parties or events here. No drugs. We can provide housekeeping for additional fee. ALL overnight guests need to be either prepaid through Airbnb, or cleared through me, your host, and will be billed at $14. per night. No smoking in the suite. Ashtrays are available, please ask for outside smoking.
Jeff was extremely welcoming, kind, and made an effort to go out of his way in order to make our experience as comfortable as possible. He was always accessible by phone if I needed to reach him, and made sure to take the time to help with whatever I needed. The location is great, very accessible to lots of food, attractions, etc. both by foot or car. Wifi went down for a bit and Jeff went above and beyond to accommodate the issue, which included paying for our coffee if we had chosen to go to a starbucks. We had a similar field of interest and he tried to connect us with industry professionals. Excellent experience overall!
Jeff make our stay welcoming by be in top of any request or question related to the apartment. Communicating with him is pretty easy. He was there to welcome us and also when we were departing.
Is a great neighborhood with interesting places to eat. If you are working in the film industry is good, because you are close to Warner Brothers and Walt Disney, but also driving distance to the Burbank and mall.

Our experience here was really good. The facilities were actually all as originally described, and our host Jeff couldn't have been more friendly or helpful. We had the feeling that - should we have wanted more help or information - then he would gladly have provided it.
The location is super-convenient for Universal City and/or Warner Bros Studio Tours - as well as Hollywood. Disneyland and all the other L.A. sights were easily reachable.
As an extra appreciative note on our host: within an hour or so of leaving, Jeff had texted that a pair of knitted slippers had been found. Since these were of sentimental value to my daughter, Jeff was kind enough to keep these carefully set aside for us to pick up on our return from San Francisco 10 days later.
Overall - a comfortable, friendly experience - and an excellent host who went out of his way to making our stay run very smoothly . We couldn't have asked for more.
Jeff wasn't there to meet me in person, but he was kind enough to call when I had arrived and made sure everything I needed was there. The rooms were very nice and exactly as described. The beds were comfortable and made and there were plenty of fresh towels. I would stay here again. Thanks Jeff :)
This is a great spot! Very quiet neighborhood and central location to busier parts of LA. Jeff was easy to communicate with and the check-in/check-out processes were smooth. Clean, quaint, and lovely place to stay. Thanks Jeff! We will be back!

Play music, like to cook, outdoor active person, also love racing and cars. I am an avid reader, and I enjoy history, science fiction and biographies. Big dog lover.
Have travelled to New Zealand, Brazil, Australia, Canada, Mexico, and to and through every US state except Maine, which I'd like to see. Born and raised in Northern California, have lived here in Southern California for years.
