My apartment has no A/C, although a ceiling fan is in the bedroom and another smaller fan is available in the house ( sorry ! A/C just makes me unwell ... ).

I always wish to help my guests make the most out of their stay in Rome, so, there is only a few rules at my apartment.
Other guests might not be happy smelling cigarettes ( or worse, sigars ! ) in the apartment, so my guests are asked to avoid smoking indoors.
But do not worry, the tarrace is a perfect spot for smoking.
If another party is arriving on your departure date, I will need you to leave the apartment no later than 11am. This will give me time to make the place ready for my next guests.
If you will spend a few more hours in Rome, before heading to the airport/station, you might leave your luggage at the apartment and collect it later ( as long as your "later" is before the next party arrival time ).
If no party is arriving on your check-out day, then a late check-out won't be a problem at all.
The building where my place is located is mainly occupied by families, so loud music and parties might be an issue.
Strict rules are not my style, anyway.
Trust and confidence do the trick, instead.
From Oct 12 - 14, 2015 the minimum stay is 2 nights.
Elisa was the most wonderful host. We did not get to meet her but we were in constant contact with her over the 5 days of our stay. Her friend/ relative Mariella, met with us on arrival, we were greeted with a beautiful bottle of wine. Elisa could not do enough for us, even booked a taxi for us on departure. New apartment was very rustic and typical, we felt, of the Rome experience. We even got used to the 6 flights of stairs (great exercise after eating all those ice creams/cakes/pasta and pizzas). We cannot recommend Eliza's apartment enough. Ciao and grazie Elisa.

We never got to meet Elisa, but she provided us with lots of information about Rome before we arrived and was very helpful in planning our trip. She was also very easy to contact if we needed her during our stay. The apartment is in an old palazzo building, and there is a little fish pond in garden area on the ground floor, which my daughter loved to stop and look at every day. The apartment was perfect. It is compact and welcoming, and well equipped with everything we needed for a city break in Rome. The location of the apartment is amazing. We walked everywhere and nothing is more than 30 minutes walk. You are five minutes from the Spanish steps and in the other direction, the Piazza del Popolo. The lovely terrace was a welcome relief after a day sightseeing, and we spent many an evening sitting and chatting out there after my daughter had gone to bed. We had a problem with the portier, but Elisa has been very helpful regarding this and hopefully it will be dealt with. Overall, a lovely stay in a beautiful city.
Eliza's apartment is ideally situated between the Piazza del Populo and the Spanish Steps off one of Rome's foremost fashionable streets. It is also very close to Villa Borghese which is a godsend in the heat of summer when we were there. Her apartment is indeed quiet and cosy, and the terrace is a great space to have sundowners and eat at night. Eliza herself, is a great host. Despite being away herself, she was most helpful in every aspect, including giving us directions to places per public transport via email. Prior to our arrival, she also sent us a host of emails detailing various aspect of Rome, from the best fresh markets to the best restaurants in her area, which we may wish to frequent. I have no hesitation in recommending Eliza and her apartment to anyone, and will stay there again. It has everything we wanted without knowing that when we chose it, and we will be back. You are very lucky if you can reserve the apartment.
Merveilleusement bien placé, calme, joliment aménagé et confortable. Très jolie terrasse. Accueil chaleureux, toutes les infos utiles en temps et en heures et même bien davantage! Petit détail très très appréciable: une bouteille et 3 coupes à champagne nous attendaient, mais il y avait également tout le nécessaire pour prendre un petit déjeuner le lendemain matin. Nous avons également pu laisser nos bagages pour la journée sur place et les récupérer le soir.
Vous allez à Rome: n'hésitez pas, cet appartement est juste parfait!
Great situation: quiet, central, comfortable and very cosy. You get all informations you need in time and much more! A bottle in the fridge with 3 glasses were waiting for us and everything we need for the first breakfast: so cool! The last day we could leave our luggages at the apartment and take them just before leaving.
If you go to Rome, do not hesitate, go there, this apartment is just perfect!
What a lovely surprise! The pictures do not do justice to this beautiful flat in the middle of Rome. The description of Quiet and Cozy is perfect! The balcony is an extension of the home and you'll find yourself often just sitting in the morning sun enjoying your first sips of coffee as you listen to the sounds of the city waking up around you. Communication with Elisa was exceptional - she was so helpful in providing information on a variety of topics about Rome. Always offering an honest take from a locals perspective. Her english is excellent.
My husband and I had a wonderful three-week sojourn at Elisa apartment in Rome. The location is great for walking to all the city sites and it was so lovely to come back to our own comfortable apartment after a long day of sight seeing. The place is well-represented by photos on the Airbnb site and it was very clean and well-stocked. The best part was Elisa, her husband and helper, who made us feel at home and helped us quickly and efficiently with everything we need. The apartment is on the back side of the building so it was quiet and the ceiling fan in the bedroom, the table fan in the living room and the cross breeze resulting from having windows on two sides made the extra hot June weather bearable. We had two friends stay with us for a couple of nights and the fold-out bed in the living room worked great. What sets this place apart is the lovely terrace, which is like having another room and makes a great place to dry the laundry. We highly recommend this apartment and thank Elisa for being an extraordinary host.
