This is half a house with a private entrance but without a kitchen.
We have a recently remodeled guest suite in a very desirable and safe neighborhood of Burbank, California called Magnolia Park. It is the half of my house that is without a kitchen.
Magnolia Park is a special section of Burbank (Zip code: 91506). The bike friendly neighborhood, vintage shops, tree lined streets and abundant restaurants make this a great place to stay. The new Burbank Branch Library (26,000 square feet) and large adjacent Lincoln Park are 12 houses away.
We are within a 3-mile radius of Disney Studios, NBC Studios, Warner Bros Studios, Nickelodeon Studios, and Universal Studios and Citywalk. Bob Hope/ Burbank Airport is less than 3 miles away. Providence /St. Joseph Medical Center and the Burbank Equestrian Center are less than a mile. A little over a mile away is Griffith Park, a large municipal park at the eastern end of the Santa Monica Mountains. The park covers 4,310 acres of land, making it one of the largest urban parks in North America.

Interaction with Guests
The suite is quiet and private. We are onsite daily and available if the guest has specific needs, but find that letting the guest ask for interaction is best.
The neighborhood dates to the 1930's, and has lots of trees and a family atmosphere. Warmer and drier than most of the US, but pack sweaters and wool socks in the winter. The three local parks within walking distance are worth checking out, the closest is 10 houses away, and is next to the new library.
Public transportation is available at a short walk, and the information is readily available via the internet. Street parking is always available directly in front of or near the front of our home. Observe the street cleaning signs so you don't get a ticket! Burbank/Bob Hope airport is 5 minutes away, most folks cab, but my family and I walk.
Other Things to Note
No filming at this location, please.
Please try to park in front of our house whenever available. Careful about street cleaning, observe the signs! Park your car within a foot of the curb, don't crowd or block driveways, and just take one space, please. Also, park in the direction of traffic.
I have an enormous clothes line available to any guest, and am trying to avoid having people use the suite as a clothes drying area.
Please do not use the toilet as a waste basket. If you need garbage, recycling or compost material removed from the suite, ask me, I have all three bins on site.
This is a quiet family neighborhood, please turn down your car stereo when arriving or departing, and be aware of noise, especially early in the morning and after hours at night. No parties or events here. No drugs. We can provide housekeeping for additional fee. ALL overnight guests need to be either prepaid through Airbnb, or cleared through me, your host, and will be billed at $14. per night. No smoking in the suite. Ashtrays are available, please ask for outside smoking.
Jeff started sending me info on the location & what to expect well before I got to LA. It was easy to understand & I found it exactly as he explained. I was on a business trip & the place was exactly what I needed to be productive. It was clean, & comfortable without being pricey or over the top...simple comfort & convenience in a quiet homey setting.
Jeff was great as was his apartment. His place was wayyy to big just for me, but couldn't beat it. I was given my privacy to study and work, so not one complaint. Would stay here again.
Did not met Jeff but another couple who was staying at the extended area of the house.
Very pleasant stay as the rooms have a really cosy feel to it. Only uncomfortable part was that the "main" entrance was through the toilet (so it means you can take a shower halfway and just open the main door and give a little scare to the neighbours :D ) Room 1 was through room 2(this room connects to both room 1 and toilet). It was awkward for my colleague who used room 1 as every time i needed to use the toilet i had to pass his room. Doors to room and toilet has no locks so it's fine if it's just family.
No complains, Jeff was very thorough in his check-in "manual", very responsive. Rooms were very clean. Location is perfect! Quiet neighbourhood and would love to stay there again if i am visiting again.
Jeff was accommodating, accessible and friendly His place is just as shown in the pictures. Very clean and comfortable. The house is on a quiet street, but with easy access to the freeway. I needed to stay several more days and Jeff was very easy to reach and worked with me to make sure I had everything I needed.
We had a great stay. Jeff let us switch the beds between the 2 rooms so that our little kids were not connected to the bathroom. That extra touch meant many extra hours of sleep for us.
Everything was exactly as described. We had no issues. We would definitely stay again.
We stayed at this air bnb during a conference in burbank,and at the time Jeff wasn't at the home so it is a bit difficult to gauge how the experience would have gone with him there.
The neighborhood is really nice and the rooms are cozy,there was quite a bit of dust when we stayed and my friend who's asthmatic had issues breathing as well as myself toward the end of our stay.
The rooms were very cold,they are heated through the main house so we had to text the people there to increase the heat every night which was a bit of an inconvenience, and of course has a delayed responses so it took a while for us to warm up.
The walls are also pretty thin so we could hear the family in the other room as I'm sure they could hear us as well which is a bit troubling if you're up early as we were some days,or up late and loud as we also were.Overall I think it would have been different if Jeff was present, It's difficult to review this experience as the review reflects simply my experience of the location and house sitters. Jeff was away and did reply to me faster than the people at the home he also was very quick to call them to rectify anything so I am very pleased with him it is simply unfortunate that he wasn't present during our stay.
The suite was just as shown in the pictures. It is in a great location. The only entry to the place is through the bathroom, which was a bit awkward. The beds were very uncomfortable. The host Jeff was very quick to answer my questions.
Easygoing, friendly and professional guy, quiet, respectful, and accepting of others. International family, work in entertainment, from music to camera work for television and movies. Play music, like to cook, outdoor active person, also love racing and cars. I am an avid reader, and I enjoy history, science fiction and biographies. Big dog lover.
Have travelled to New Zealand, Brazil, Australia, Canada, Mexico, and to and through every US state except Maine, which I'd like to see. Born and raised in Northern California, have lived here in Southern California for years.
