The apartment is located in some sort of mezzanine : basically the access door to my apartment is located in between second and third floor.
It is in a historical building ( Palazzetto Sterbini ) so I am very sorry, but no elevator ( it is a 65 steps walk up ).
Doorman, friendly environment : you will feel as a Roman here.
Sleeping accommodation consists of one double bed in the bedroom ( 160x200cm ) and one double sofa bed in the living room ( 135x190cm ).

Interaction with guests
What I always say/write to my guests, over and over again, is " Do not hesitate to contact me, anytime !".
I love travelling myself and I understand very well that little bumps along the road my spoil a holiday, especially if it's a short one.
I am always happy to assist my guests when they need my help.
I always wish to help my guests make the most out of their stay in Rome, so, there is only a few rules at my apartment.
Other guests might not be happy smelling cigarettes ( or worse, sigars ! ) in the apartment, so my guests are asked to avoid smoking indoors.
But do not worry, the tarrace is a perfect spot for smoking.
If another party is arriving on your departure date, I will need you to leave the apartment no later than 11am. This will give me time to make the place ready for my next guests.
If you will spend a few more hours in Rome, before heading to the airport/station, you might leave your luggage at the apartment and collect it later ( as long as your "later" is before the next party arrival time ).
If no party is arriving on your check-out day, then a late check-out won't be a problem at all.
The building where my place is located is mainly occupied by families, so loud music and parties might be an issue.
if you happen to break or damage anything during your stay, please notify me asap.
This is not about getting a few euros out of your pockets but merely about being able to fix/replace whatever has been damaged, before the next party of guests checks in.
Very often I have one party checking-out and another one checking-in on the very same day.
Getting to the apartment and finding out last-minute about this is not ideal at all.
Strict rules are not my style, anyway.
Trust and confidence do the trick, instead.
As I do treat with respect my guests, I do expect them to do the same with me and my property.
